"Construction finance? Look elsewhere."
My experience trying to get construction finance from this business could not have been much worse. They promote the almost immediate indicative offer feature of the website and that worked well to suck me in. It was followed by a more detailed offer before we supplied all sorts of information about the company's directors and shareholders and the project.
The directors have extensive experience and the project is simple and profitable.
Two months on and we got the detailed offer letter which had added a 1% fee, demanded personal guarantees from all shareholders holding 10% or more (I had specified from the start that I was the only person giving a PG) and requiring a highly expensive keyman insurance policy on my life.
They did agree to remove the fee but wouldn't budge on the other two requirements so I walked away and went elsewhere. Two months and a huge amount of time wasted.

"Overdue by 283 days"
Overdue by 283 days
I got overly concerned with this platform when they delayed in start date of my loan despite accepting money into the wallet by approx 5 months. That was a big red flag and thank God I withdrew my money from mine and partner's account. Now today I stand with pending repayment of one loan which is 283 days overdue as of today and no sight of interest payment (for the delayed period). I feel this should be investigated by FCA for stress and remaining lenders should be safeguarded. Extra star for repayment on one property in 2021

Crowdproperty is a great way to diversify your investing without a massive amount of risk. Property continues to be a safe bet for UK and overseas investors and I can't afford to buy a whole property to earn from. This platform lets me get a slice of the pie at a level I can afford, and still benefit from decent investment returns across a portfolio of different types of properties right across the UK. Highly recommended as a property crowdfunding investment platform

"A focus on project & developer quality over quantity"
I've been with CrowdProperty for the past two and a half years and my experience is overwhelmingly positive. The Birmingham based team are highly diligent with the selection of projects and developers they lend - to the extent there has been a period where there was far more demand for new loans to lend out than available. It is good to see a focus on quality over quantity.
Regarding the ui and platform - it is browser only and not the most snazzy, but it works and does the job OK.
5 star - especially for project quality and due diligence.

"No issues whatsoever...."
Having invested in, and being a lender with CrowdProperty for many years now, I have not experienced any issues whatsoever, even considering this fast and competitive world that they operate in.
Deployment of funds, and more importantly, the return of them, have been quick and easy.
Requests for updates on projects have always been fast and clear. Communication (which we all know is key) regarding projects you are involved in is delivered to lenders as soon as they have it. If I do not hear anything for a while, I know there is nothing for them to report. I therefore let time do its job.
I highly recommend CrowdProperty.

The returns have been very good and yes some loans are overdue but that is not surprising considering all that has been going on in the world, but I have every confidence in Mike and the team.

I am a shareholder in Crowd Property having purchased shares through Seedrs.
I met Mike Bristow and Simon Zutshi before they set up Crowd Property, so it has been interesting to watch their journey as the business grows.
I have used Crowd Property 5 times now for bridge and construction loans for development projects and have generally been pleased with the process. 2 of these were paid back in full, one of which was delayed for a variety of reasons including Covid and it being our first 4 house development project, so was a learning project for us.
We have 3 new projects underway where we are using Crowd Property for the bridge and then the construction finance. I do consider other lenders, but I have stuck with Crowd Property, most likely because I am also a shareholder.
We received the Highly Commended award from Crowd Property for our 4 house development, which was flattering and a proud moment to be invited onto the stage at the PIN annual dinner in Birmingham in front of 500 other property investors and developers.
I find their social media posts interesting to read, both as a borrower and shareholder.
I have read the reviews on Trust Pilot and am surprised lenders complain about a variety of things. As a shareholder, I expect that the Crowd Property team will reach out to their lenders and address their concerns by improving their systems in future.
I have learned a lot from the independent monitoring surveyor that Crowd Property require on development projects, which has helped our developments progress smoothly.

In the many years I've been using CrowdProperty I have always received excellent service.
Whilst some of my loans are overdue, these are compensated by the additional associated increase in interest rate.
The AutoInvest and Auto
Reinvest functionalities means minimal ongoing input from myself.
Frequency of project updates is appropriate for my portfolio.
