This is just a general question. Does anyone know what the status of the Arras Group Project in Cannigione? It is called Cannigione Sunrise.

After realizing that so many victims have also filed criminal and civil complaints against ARRAS Group and Enrico ARRAS during 2024, with no response and no progress on our ACQUAMARINA Project in Sardinia for the last 5 months, I have also filed lawsuits to obtain justice and repair. To aggravate the case, the land on which the 8 houses projects had been seized by court in 2022 and could not be purchased by ARRAS, pretending to the contrary all along and lying about délayed bureaucracy with the municipality of PALAU. This FRAUD has to end.

Am 24.08.2024 erwarben wir eine Immobilie im Projekt Paradise Villas von der Arras Group Spa durch eine Anzahlung von 56.584€. Lange Geschichte kurz: die Anzahlung ist erfolgreich übermittelt, aber zum Bau ist es nie gekommen und unser Geld ist weg! Stattdessen haben wir eine Vielzahl an Lügen, einen gefälschten Überweisungsschein und maximale Enttäuschung bekommen! Wer jetzt neugierig wird, hier die Details:

Die Immobile wurde durch Frau B.A. vermittelt. Bestärkt haben unsere Kaufentscheidung die Listung der Arras Group Spa an der Börse in Mailand und als Ankerinvestor der Bulgari CEO. Vertrag wurde ein bedingungsloses Rücktrittsrecht durch unsere Seite vereinbart. Dies wurde durch den CEO der Arras Group Spa E.A. akzeptiert, da er wie er immer betont, ein zuverlässiger (war wohl wie es sich herausstellen sollte, ein kleiner Joke am Rande von ihm) Vertragspartner sei.

Am 28.11.2024 erhielten wir eine E-Mail seitens der Arras Group Spa die den Baustart fixiert.
Zitat aus der E-Mail:
„At this stage, we are pleased to share the final timeline for the project:
• Start of construction: January 2025
• Delivery of units: Third Quarter 2025”

Erhalten haben wir bisher weder Baugenehmigung noch Besitzurkunden der Arras Group am besagten Grundstück der Immobilie im Projekt Paradise Village.

Im Januar 2025 wurden wir auf einen negativen Artikel über die Arras Group Spa in der Schweizer Presse aufmerksam. Wodurch wir nach weiterer Recherche ein sofortiger Rücktritt aus unserem Vertrag durchgesetzt haben.

Ein Baubeginn der Immobilie war ebenso nicht absehbar und die Arras Group Spa räumte Verzögerungen ein, bestätigte aber einen Baustart im März 25. Stand heute, Mitte April 25, ist weiterhin kein Baubeginn des Projektes Paradise Villas zu erkennen.

Als entgegenkommen unsererseits wurde sich auf eine Rückzahlung der Anzahlung auf Zwei Tranchen geeinigt. Zitat aus E-Mail- Verlauf:
“Confirmed Repayment Plan:
1. First installment: 50% (28,292 EUR) to be received by February 28, 2025.
2. Second installment: 50% (28,292 EUR) to be received by March 31, 2025.”

Dies wurde durch die Anwältin M. C. der Aras Group Spa auch so bestätigt. Zur 1. Deadline dem 28.02.2025 ist keine Zahlung auf unserem Konto eingegangen, stattdessen erhielten wir einen gefälschten Überweisungsbeleg vom CEO der Arras Group Spa Herr E. A..

Nach weiterer E-Mail-Korrespondenz zwischen uns, dem CEO der Arras Group Spa E.A und der Anwältin M.C. wurde uns erläutert, dass ein “EXTRAORDINARY SHAREHOLDERS' MEETING OF ARRAS GROUP Milan, 28th February 2025 – The Shareholder’s Meeting of Arras Group S.p.A. (’Arras Group’ or the “Company”)“ stattgefunden hat und die Arras Group Spa durch eine Kapitalerhöhung imstande ist die Anzahlung bis spätestens 08.04.2025 zurückzubezahlen.

Die Kapitalerhöhung sollte nach Auskunft der Anwältin der Arras Group Spa Frau M.C auf folgende Weise durchgeführt werden:
„a) by new investors or b) by the main shareholder Mr. Enrico Arras by the middle of April 2025.”

Bis Stand heute haben wir die Rückzahlung weder erhalten oder antwortet die Arras Group Spa auf Emails unsererseits.

Wir können nur stark davon abraten mit dieser Fima Geschäfte zu machen, die sich nicht an Verträge hält und Geld anderer verschiebt und schon zahlreiche andere betrogen hat.

Dazu lassen sich auf Google Artikel der Schweizer und italienischen Presse finden zu weiteren geschädigter Personen. Inzwischen haben sich über 50 Betroffene gemeldet (Google Arras Fraud“ gemeldet).

Unsere weiteren Schritte sind ebenso
a) Klage einzureichen
b) Die Presse weiterhin zu informieren.
Und zu hoffen, dass die italienische Justiz diesen kriminellen Machenschaften ein Ende bereitet.

