"Great event to connect students/sponsors!"

This is such a great event to connect students with potential sponsors! I loved interspersing the breakout rooms with presentations from some of the sponsors. Some suggestions: make each breakout room a similar number of people, tighten up the time between breakouts and presentations- seemed like wasted time when random people started bantering in the main room, ensure that all students get in a breakout room with all sponsors, ensure there is a sponsor in every room the full time both days, advise ahead of time how much time we'll have in the breakout room

"Connecting with Sponsors"

The opportunity to be able to talk and interact with the Sponsors and their willingness to help is priceless. Talking to them will allow me to look at deals from a different perspective. It was an awesome experience.

"The Dark Side of RE Mentor"

They sold me onto joining the $50,000 package, which I could not afford, but they used my credit to get me qualified for a bunch of credit cards. I did not qualify for the full $50k in credit, but was able to get $40k+ which they then had me join the $25,000 package instead (Tip: There are cheaper packages).

Bear in mind, I was a complete novice going into this. It was good information about multifamily real estate, and I already bought the home study system (about $1500), but they bring you back for another "Free" 2-day workshop where they do the major upsell to the $50,000 package.

Fast forward to the $25,000 package, I had to pay a fee to their credit company which help me attain the money. Maybe that was about $5000. I also had 3 additional workshops to attend (only two of them ended up happening), and for the workshops I ended up spending an additional $3-4k. Also, there are additional upsells which you will not find out about until you receive random phone calls from their sales team telling you about "secret tools" that you must buy to get even more of an edge. I was sold for another $2000+ on additional tools.

With this package I was supposed to get a Mentor (person to guide me through the whole process) also a Sponsor (person to bring the money to do the deal if/when I find one that fits the criteria). The Mentor ended up being a guy who hadn't done a real estate deal in 4+ years, and had never done a deal in my state. I didn't realize how much my progress would be stunted in this program. He had me look around for clubs to join. I joined BNI and Toastmasters which are great organizations. But BNI costs an additional $1200/yr and Toastmasters another $300+/yr.

Also note, the "Mentor" is only promised to speak on the phone with you once every two weeks. And the phone call is only scheduled for 30 minutes. I mean, how much can you really teach a newbie in 30 minutes? He would just tell me to do stuff, and it was stuff that he never did himself (which I wouldnt find out until later). I was with this "Mentor" for 6 months, and it took me awhile to realize this guy was giving me a lazy effort, very outdated techniques. I later found out that my experience was not uncommon regarding the assigned "Mentors".

I spent as much time as I could looking for deals, but with the multiple clubs I joined, my time was spent with a lot of people who were not interested in multifamily.

Big Trick #1 - They do not tell you who the Sponsor is, and your "Mentor" also does not tell you that they are NOT the Sponsor to your deals. My Mentor eventually told me he had a contractual agreement w. RE Mentor to NOT to go into any deals with students. I don't know how true that was, but that's what I was told.

FINALLY I DID FIND A GOOD DEAL!!! After maxing out all the credit cards, going to a bunch of meetings, and analyzing a bunch of deals using their criteria which makes it nearly impossible to make a competitive offer...

Guess what happened after I found the deal?

1) My "mentor" told me he needed more information from the seller. The profit and loss statement wasn't good enough...

2) The RE Mentor Staff told me it was a good deal, but I should go back to the seller and ask for more information (i.e. more years of profit and loss statements)...

Remember this is all new for me, and I am learning as I am going.

Additionally, the seller wanted proof of funds, and RE Mentor refused to provide them, telling me my Sponsor would provide proof of funds. That's when I found out my mentor was not my sponsor, and in fact, I had no clue who my Sponsor was. I thought once I found the deal, RE Mentor would sweep in and save the day. Well, in fact, I crashed and burned.

The seller never responded to my follow-up requests, RE Mentor never provided proof of funds, and RE Mentor also never provided me a Sponsor.

I kept going until I found another deal (just for good measure). Once again, the RE Mentor Staff said my deal looked too good and they needed more information from the seller. They never provided proof of funds nor a Sponsor.

To make matters worse, my "Mentor" tried to recruit me to his MLM business (more than once) :(

I spent well over $50,000 while in the RE Mentor coaching program and left out the parts about my credit score drop and certain banks simply reducing or closing out my credit lines altogether even though I made all payments on time.

I also left out the parts of RE Mentor Staff cancelling my access to the training modules (more than once), even though I signed a contract promising LIFETIME access to the training modules.

The worst part of the whole adventure is they truly left me hanging.

I was seriously considering using the last of the credit card money to fly to Boston to confront them for their violations of the contract that I signed, and demand a $25,000 refund.

Save yourself the headache. This company costs more than they are worth.

I joined the coaching program to have like-minded people around me. I was able to find my first property within 6months. It was the program and coach guidance that kept me focused and help me not to get distracted with things that would prevent me from success-thank you REmentor

"Success at Last!"

We had signed up with a couple of multifamily education groups and felt educated but not connected. When we found RE Mentor we got the coaching, mentoring, and networking that gave us the tools to purchase a 60 unit complex in Fort Worth. Now we're going into contract on 111 units in Dallas, thanks to the connections we made with RE Mentor.
