If you're considering working with this company, think again—unless you want your transaction derailed and your time wasted.
Their incompetence is staggering, and their reputation is on shaky ground, with our lending bank reportedly considering removing them from its valuers panel of approved partners.

Here’s the nightmare I endured:

I applied for a bridge loan—a financial product that’s supposed to be quick.

Instead, I waited a few weeks for them to even arrange a valuation after paying for valuation then being told they can't attend earlier.

You can't call the office to speak to anyone either.

When it finally arrived, days after it was supposedly completed, they grossly undervalued the property.

The undervaluation wasn’t just shocking; it was absurd and factually incorrect.

There isn’t a single property within the local area listed anywhere near their valuation from other reviews this seems standard practice.

My mortgage broker and the lending bank were left utterly baffled as they have wasted everyone's time.

Avoid this company if you value your time, money, or sanity.

£4000 wasted and 4 weeks of time wasted and back to square one.

Avoid this company if you want to see through your transaction.
After waiting more than 2 weeks for a valuation for a bridge loan (bridge loans are supposed to be fast) and then another few days to actually receive the valuation, they valued a 3 bed house with land for less than 50% of what it's worth. We're talking about a 3bedroom semi detached house in London, albeit in cosmetically poor condition valued less than what one can pick up a 1bed flat flat in an ex local authority flat. To say they undervalue is an understatement. Myself, and the mortgage broker are all equally shocked. There is not a single house within the M25 on Zoopla or Rightmove priced even close to what they valued my house in London im buying, and we're talking about a large 3 bed semi with land with no structural issues.

We were waiting quite some time for the valuation on our commercial property which we needed to complete the remortgage on our property. Everything else was ready to go and we werent concerned as the previous 3 valuations (by a 3 different professional businesses) had valued our property at above the value we needed. The last valuation was 5 years ago. This business has come along and valued at at less than the value more than 10 years ago, wiping almost half of the value off of the property. We went to appeal, which is the most pointless process since it is also decided by them. They rejected our appeal, where we sent them all 3 of our previous valuations showing them that they had significantly undervalued our property in an area of the country where property values are increasing at a huge rate. This caused our mortgages to fall through costing us thousands of pounds and a huge amount of stress. If you are looking to use this business AVOID AT ALL COSTS!!!!!!!!!

I recently had the misfortune of dealing with London’s Surveyors and Valuers when a lender I was hoping to work with recommended them to carry out a valuation on a property.
Their prices are extortionate, they took 2 weeks before they got to the property and then over a week to produce a report.
There’s an expression all good things are worth waiting for.But in this case definitely NOT.
They undervalued the property to such an extent the whole deal fell through.
Even though I had taken the time to provide 6 sold comparisons all within just over half a mile of the property I was hoping to purchase, all of a similar size and condition.
This seemed to make no difference to this lot.
When I questioned this with the lender they sent me the comparisons that the surveyor used, and when I say it was like comparing a plate of dog dirt to a roast dinner this is no exaggeration.
The property I was hoping to purchase was a semi detached Victorian house.
Some of the comparisons they used were terraced, not period properties, a lot smaller and generally not in a comparable condition.
My advice to anyone who reads this review is do yourself a favour and ask the lender who they intend to use for the valuation, and if they say London’s Surveyors and Valuers request someone else or find another lender.

They do not know what they are doing is the nicest way to put it shocking report to say the least. Dillusional is a understatement. They need shutting down

I agree with the previous review. Extremely disappointing. Their valuations are not inline with others. They aren’t aware of the open market values etc. Would not recommend them.

Really quite disappointed. We used them because our mortgage broker recommended them. Their price was much higher than others but we decided we would pay for the quality. The survey report on their website they gave as an example was very detailed and included lots of pictures. The survey we got was basic. It didn't include as much detail and had barely any photos, when we asked why they said "each surveyor has their own style" and refused to do anything about it. It also now turns out that the surveyor missed basic things and gave standard and unnecessary recommendations. They also included adverts for other companies in their report. The surveyor that came didn't move boxes and things the seller had left to hide things. Didn't pick up on the cracks in the walls, the leaking parapet, the wet rot in the windows, the bags of asbestos dumped in the roof (thats in plain site of the access) hatch but was behind an empty box the seller had put there or even comment on things that looked like they had recent work. If I were you I would look for a survey elsewhere. I've lost all trust for building surveys based upon this company. We put £1500 down for a comprehensive survey and got nothing for it. They also suggested things like "get a roof and electrical survey" which we paid extra for... only to find out the electrics were all new and didn't need a survey at all. The surveyor also constantly confused which walls were party walls or not and added some problems on a chimney that doesn't belong to us. They also didn't provide any cost estimates for work which is apparently standard practice. Don't use this company. They're terrible.