Our motivation is quite clear: to warn unsuspecting people about you! It is simply criminal! It is also interesting that you respond to a Google review, but do not reply to our email asking where the bank transfer for our deposit is. The priorities are clearly set here! How can a company that fakes bank transfer forms be reputable? and YES: there is evidence of this! ARRAS GROUP should be ashamed of the way it cheats people! If I want to give money away, then definitely not like this!

We are talking about a very clear and transparent fact: we withdraw from the contract with legal effect-> it is accepted-> but in order for our deposit to be refunded, numerous verifiable lies were told up to the fact that we receive no reply at all. This is what you call serious business? we would WISH that the newspaper articles, the reviews, the websites all lied and we could have done a serious business with you. The only site that spreads untruths and deceives
people is the Arras Group

This company is a massive shame of Italy.

The CEO Enrico Arras, his Wife Silvia Fumagalli and employers Flavio Rebelatto and all others complice are lying in your face.They are criminal fraudsters.

The dream projects they sell turn into nightmares.

What is left of their projects are buildings ruins.

I strongly advise against doing business with Arras Group.

"Famiglia Lofca"

Il caso della nostra famiglia è terribile, non solo per la cifra altissimma versata da noi come caparra (più di 200.000 €), ma anche per il fatto che Arras Group ha discriminato la nostra famiglia stipulando un accordo inferiore al 50%, con un pagamento rapido entro 3 giorni, cosa che non ha mai fatto con nessun altro cliente. Pertanto, il nostro caso è "unico" e verrà trattato come tale nei tribunali, sui media, ecc. Nonostante questo accordo inferiore, Arras non ci ha pagato un solo centesimo. Entrambe le ville da noi acquistate finora non sono state costruite ed entrambi i contratti sono ora invalidi. La villa di Badesi Mare non è ancora stata costruita, mentre la villa di Castellaneta Puglia non esiste affatto poiché il terreno non è mai stato acquistato da questo gruppo.
Aggiornamento: E. Arras continua a mentirci due famiglie inviandoci pagamenti che non sono stati effettuati, è un bugiardo unico che crede persino alle sue stesse bugie, non credetegli e non comprate da questo sociopatico. Arriva addirittura a mentire al suo avvocato. Fino ad oggi, 14 marzo 2025, Arras non ha pagato nemmeno un centesimo. Fate attenzione, non comprate da questo gruppo. Abbiamo denunciato questa persona e sua moglie all'Interpol per le loro attività criminali. Questa persona ora sta mentendo a se stessa. Come potete vedere nel suo commento qui sotto, datato 30 gennaio, dice di aver pagato 40 mila euro, mentre in realtà non ha versato un solo centesimo.
Update: E. Arras continues to lie two families by sending payments that were not made. He is a unique liar who even believes his own lies, do not believe him and do not buy from this sociopath. He even goes so far as to lie to his own lawyer. Until today, March 14, 2025, not a single cent has been paid by Arras. The villa in Badesi Mare was never built, while the villa in Castellaneta Puglia does not exist at all as the land was never purchased by this group. Be careful, don't buy from this group. We have reported this person and his wife to Interpol for their criminal activity. This person is now lying to himself. As you can see in his comment below dated January 30, he says he paid 40 thousand euros, while he has not paid a single cent.

"Legal proceedings for fraud have been initiated"

In the earlier part of 2023, I paid a deposit as part of a signed contract to buy a flat in La Maddalena. The project never started. I asked for my money back. The company agreed, and by the end of 2023, we signed a Termination of the Preliminary Contract document stating that I would be paid back the full 80+ k€ amount by February 2024. This reimbursement never happened, confirmed meeting requests in Sardinia were never honored. At that stage, the only option left was to start legal proceedings against the Arras Group.

Latest update:
* December 2024: Arras Group 's CEO, organizes a videoconference to inform all people whom he owes money (I am not alone, far from it) that we will get the reimbursement in 3 tranches. The first to be paid on 20 December 2024.
* 9 January 2024: After two “failed” bank transfer attempts, Enrico Arras, the company’s CEO writes:
“We were only able to ascertain yesterday, after a few reports from other customers, that for customers whose names were wrong the first time, the app had created an anomaly when we re-submitted the transfer without updating the correct master data.
We have therefore reversed the previous payments and re-arranged the payment in order to avoid any problems.
We apologise for the inconvenience.”

* 14 January 2024: still no money on my account, despite 3 alleged attempts, based on the Enrico Arras’ own statements, to reimburse the money that is due.

* 31 January 2025: this is the deadline for paying the second tranche. On that day, Enrico Arras, the CEO, informs my lawyer that the “check is in the mail”, and attaches a screenshot from his banking application as proof of payment. The two first, promised tranches are supposed to be paid with this.
But no money lands on my account, nor that of others concerned by Enrico Arras lies, that I know off.

Arras Group's CEO is a master in deception. Extreme caution is recommended in engaging in any transaction with this company.

