Clarke & Jay Chartered Surveyors

"Professional & knowledgeable"
Recently had a new build survey carried out by Clarke & Jay and can’t recommend highly enough. Professional and knowledgeable and have saved us a lot of time and hassle with our developer. The report was in depth but easy to understand and have already recommended to several of our new neighbors!

"Prompt and efficient"
We used Clarke & Jay to survey a crack that had appeared in our garage wall close to a storm drain. From the first phone call they were very helpful and arranged a prompt survey. The surveyor that attended was punctual, polite and thorough. We received a detailed specific defect report within a few days with some recommendations of further action, which we found very useful. We would definitely use them again.

"Have used them twice now"
Have used them twice now. Was reluctant to use them as they ie Clarke and Jay produce surveys that are full of maybe. I.e. the world may come to an end.
I had to have a survey done for my unpleasant neighbour and her equally unpleasant solicitor for a market value of my property which my neighbour wanted to buy.
I had had 3 valuations done by Knight Frank, Savills and a good local estate agent and they all agreed on a the same price. However Clarke & Jay valued it £100,000 less with a report full of maybe.
Don't use them.

"Do not use!"
In Oct 2018 Clarke and Jay surveyed the property I subsequently purchased.
Before the survey I asked them to check the condition of the plaster on the internal walls, I did this as coincidentally my parents had recently purchased a similar style and age property and after purchase had been forced to replaster the entire property. I did not want to purchase a property that needed a complete replaster; it is a large 4 bedroomed house ie lots of work therefore expensive plus I have a young family to consider and whilst we wanted to make cosmetic updates we did not want a big building project.
C&J survey rated the internal walls as a ‘Condition rating 1’ ie the top possible. This is defined in their report as ‘No repair is currently needed’.
Sadly since purchase it has become apparent that every internal wall in the house needs to be replastered.
Directors of the company Dominic and Cameron have been to our property. Dominic tried to defend their position claiming that as we had done 'extensive building work' (one doorway created) it had blown the plaster, he was also arrogant and rude/dismissive to my wife (I was not at the meeting). I pointed out some obvious flaws in his argument, notably that one doorway is not major work and it wouldn't cause the plaster in the entire house to blow, and in any case my builder was prepared to sign an affidavit stating the plaster needed to be replaced before the doorway was put in.
At my suggestion Cameron then came around, he was more amenable and clearly realised they were liable (he didn't even check the walls in any detail). He stated at the current amount I had asked for in terms of compensation (£10K - my estimated cost to replaster) they would have to engage insurance companies, payout would take some time etc etc however if we could agree to a lower sum they could look at it.
I waited 4 weeks from that meeting and supplied a fully costed estimate for the works (£8.5K).
They have now decided they are not prepared to pay anything towards the replastering so I now need to drag them through the courts to get recompense....
