Despite many polite requests to remove their advertising board from outside my property and place it near the property being sold (currently closer to several other properties than the one they are selling) - requests ignored, so now I’m forced to take action via the council. Seem more keen on unsolicited advertising than on actually selling the right property.

If you was going shopping at DFS or any sofa shop would you not want to know the full details. I'm not happy at all that I trusted the estate agents and the seller to give all the information.
You failed to disclose that the air conditioning wasn't working. What's the job of estate agent? 🤔 to process the sale as soon as possible? Or ensure that the sale is correct and accurate?
Nevertheless, I'll find out who i need to contact if there's no actions on the information missing from all correspondence.

"Verity Frearson Having an off Day."
We contacted Verity Frearson who have a fantastic reputation for sales in the area. We had to postpone a couple of times and the valuer arrive well in advance of the appointment which was perfectly acceptable. The valuer was polite and ‘cut to the chase’ and advised that our current price was probably overvalued by as much as 50k and that the current online agents do little to sell properties. He briefly showed us similar properties that were either sold or for sale at much lower prices. ( He didn’t show us the other properties in the area on sale for similar or the same price, 200 metres from us) The Agent said that we could and probably would make up the reduction on the purchase of the next property. He left promising to email us his valuation and terms of business.
We haven’t heard from him since.
But the Elephant in the room for us is the fact that this company has now put a similar sized property ( granted it looks very bright and modern internally apart from the bathroom which looks to have issues and the loft isn’t boarded ) The garden is feature less and there isn’t a garage. Although in fairness we have upgraded garage that can only be used for storage and home to the chest freezer and dryer.
We have a pond. This listed property is on the same road about 150 meters from us and directly opposite the other bungalow which for sale for the same price as us.
The price of the now listed by Verity Frearson is £265000. Which hardly reflects the ‘downturn’ in pricing as explained.
We have over the passed 40 yrs moved 13 times and a couple of those have been in downturns as well.
I believe I am fair judge of property.
We have invested thousands into this Bungalow.
I feel we have received some very unrealistic and unreliable advice and to be honest we are grateful that the agent didn’t come back with the email.
We are both in our late 60’s and have health issues and our next move will probably be our last. I shudder to think the dire consequences that could have followed if we had followed the agents advice.
I don’t believe anyone should be slashing their prices by 50k and expecting a similar reduction on purchase and this scenario was devalued by their subsequent listing of the bungalow just up the road.
I never received the email.
The property up the road didn’t sell and has now undergone major refurbishment.
We will wait until the market improves but I don’t believe in our case we were not treated fairly. VF valuation would mean our house has only increased by 1% since 2018. That clearly isn’t correct. The housing market always bounces back.
Perhaps VF could say how much they managed to achieve for the Sandhill property which is of the same type as ours and listed at the same price as ours. Although it doesn’t have the property updates ours has.
