"Lack of Information. "
I recently attempted to secure a flat through Ezytrac and was extremely disappointed with their communication. I raised important questions about how heating and hot water charges were handled, including whether any additional service fees from the mandatory provider would apply. Apparently, the building has a mandatory provider that cannot be changed—information that was not disclosed in the draft agreement before we paid the holding deposit, nor was it mentioned during the viewing. On the contrary, we were told that all bills were independent.
While it's acceptable for bills to be handled in various ways, the agency should be able to provide clear estimates. When I asked, they stated they had no idea because the landlord submits the meter readings quarterly (which raises questions about who has access to the readings). I even asked the current tenants for an estimate, and they mentioned that the landlord pays for these bills; however, Ezytrac denied this.
I asked multiple times how the bills are handled but only received vague, incomplete answers. They never clarified whether I would pay the landlord directly, the agency, or if payments are made at the end of the tenancy. Instead of addressing my concerns, I was pressured to sign the contract without any clarity - response were late and the final straw was when and I had to chase them for a response three days later after they kept pressuring me to sign. (keep in mind I sent out an email on Friday asking for more details and they only got back to me when, after they pressured me to sign, I told me they had to first get back to me and answer to my concerns). I am not signing anything if I have no idea what I am getting into.
If you're looking for an agency that provides transparent and timely information about bills, their handling, and estimated costs—especially when the provider cannot be changed—I would recommend looking elsewhere.
