"No Residents Association"
I have owned my own home on a estate for about 10 years now which also consists of houses surrounding the estate that are owned by the local authority. The homeowners, which is well over 100 have written into their Title Deeds that they are to pay this company in 'all time coming' to maintain open spaces throughout the estate. The burden in my Title deeds offers no residents association and has no such association in place. If i wish to dispute costs, charges etc then my burden states I must gain the permission of the 'majority' of the other homeowners on the estate in order to challenge these costs and have an independent expert make a decision regarding the dispute, all at a cost to me and the the majority of the homeowners. So in short if I want to dispute these costs, charges etc I must try and get in touch with over 100 homeowners, some of which maybe in the process of selling, some of which are renting out their homes meaning tenants are living in these houses and some houses that are even sitting empty. Realistically, my chances of being able to dispute costs etc are limited. If you are thinking of buying a new home which includes these maintenance fees to be paid 'in all time coming' to Greenbelt then please do not be fooled that there is a Residents Assocition to support you when disputing fees.I would advise that you check if one is already set up otherwise you will end up like me with nowhere to turn, Greenbelt may advise you speak to them directly. however their customer service is possibly the worst I have ever experienced and only repond to you with another bill.

"Modern day, daylight robbery"
Terrible company. Over inflated charges. Using contractors that are very ominous. Charging for work not done. £625 to remove a fly tipped sofa & fridge? Woodland inspections on a bill for woodland that doesn’t exist. Unscrupulous and exploitive of residential owners. Look at the directors of this company they have their fingers in the house building pies. Build houses, sell houses. Sell the land they can’t build on to a company they own and then charge the residents an ever rising annual fee per house to maintain a rubbish piece of land that has nothing to do with the residents. One day this will be like PPI they will have to refund for mis-selling

"Avoid like the plague"
Don't buy new build with this outfit mentioned in your deeds. I've found them unpleasant to deal with and there's no protection for the homeowner.

"Good this year."
3 years ago I bought a house on a new development to be managed by Greenbelt when complete. As other reviewers, I was concerned about the service charge for the common areas in our covenants. However it is all clearly laid down and because residents are charged but do not have a contract with Greenbelt personally, I started a Resident's Association to liaise with Greenbelt over issues that will arise. Greenbelt's representatives have always been helpful and replied immediately to correspondence. They have attended our Resident's Association meetings to explain how their maintenance of the areas is carried out and what contractor is used. All questions were answered from the floor.
Over the last year the grounds have been adequately maintained and "teething" problems addressed. Although it is early days I have had no problem with Greenbelt and found their representatives ready to listen and have always been helpful.

"Green belt there not very green in my eyes."
Green belt what can I say basically they rip you off with over inflated prices year on year.
Changed us £468 for a piece of plastic that replaced a snail eye.
Only to find out it’s actually £36 and £22 for P&P from Germany.
Do not trust them do not back down from them.

"This company manages the grounds where…"
This company manages the grounds where I live. Its been 4 months since my neighbour and I have been in contact with them to fix some broken fence and to look at getting an over grown tree reshaped! Now they don't even reply to my emails!
Why are Greenbelt Group so bloody crap at there job! This company is a joke. The director @greenbeltgroup Alex Middleton should be ashamed of his company. Rip off Britton TV series will be featuring them very soon!

"Charged for a poor service"
I have amended this review to ensure it is now factual. We (the family) are now paying for the poor maintenance of play areas which after 6 years are now looking very shabby (worn areas - several floor patterns, such as hopscotch now completely gone, grass growing through rubber safety mats, sand in pits that's now non-existent, etc...), yet nothing is done to rectify this (please note that Greenbelt will respond with 'this should be reported by residents', but Greenbelts invoice clearly states regular play area inspections) - with the amount of money we pay we shouldn't have to report the problems, we pay to have it inspected and rectified. We each pay £240 a year for this service. Now a smaller new estate has been built next to us and the residents do not have a play area. The residents on this estate are nearer to our play area than more than half or our estate. They use it, damage and wear it out and GB bill us and not them (obviously this isn't Greenbelts fault, but they have no sympathy with this scandalous estate rent charge that is levied in the property deeds, if they had, their company wouldn't participate in this practise, but unfortunately they have shareholders to satisfy!) - this report is completely factual and is free of supposition and slander.

"Bunch of robbing cowboys"
This company is nothing but a bunch of robbing cowboys who ride roughshod over homeowners who are usually signed over to them without any say. Legalised extortion and hopefully the test case against them in England will succeed.

"They are worse than bad a bunch of…Cowboys"
They are worse than bad a bunch of amateurs who no nothing about maintenance but charge professional prices and who like to threaten you with bully boy tack ticks and court action definitely the worst company that I have ever come across and would advise anybody thinking about buying a house that has Greenbelt as a maintenance company to think very carefully before purchasing I certainly wouldn't buy again as its a total rip off
