Beware of this company!

We employed them in January to put a toilet in under our stairs and redo our bathroom.

They said if we moved out for a week the job would be done quicker. As a family of four we moved into my mums house. This week became two and when we insisted on coming home there was no great progress and it was clear they had been on other jobs and neglected ours.

Weeks went by and we had no bathroom and no shower for 5 weeks with two young children.

The builders working hours became increasingly sporadic. Arriving at 4pm and staying until 9pm, or coming at the weekends.

We refused to deal with Robert after 9 weeks of no great progress and a lot of talk and no action.

With each visit the builders were clearly more stretched and more tired and would instal one thing and break two others.

Our new bath and tiles got chipped. We got a new towel rail but were left with no heating and a damaged boiler in the middle of February.

Since “completing” the job we have had to employ another plumber to fix their mistakes. This took a whole day and we very nearly had to get a new boiler as so much damage had been done.

We had no shower for a month.

We’ve had to redecorate the downstairs toilet which Roberts so called “master wall-paperer” made such a mess off (including colouring in sections he’d ripped with a biro pen)

We had to replace the door they’d installed downstairs as it fell off.

And to top it all off we’ve just found a leak under our floorboards where the mains pipe and the pipe to the saniflow that was installed downstairs was not connected properly.

Judging by the damage under the floorboards it’s been leaking a long time.

Really regret ever letting these cowboys into our home. I dread to think what else will go wrong.

Stay away from this company!
They have no idea what they are doing and you will end up having to fix and replace everything they instal and face a big chance of them damaging your home.

"Kitchen renovation"

We needed our kitchen completely renovated. We contacted Morgan Ritchie services and they responded quickly. They met with us swiftly, discussed and understood our requirements. They delivered exactly what we asked for while being flexible in accommodating changes that we wanted during the build. The project was completed on time and we would recommend them. Of note, our project manager Robert was exemplary.

"Terrible experience"

I engaged Morgan Ritchie Property Services from October 2020 to December 2020 for a full renovation of my property in London (Canonbury).

The main issue was that Robert (the company owner and project manager) consistently tried to increase the total fee by hiring sub-standard contractors and adding-up extra-costs without asking for my consent.

As an example, he told me he could do a ceiling plastering job for £1,200. He then went on mybuilder.com, found a cheap / sub-standard one he paid £800 before getting back to me asking for more money. Thank god I had discussed directly with the plasterer in the meantime. They also left the common areas dirty and he pretended this was not their fault, and today I have cracks in my ceiling.

Additional examples include (i) him refusing to pay back items I ended up returning because they were not necessary in my kitchen, (ii) I have no warranty for my kitchen and appliances because they would not provide us with the invoices (iii) and he took videos of the flat without my consent to use on social media pretending he is doing a good job!

I have learnt a hard lesson and should have investigated more before taking on the services of Morgan Ritchie Property Services. Please take this as a red flag. If you still choose to go with them after reading this post, it will be your responsibility.

"Hired these guys in June last year to…"

Hired these guys in June last year to demolish and rebuild a wall. I was clear with my instructions and what was needed to be done. Result was not up to expectations. Had to get another builder to fix a couple of things.

A tenant accidentally created a large hole in a bedroom wall in the last week of their tenancy. Robert responded very quickly with a quote and the work was completed before the next tenant moved in. He was very helpful and communicative throughout and the work was excellent. No hesitation in recommending this company.

We engaged Morgan Ritchie Property Services from May 2017 to August 2017 for a full renovation of our property in East London. When the project was marked complete we visited the property and I stated "no comment" when I was asked for my opinion on the finished project. A total sum of approximately £41.000 was paid for the renovation. When we acquired the services of a builder to give us his opinion, in his view the work was sub-standard. We have had to pay further sums of money to have work carried out to bring it up to the standard of that we expected in the finished article.

When we questioned Morgan Ritchie regarding the sub-standard works and works that were not even started on the reply was that the works were free and not included in the invoices. We were also told that works had been done but it was blatantly obvious that it hadn't. We have learnt a very hard lesson and should have investigated before taking on the services of Morgan Ritchie Property Services. If you decide to take on the services from Morgan Ritchie Property Services ensure that you request detailed invoices right from the start and see that you get them before moving forwards.

A few years later. We have been haunted by this company ever since we contracted him to renovate our property. For example today I had to pay further money out to hire the services for an electrician to undergo a safety test of all the electrics in the house due to us not being issued with a electrical safety certificate which lasts five years. Since this company was contracted the problems we have encountered have been ongoing and ongoing and for a price of £41k you would not expect this to happen. You could see when we were told that he said he was finished that the property was hardly touched. I had to request that he covered a hole to the outside world in the kitchen. So when you have been ripped off by a liar and a thief the first thing you state is ok let’s put that down to experience and forget the malpractice that this firm has done. However due to the property not being done correctly in the first place our tenants have to suffer problem after problem which is what we tried to avoid in the first place, so forgetting this experience has not been possible. I am still waiting to this day for the invoices that I was promised of where the 41k was spent.
