I have used 3 different RICS surveyors in the past 12 months for a few properties I own, I have to say the detail and quality of the finished report I received from 123 surveyors was exceptional.

I Was able to secure a level 3 building survey at such short notice, every other surveyor we tried had their earliest availability 2 weeks away. But the guys over here managed to squeeze us in and the report was published in 3 days.

I would avoid this company at all costs.
Failure 1: I purchased a RICS Level 3 Survey and they confirmed via email and on their platform that it was a RICS survey. Once the survey was carried out, I was informed it wasn’t a RICS survey.
Failure 2: The survey contained multiple pictures of another property and references to another door number.
Failure 3: When I mentioned all these errors, 123 Surveyors blamed me for not doing the correct due diligence to ensure it was a RICS Survey, even though I had showed them evidence that they had in fact informed me that it was a RICS Survey.
Failure 4: After highlighting all their errors and showing the evidence of their errors, there was no apology provided or accountability taken for their errors. I asked either for a full refund or for them to carry out an actual RICS Level 3 Survey but they refused to do either.
Failure 5: They provided the option of a partial refund and an amended report. I asked to see the amended report before agreeing to this. They sent the amended report but it still contained errors such as images from another property. After I again highlighted this to them, there was no apology or accountability.
In the end, I had to raise a dispute with my bank and managed to get my money back. 123 Surveyors were then very quick to respond that they won’t refute the chargeback, yet still no apology whatsoever.
I am quite appalled at the service provided by this company and would recommend that anyone who is considering purchasing a home survey should avoid 123 surveyors at all costs.

"Surveyor no show, with no prior warning!"
I arranged for a survey to be carried out but on chasing the report the following week I was told that the survey didn’t go ahead as “the payment had not been received” despite the money having been taken from my credit card the week prior! Whilst the surveyor has since apologised for the “administrative error” and has returned my money, I would have expected them to call me to chase payment prior to the survey date, rather than them just not show up. I am now at risk of my purchase falling through.
