"Excellent Customer Service!!"

This was my first experience with Sparrow. I am aware of room rentals but I did not know of this company before. I found them on Facebook and searched for them on Google.

Before submitting my request to join, I asked how they started. I'm happy to say that they are certainly fulfilling a need by offering safe environments to share.

They complete proper screening of guests and hosts to find the best fit. I really appreciate how they operate on behalf of both hosts and guests. I was surprised how quickly both of my guests asked if the rooms are still available.

After they visited, the process to get a move-in date was quick. Sparrow took care of background checks, credit reports and more. Whether the score was bad or good, Sparrow allowed the host decide what was best for them. Sparrow offers a great service in our difficult housing environment for those who may not be able to afford an entire home.

I would highly recommend Sparrow if you have an extra room in your home or if you are looking for a shared space.

You won't be disappointed!

"Sparrow has a wonderful, considering and helpful team!"

I had used the Sparrow platform for the first time, and since the very beginning it was a great pleasure to work with them. From being able to find a host for myself so easily to always being able to communicate with the team along the process - it was a pure delight. I want to thank the team especially for being always kind, patient and in touch with me when different questions occured. I really appreciated working with Sparrow and would have no doubts to do that again when the time comes.

Sparrow without a doubt offered me effective service before and during the process, they have always been transparent with the information they gave me in every question I had, the family that will host me for the next month is very loving and hospitable. I hope Sparrow continues to help and provide the best rental options to people with a decent place to live. Super recommended!

"Finding a Housemate"

Finding a housemate it’s not so easy, there’s a lot to consider. But since I found Sparrow share a home I never hesitate to apply and ask help. I wanted to share a home to those who are in need in their short stay during their schooling period. And that nothing impossible with sparrow because sparrow share a home is very reliable, I don’t have a hard time they just update and keep me posted whenever there’s a possibility. Being a new member of sparrow family I’m so thankful happy and satisfied for everything what they did and what they’re doing. I will highly recommended Sparrow home a share🥰

"Sparrow demands your data for no reason"

Sparrow demands registration before even allowing a look at their website. But after registration, they provide no answers about their business model, and only the vaguest of fluff about their supposed ability to provide 'matching of roommate lifestyles'.

"Pros and Cons"

Pros:
1. Sparrow helped me collect necessary documents from the housemate(s), do background check, prepare the agreement and streamline the whole process which saved me a lot of time.
2. Emily and Oren were responsive to emails and/or text messages regarding my questions and concerns. They went above and beyond to respond to time-sensitive matters even during their official time off or day off.

Cons:
The service fee Sparrow charges the hosts is an upfront fee with with no refund even if the housemate(s) decide to leave earlier than the term length they signed on the agreement. They simply need to give a 30-day notice.

The host service fee is depending on the length of the homeshare contract.

2 - 3 month term length = 1/4 month’s rent fee
4 - 5 month term length = 1/2 month’s rent fee
6 - 9 month term length = 3/4 month’s rent fee
10 - 12 month term length = 1 month’s rent

My experience was: I'm a homeowner looking for a mid-term to long-term contract. The applicant(s)/housemate(s) gave me a surety that they'd stay for at least 6 months to a year. We signed an 8-month contract at the end. After staying for 3 months, they gave me a 30-day notice and said they're leaving the following month as their plan changed. Sparrow didn't pay me back the fee difference, but held it as a "credit" which could only be used towards the service fee for helping me to find the next housemate(s) again. I felt like I was the one being penalized when people didn't honour their agreement. The "credit" given by Sparrow basically would not be useful until I use Sparrow platform to find another housemate(s).

In such case, Is Sparrow encouraging host(s) to sign short-term agreements so we (as hosts) would not risk paying the unproportioned high upfront fee when the housemate(s) unexpectedly shorten their stay?

I believe there is a need for Sparrow to review their fee structure and implement changes ASAP which should be fair to all parties when the flexibility of term length change (whether it's shortened or extended) would not be sacrificed at the same time.

I hope I can have 100% confidence to refer Sparrow to my friends, in the future.
