"I have sold two properties with Minus - Just Brillaint"

I have sold two properties with Minus the Agent. Both went brilliantly. Sold them easily and with a premium over what agents told me I would get, plus the added benefit of not having any commission to pay.

I have saved 10's of thousands of dollars. The traditional Real-estate Agent model for residential homes will be dead in 5 years.

"Minus the Agent made it easy"

Minus the Agent made it easy - we sold in 2 weeks. I had complete control over the photos and narrative displayed on Domain and Realestate.com.au - and was able to schedule viewing times to suit prospective purchasers as well as my own schedule. A large highly visible sign (without the photograph of a real estate agents face) made it easy for people to find the property. Buyers were able to contact me direct with any questions. Friendly staff were always quick to respond to any questions I had about the process, and to offer assistance every step of the way. I would not hesitate to recommend this service to anyone, we saved $15,000 in agents fees, and were able to negotiate directly with buyers. i will use again in future. Thank you!

"To my surprise it worked..."

To my surprise it worked.... I think! I paid $399 for the basic listing on domain and realestate.com. and sold it in 1 day. Only concern was we didn't get a lot of enquiries but I suppose you only need 1 buyer. Got the price we were after so happy.

I don't know why we got so few enquiries. May be more to do with the attributes of the particular property rather than the listing. Phone support and after sales service from Minus the agent was fantastic, they are very good communicators.

Would I use again? For $399 what have you got to lose if you have done your homework on price. If your being realistic an agent wont get you anymore than the house is worth despite all the BS they will spin you.

Quick tips
Our sale and settlement went seamlessly because:
1. We cleaned and presented house very well.
2. Had an a wonderful conveyancer (Nikki Green from JC Lawyers at Spring Hill Brisbane) who prepared a contract prior to it going on the market so when someone wanted to make an offer it was on a legal contract and not a random piece of paper
3.Use a friend as an impartial intermediary whose job was take people through house, keep their mouth shut and not pretend to be a real estate salesperson and accept any offer on our behalf and negotiate from there. I think some people don't want to deal directly with seller and it makes the process appear more professional.

4. I now realize that real estate agents have to do a little more work for their money that what appears on the surface but nowhere near what the commision fees they're asking for.

5.In a nutshell: Proper Preparation Prevents Piddly Poor Performance. Do your homework, get a good conveyancer who knows where all the hidden pitfalls you may encounter are, get professional photos done. (Regardless of how good your camera is and what a great photographer you are, your photos won't look as good as a pro on the internet) and if you don't have success then your out of pocket $399 and you can say you gave it a go.
