"Really great service"
Really great service. We live in the Town Houses and we have always had great communication with Haymarket if we have needed anything and any issues resolved swiftly.
Parcels that were sometimes delivered to the reception instead of the house were always put in the parcel shoot and ticked off as proof of delivery. The security guard is always helpful in finding the parcels in the evening too.
The gym is a decent space and good quality for being included in the rent.
Reception always seems clean and tidy.

The properties are not fit for vermin. Black mould, flooding, they may paint over it every month to cover the shambles that is x1 lettings / hay market but that's about all they do. More chance of getting a reply from Michael Jackson than an email from hay market / x1.
Contractors expressed how they never get paid. Lifts and fobs never work. Parcels robbed daily by lovely people with no teeth that walk the halls freely.
I feel truly sorry for the people being ripped off still living in there. It terrifies me what could happen it is that unsafe.

"Extremely unhelpful"
Hard to get responses to emails, have emailed about problems within our flat block and never get a response to tell me whether they have even acknowledged the problem let alone will do anything about it, it usually then takes several weeks or months for the problem to be sorted. Our flat block has multiple recurring problems such as broken doors, fences, leaks leading to extreme mould, insufficient bin stores and these have always taken an excessive amount of time to be sorted out.

"Don’t move here"
During the last 9 months of living here, we have endured endless problems with our flats. We have had homeless people come and walk into someone’s bedroom, live in a stairwell and shout at me aggressively right outside the front door to the building, which is apparently behind ‘secure gates’. The gates have never locked properly and one of them is currently a giant gaping hole in the side of the fence. It has been this way for months and despite countless reports to X1, there is yet to be anything done about it. My partner’s key fob has been broken for months, so we are having to share one key fob which is hugely inconvenient. X1 are saying it’s not their problem, but from speaking to other tenants it’s been confirmed that they can in fact fix it within a matter of minutes. They are just lying and refusing to do so. Parcels are regularly stolen from the front desk, either in the day time or between 7pm-7am when there is apparently a security guard manning the front desk. As lovely as the security guys are, they aren’t fit for purpose as the building has so many security breaches within these hours. Lastly, one of our windows (which are all filthy despite window cleaners apparently coming to clean?) has cracked right through the whole pane. We believe that this is due to the difference in temperature between the inside of the flat and outside during the winter months. Again, this was reported months ago and we didn’t even get a response. This is a safety hazard as it is a bottom, indoor window. If we had children, I hate to think what would happen if the glass broke. X1 would be half okay if they even bothered to respond to any of these concerns, but we find ourselves getting ignored or palmed off time and time again. We will be moving out at the end of our tenancy and good riddance.

"Safety risks and constant parcel theft"
I live at x1 the plaza, and despite the flats being a nice size there really is no other pros to living here. There are MASSIVE security issues - doors/gates constantly being broken, leaving homeless people free to roam around the court yard as well as inside the building. I have had multiple parcels stolen so have to get everything delivered to my work, as for some reason there is only somebody at reception from 7pm through the night... I've reported safety concerns to x1 multiple times, with no responses or care for their residents. Such a shame as the flats/balconies are nice, but not at all worth the poor management and way you are treated! The flat was also filthy when we arrived on move in day, we had to wipe everything down before unpacking, despite being told it was cleaned that morning? The only decent person working for haymarket is the cleaner, who is the loveliest guy!
Haymarkets own staff also leave positive reviews to counteract the ratings of their poor management...

"Constant security issues"
Lift broken for months at a time and raging security issues. Multiple doors to the building often don't lock and can just be pushed open allowing access from the street to the apartments (people have reported homeless people walking into their flats in the night), the main outdoor gates to the courtyard could be opened by putting a hand through one of the holes in the gate, when this was reported the door was taken off altogether. We had a homeless woman living in the stairwell for a week and parcel theft is regular.
Also, staff are now writing positive reviews to counteract all the negative ones without even bothering to sign out of their Google accounts so we know it's Haymarket team members writing them!

Shocking. Emails and calls don’t get responded to and maintenance issues get left unresolved for months on end. Multiple incidents of homeless people gaining access to peoples apartments because Haymarket/X1 take so long to fix broken doors/gates etc. X1 are constantly building more apartment blocks yet can’t manage the ones they already have effectively.

"X1 The Plaza in Manchester"
We live at X1 The Plaza in Manchester. My fob stopped working over a month ago, our intercom wasn’t working for about 3 months so we couldn’t get special delivery post, takeaways etc. The security doors on the buildings are constantly broken and we have rough sleepers smoking drugs and urinating in our hallways and stairs. My fobs stopped working, according to X1 (our letting agent) this is due to issues with Haymarket not reprogramming it but I have never had a response. Our entire group chat (83 of the residents) is full of people who are completely fed up and at their wits end at the treatment we get between Haymarket and X1

"HORRIFIC"
Haymarket and X1 are AWFUL! Emails NEVER get responded to and when they do you get a vague response from which nothing actually gets fixed/sorted. Fob doors break constantly so anyone can walk in/out meaning we've had homeless people walking into bedrooms, defecating and smoking in stairwells. Parcels get stolen constantly due to the lack of security and locked doors, fob issues so you can't use the gym you pay for within your rent, flooding, black mould which is a complete health hazard. Lifts break and then don't get fixed for months on end, you'd be trapped in your flat for months if you are unable to get up/down stairs. We pay so much to live here and yet it's an absolute disgrace! THIS IS NOT A SAFE PLACE TO LIVE AND HAYMARKET DO NOT CARE!
UPDATE: Haymarket staff are leaving positive reviews now to try and rectify the current rating... X1 the Plaza residents are sick of being lied to but clearly haymarket staff are used to lying if they've resorted to leaving positive reviews about their own company...
