Complete disgrace all I can say is I m glad to be in a position now that I never have to rent again.Belvoir Kettering you are nothing but criminals who will side with crooked landlords who are out to steal tenants deposits and not only that sending me blackmail emails stating that if I don’t agree to what the landlord’s asking for I could potentially lose all my deposit and that I had basically no chance in winning any of my deposits back just because I decided to go through the TDS tenancy scheme which I highly recommend by the way ,so to Belvoir kettering this goes out to you I finally did manage to get my deposit back in fact out of the £1200 of my hard working money I was fighting for TDS adjudicator's decision was to only paid the landlord £71….lol oh dear mind you he wanted nearly £1000 so I guess now his fumming the robbing greedy criminal and the fact we return the property cleaner then he gave it to us and himself saying he never had any problems with the property but once we handed the keys back to Belvoir Kettering he suddenly wanted nearly £1000s. Thank you TDS for seeing these criminals for what they are.Belvoir kettering you should be ashamed.

We’ve been dealing with Amy at Belvoir Liverpool Central and we can’t praise her enough! The whole process has been so smooth, communication has been great and nothing is too much trouble. Jessica was also helpful in managing our references etc. Will be recommending to anyone if they need to move in the area!

PLEASE AVOID THIS LETTING AGENT-If you see Sean Lewis Properties as your landlord through them run a mile, he has been taken to court a few times over breaching tenants rights. The regional manager is the sister of Sean Lewis and pretends that she has no way to contact him...odd you can't contact your own brother??? If I could rate lower than one star I would, where to start. We rented a property for three years with belvoir and it was a constant fight with them the whole time. I suffer with severe asthma and it was made clear from the start but the flat was mouldy, they lied about the windows being double glazed, they left us without a working boiler for 6 months in the winter because the landlord refused to pay for it and the window was leaking for the entire three years despite asking for it to be repaired. It wasn't just an issue with our flat but the entire building and it was the same scenario every time. We would submit a repair request, they would sent someone out (eventually) and they would receive a quote which the landlord would promptly ignore. The attitude of the staff was appalling they're completely heartless and condescending, they couldn't care less that you are living in a freezing, mouldly flat, and since there is a housing crisis they know full well nothing will be done about it so they carry on as they make money off your misery. To top it all off they kept our deposit way past the legal allowance and I doubt they bothered to even inspect the property but I know for sure we left it in a better state than we got it. Good luck if you go with them, they'll be nice as pie till they get you in and then you're ignored.

Belvoir in Brighton is not only unprofessional but in my opinion, operates with bullying tactics, taking advantage of young people, away from home for the first time. With there being a shortage of student properties in Brighton, unfortunately we progressed forward with them on the promise the property would be cleaned after some building works were completed over the summer….it was not, indeed on the moving in day, the property in Southampton St had several serious health and safety concerns which us parents took on, challenging directly with Belvoir who then proved to be evasive, avoiding calls and leaving inexperienced staff to man the phone. This approach continued throughout the first year of the tenancy. Overall communication is horrendous.
We should have realised their tactics when Belvoir tried forcing us to pay our deposit ahead of seeing any contract, threatening to re market the property if we didn’t sign. They relented when we highlighted it was against the national letting regulations. They will have known this as it is basic but clearly such bullying tactics worked with others.
On day1, 8 parents spent a whole day cleaning the property, sorting electrical wiring issues, 2 of the 4 beds were broken, door hanging of, black filth around the fridge, kitchen cupboards full of dirt, unclean bathroom, building equipment and rubbish left under the stairs….the garden overgrown with Japanese knotweed, that was a task in itself….the list is endless. Unhappy that we flagged so many serious concerns at the outset, one of their staff, Faye, not only entered the property without notice or invitation, but she let herself in and then went straight to one of the young male student’s bedroom whilst he was still in bed.
After the first year ended, our son moved out (hence why I am writing a review as I would not trust Belvoir’s approach had he stayed). However, even now their lack of professionalism continues. They have retained £75 of his deposit for ‘cleaning’ but this has not been spent on cleaning. They did not send anyone to the property to clean after he left, we know this as a fellow student took over his room.
As a franchisor, Belvoir needs to look closer at its franchisees as the Brighton Branch is appalling on every level and giving the brand a bad name. It takes full advantage of a landlord’s market, abusing their position and of the inexperience and lack of legal awareness of young people leaving home, most for the first time.

"Poor, negative experience with Belvoir Sleaford"
My experience with Belvoir Sleaford - Initially the team seemed eager and proactive but once my property was listed the level of service significantly declined.
Key concerns - negative communication every phone conversation felt discouraging with little sense of motivation or positivity about the property sale.
Lack of engagement - communication was limited to automated emails with sales charts and there was minimal personal follow-up or strategic discussion
Unprofessional phone manner - on one occasion when I called on a Friday my call was answered with a casual hello which felt unprofessional and confusing.
Marketing investment and pricing advice - after paying £200 for additional advertising I was advised to reduce the property's asking price after only three months which felt premature given the investment in promotion.
Overall - I expected a more proactive professional and supportive approach, unfortunately this experience left me feeling let down and undervalued as a client. I hope the agency can improve its communication, customer service and sales strategy for future clients.
I have tried to engage with the estate agents to discuss the above concerns however they have dismissed my comments.

Absolutely dreadful. As long as you’re paying rent to them, they’re fine, but once you hand in your notice they will change their tune immediately: late responses, ignoring emails, arranging viewing after viewing without consultation, and entering without knocking. The real reason for this one star review is the degree to which they will go to try and retain your deposit. We were charged for ‘cleaning’ due to a mark in the box which houses the meter - this was located above the front door and is covered by a panel… - they also charged us for ‘dirty hall and landing carpet’, which they proved by sending us photographs of two single hairs on maximum zoom, as well as for a variety of other nonsense ‘cleaning’. They also charged us for a gardener - one arrived to do the gardening before we had moved out and before they had completed an inventory. There are various other charges of a similar level of ridiculousness. Please avoid this agency and save yourself hassle and money. They’re crooks.

Watford branch of Belvoir Lettings are very unprofessional especially Alison and Jaime . Jamie cannot be bothered to return phone calls and follow up complaints. Alison is rude , talks over you and constantly blames others for her lack of intelligence and understanding. Would never bother with either of these characters unless you are desperate. Just steer clear , they are not interested in anything other than taking your money . Use an agency that are professional, these are clearly not !
