"Seamus is amazing surveyor"

Seamus is amazing surveyor, this is the second time I use his services. He provides extra than the needed advice. Detailed fast as much as he could, I feel safer buying after his complete Check of the house.

"Comprehensive and Efficient"

Seamus was professional and efficient from the very beginning. When I first made contact, Seamus contacted me quickly and communicated in a warm manner. Seamus took me through the different options and I decided upon what was best for me.

Seamus carried out the survey shortly after and when I received the report, I was hugely impressed with the comprehensive detail in the main report and that he had compiled me a summary report to present to the estate agent and vendor. Seamus also very kindly spent an hour on the phone with me taking me through some aspects which I was unsure of.

I was so pleased I got the full building/structural survey carried out as it showed up aspects which were important for me to know about.

I then used Seamus' report to renegotiate the fee and gained £7,500 off the originally agreed fee, which I will use for repairs to get the house up to a satisfactory standard.

I would absolutely recommend Seamus to carry out your survey, he is excellent. Well done.

This was second time we have used Seamus' services. Like before, he doesn't miss a single trick and his full report is jam packed with info analysing every detail. The report uncovered some issues and Seamus was incredibly helpful and willing to explain things over the phone etc and put us in touch with recommended structural engineers. This is the second time we’ve used Seamus for a survey (Level 3 building survey) and both times we’ve found him to be a knowledgeable and skilled surveyor. The final report was very detailed and ensured we made an informed decision on our property purchase. Excellent service again from Seamus. A very comprehensive survey report, summary to share with Estate Agents and estimates of the costs of works that need doing.
Seamus is very skilled at what he does and identifies many issues even the most observant person is likely to overlook. His experience, knowledge and presentation are definitely worth the extra expense. Whatever happens don't use some distant surveyor who does a minimal job with little local knowledge.
Seamus goes above and beyond and provides a high qality product that is not just good for negotiating the price, highlighting issues bit for also identifying a work plan for the future and which trade associations will provide a quality repair service.

My survey was carried out very efficiently and thoroughly. No stone was left unturned. The survey was carried out during a holiday period as I was being pushed by my buyers and I am grateful Seamus was able to do this for me. We had a long conversation prior to the survey and it helped to make me feel comfortable to trust Seamus to carry out the survey. I thoroughly recommend the company.

We asked Seamus to carry out a full structural survey on a new property we were looking to buy. The report was very thorough and highlighted a number of repairs needed and issues to be resolved, many of which were not at all obvious. Having had a range of different surveyors, I am so glad I went to Seamus and not to a cheap alternative. In this instance I really did get what I paid for. Seamus was very engaging from the outset and was pleased that he had experience of surveying the type of house I was buying.
I was very impressed with the full survey. It was extremely detailed and picked up many things I had not seen. The use of ariel photography gave a better idea of what was happening at different levels.
Having costs of potential repairs will help to renegotiate the price as there is quite a bit to do.
I would definitely use Seamus again.

I am so thankful that I booked Seamus Smyth to conduct the survey on a property I was purchasing. The report was in-depth and identified numerous issues with the property, as such, that I am no longer buying the property.
Initially, I was going for a home buyers survey but after speaking with Seamus on his advice, had a full structural survey done which was the best thing I have
ever spent my money on, saving me buying a house I would not have possibly been able to sell in the future. Additionally, he spoke with me on numerous occasions during the process of the survey, keeping me updated.
I would recommend Smyth and Associates without hesitation and will use them again when I find another property I wish to purchase.
