The timelines seem to "disappear" from team members viewing often and I have to resend.
It is also frustrating to have to wait for responses only online. Some things really would be solved more quickly with a phone call.
Lastly, I would love to have the option to differentiate timelines on my calendar, by color and by naming.

Folio is an essential for any real estate agent. It saves me time and transaction coordinator fees. The calendar reminders are great at ensuring everyone is on the same page and saves me work. The PDF of emails makes it so easy to submit my logs.

From right off the bat we knew Folio was not working for us. I cancelled the account however a year later I get charged $228 for a renewal subscription. I was surprised and contacted them. They had sent me three emails to notify me of an automatic renewal although my account was cancelled they had my credit card info and charged it. Their emails (which I never opened since I wasn’t using them) enables their policy to charge you and not refund. After emailing their customer service it’s quite clear they don’t see the value in the customer just their policy and refused to refund me even with a canceled account. I don’t write many reviews but you better pay attention to their billing tactics.

"Pros and Cons of Folio"
When adding contacts to a transaction it does not seem to save prior contacts that were put in or if someone has multiple emails some times it will pull up the one that is never used in our transactions. We do multiple transactions a month. Also noticed that the program gets stuck a lot and does not save changes that have been made. I do most of the folio set up right from Gmail and not the website. On the positive side I like how something is added to a time line and then gets emailed to all the contacts we have tied to a transaction. Love how Folio saves all the documents that are tied to the transaction etc. There are more pros then cons. Highly recommend folio

Pretty intuitive. Little hard to find/select template when I’m adding Smart Folder in gmail. Love the setup though and it has helped me stay organized on my many files. Thanks

I love the ability to organize and keep everything all in one place. I especially appreciate the archiving and pdf function at the end of each transaction. The only reason I reserve 1 star is because I wish it would automatically label in a better way. Even when I add all contacts to a transaction and use the label/address in the subject line, those emails often do not get labeled and I have to manually label almost everything.