"Finacial fraud beware"

Same here as the previous response, I signed a reservation and preliminary agreement for La Maddalena apartment in their 'Diamonds srl' in October 2023, since no progress at all in buying the land or obtaining building permits. The project was taken off their website sometime in May, June 2024, if I did not follow up each month on the progress no one from AG would have even bothered to inform me. I was given an option to withdrew from the project and the company promised to repay my down-payments, it is now more than two months, no one is responding from the company. Liers and thieves, beware, this is a pyramid scheme.

Update January 2025: In December 2024, Arras Group communicated a payment plan of 3 payments in 3 months, first one was really transferred. I am wondering if the rest two will come as well.

Update March 1st: Of course none of the promised other two payments in end of January and end of February were made. Excuses, promises of made transfers but none of the payments arrived. Same responses as the above review.

Do not make any business with this company

"Lost 75.000 euros"

I invested nearly €75,000 in Arras Group’s Frontemare project in 2023, attracted by their professional appearance and stock exchange listing. However, red flags quickly emerged:
• Only 2 out of 60 units sold
• Unresponsive communication from my sales rep
• Mounting negative reviews online
Further investigation revealed:
• Other investors with similar experiences
• Lawyer confirming fraudulent practices
• Former employees admitting to company deception
Recent developments:
• Arras Group reported negative equity
• Delisted from Italian Stock Exchange
• Multiple employees left, confirming fraud
Despite this, Enrico Arras dismisses concerns as conspiracy theories. My lawyer has confirmed the surety bond is invalid and the contract has been terminated due to their breach.
I’m now pursuing legal action. This experience has taught me the importance of thorough due diligence, even with seemingly reputable companies. Beware of Arras Group and their deceptive practices!

Società molto dubbia, non acquistano i terreni e vendono solo idee. Chiedono un deposito di €10.000 che immagino non verrà mai ridato in caso di problemi. Consiglio a tutti a stare alla larga da questa società.

"Kein Haus und Geld weg! "

Wir haben im Juli 2022 eine Anzahlung für ein Haus im Projekt Badesi Mare gezahlt. Der Fertigstellungstermin war laut Vertrag September 2023. Wir sollten über die Bau-Fortschritte wöchentlich informiert werden. Dies ist trotz x-maliger Nachfrage nie passiert. Es hiess immer nur "wir arbeiten daran", "bald" etc. Als wir im Juli 2023 die Baustelle besichtigen wollten lag das Land praktisch genau gleich brach wie ein Jahr zuvor. Wir erfuhren erst
im Herbst 2023, dass das Land für das Bauprojekt erst im Juli von der Arras Group gekauft wurde! Wir wurden also die ganze Zeit belogen. Auch die Baubewilligung war nicht vorhanden, obwohl uns dies mehrmals zugesichert wurde. Schlussendlich sind wir im Dezember 2023 per schriftlicher Auflösungsvereinbarung vom Kauf zurückgetreten, unterzeichnet vom CEO persönlic. Die von uns geleistete Anzahlung sollte per Ende Februar 2024 an uns zurück bezahlt werden. Dies ist bis heute nicht erfolgt. Uns wurde vom CEO vorgegaukelt, man hätte die Überweisung vorgenommen. Geld ist nie bei uns angekommen.
Fakt ist, wir wurden die ganze Zeit belogen, hingehalten und um unser Geld betrogen. Leider sind wir nicht die einzigen, denen genau das Gleiche mit dieser Firma passiert ist. Nun müssen die Anwälte schauen, wie wir zu unserem Recht kommen. Wir wissen, dass wir nicht die einzigen sind, denen dies geschehen ist und es bigt noch einige Käufer, die schon bis zu 2 Jahre warten, dass Ihre Haus Projekte überhaupt starten. Wir können nur dringend davon abraten, bei dieser unseriösen Firma ein Haus auf Papier zu kaufen.

ANTWORT:
Es kommen von Ihnen nur die immer wiederkehrenden gleichen schwammigen und nichtssagenden Ausreden ohne Substanz!
Fakt ist, das der CEO sich in keinster Weise an die Verträge hält und keine Kommunikation stattfindet! Es ist ein Hohn, dass Sie hier schreiben, Sie stünden für ein Gespräch zur Lösung zur Verfügung. Sie wissen genau wie Sie uns erreichen können, aber es kommt NICHTS!!! Gemäss vom CEO unterzeichneten Auflösungsvertrag sollte uns unsere Anzahlung im Februar zurück bezahlt werden. Worauf wartet ihr noch?????
Update 06.02.2025: im Dezember wurde mit Arras Group eine Vereinbarung unterschrieben, bei der eine Rückzahlung in 3 Tranchen bis Ende Februar 2025 vereinbart wurde. Die erste Tranche im Dezember wurde tatsächlich bezahlt. Die zweite Tranche, welche am 31.1.25 hätte bezahlt werden sollen, ist bis heute nicht eingetroffen. Trotz "Bankbeleg" der die angebliche Zahlung beweisen soll. Die Lügen und Dokumentfälschungen haben ein neues Level erreicht.
