"Avoid"

After a tough few months we decided to book a weekend break away with Sleeps 12 and suffice to say we will never book with Sleeps 12 again. As well as turning up unannounced, Caroline was rude and aggressive towards us which we believe was unwarranted. We were threatened and made to feel like we had committed a crime when all we had done was have some fun during some sports activities. They have stated they are retaining our deposit due to noise and some small cleaning which we could not undertake (on our departure) due to Caroline aggressively tapping on the window and her watch ushering us to 'get out'. If you feel like your group will laugh, play music or encourage each other during any activities between the hours of 9am and 10pm then do not book with Sleeps 12.

"DO NOT BOOK SLEEPS 12"

DO NOT BOOK SLEEPS 12 - This company is being ran by cowboys. They will do anything in their power to keep your deposit. 14 of us booked to do a staycation as you can't really go abroad due to the pandemic. This was the worst mistake we made. We stayed in line with all the guidelines / rules however Caroline kept adding new rules such as no noise allowed in the day on the open green. When's its 25c outside and you want to do sports day forget about it. When you pay £4300 you don't expect to be treated like crap and made to feel on edge for your whole stay. On the last day we wasn't even allowed to finish our breakfast or even have chance to clear up as good old Caroline was waiting by the door 1 hour before check out time asking us to leave. Which was all a hidden ploy to keep our deposit. We have stayed in many cottages around the uk and we will never book with sleeps 12 again. I never write negative reviews but I wanted to make sure you don't make the mistake we did. Also please check all the other reviews on here and Google as you can clearly see this company has no regard for customer service but only for taking your money.

"With all that was happening this year"

With all that was happening this year, we wanted to book a long weekend away to enjoy a well deserved break. We thought Coat Barn would be the ideal property, as it was advertised by Sleeps 12 to be perfect for a ‘celebratory gathering’ for family and friends. How wrong we were!

We were not able to enjoy ourselves at all, the slightest bit of noise the manager Caroline would come unannounced and complain. She even interrupted a sports day we had organised on a Sunday afternoon. She demanded that we immediately leave without any warning! I have never been spoken to in such a rude and aggressive manner. We had spent over £4K to stay at this property and it was completely ruined by sleeps 12. They should not be renting out a holiday cottage so close to other neighbours. We were wholly mislead.

They are now trying to retain the entirety of our deposit because of the apparent noise and a small amount of cleaning in the kitchen, which we could not complete because Caroline was aggressively demanding that we leave.

We have complained, the handling of which has been most unprofessional. As is common with a number of their reviews, they will do their upmost to retain your whole £500 deposit for minor issues.

If you like you enjoy your holiday, do not book any properties with Sleeps12!!!

"Avoid."

We booked Coat Barn for our annual UK break and it is suffice to say we will never be using this company again. Our group was made to feel unwelcome from the beginning; the rudeness and lack of professionalism displayed by Caroline was appalling. Caroline took it upon herself to attend the property unannounced claiming we were making too much noise at 5pm (during our group sport's activities which consisted of wheelbarrow races etc FUN!). Apparently this is grounds for withholding our deposit. We were intimidated throughout our entire stay at Coat Barn and I will also add that we were threatened with eviction; all because we were enjoying a day of sport's activities. Caroline informed us that she has recordings of us to which we still haven't received back because as we all know recording people without them knowing is a crime. I will also add that this property has issues with wasps and flies which is evident with the industrial zapper on top of the fridge. All in all, avoid if you want to have fun!

"Similar experience to everyone below."

Similar experience to everyone below.

Would not offer a date change or refund or part refund during the pandemic even though the house we booked had 6bedrooms and multiple families would be staying there.

I am pretty sure they were breaking government regulations in the UK. We are also foreigners and could not travel to the UK as the country we live was not allowing incoming or outgoing flights for passengers.

They were very unprofessional and despite coming up me coming up with solutions they refused to accept any of them.

"COVID-19 PROFITEERING"

So much in common with these reviews. Booked a break at Frog St for April for multiple family members. Government guidelines came out in March stating the old and vulnerable not to travel meant 1/4 of our group could not go. We tried to rearrange but the dates and additional costs made this impossible. Paid £1500 for a break it was then impossible to have but this company refused any refund. Reported to CMA as advised as should anyone that has been unfairly treated by this COVID-19 profiteering organisation.
Also researching option of small claims court.
The actions of such companies in these unprecedented times should never be forgotten. Will never use or recommend this organisation to anyone.

"Be prepared to lose your money ....…"

Sooooooooo disappointed with this company. We had booked for a weekend to celebrate my mother in laws 70th birthday and tried to cancel at the stage when the government suggested 12 weeks shielding for anyone over the age of 70 as several of our party fall in this category, but were told we couldn’t cancel even though it was 3 months away - we had the pay the full amount then try and get money back through insurance. We really wanted to just delay our celebration holiday until it was safe to do it but this was not possible apparently which was very disappointing as all other trips we had booked were more than happy to do this. Even if we had taken out their cancellation policy as they recommend we would not have been covered apparently. Once the actual date of holiday arrived we wouldn’t have been able to go anyway as the government weren’t allowing it. Luckily we had not paid the full amount but still were unable to get £400 deposit back or transfer it to another time . I’m sad to say that although the house we had booked to stay in looked great we will never use Sleeps12.com again and will not be recommending them to anyone - in fact the opposite.....

"Book with extreme caution!!"

My bad experience of Sleeps12 adds to the reviews already posted. Booked Ortus House in Hampshire for a big family celebration in July combining a Wedding Anniversery, 21st Birthday and two 70th birthdays. 14 people from 6 different households - so could not go due to Government Regulations. Luckily I did not pay the balance of my booking until I was clear whether the event was on/off. Sleeps12 cancelled my booking and will not return my deposit of £900. Copious correspondence has ensued with little success. Beware!

"BEWARE - unscrupulous morally corrupt"

I would score a minus if I could. I booked a holiday home for end of July 2020 via sleeps12 for 13 family members from 4 different families, prior to covid and up to that point, the customer service was faultless. I paid my deposit of £700 . Then in mid may, I received an email requesting me to pay the remaining balance of over £3000. I emailed sleeps12 with my concerns of social distancing etc and after many emails back and forth, I was basically told to pay or cancel! I decided to cancel for fear of losing all my money. Then after the announcement of changes on July 4th, I emailed sleeps12 again to request a refund of my deposit as clearly, we were never going to be able to all stay under 1 roof. Again, after many emails, it was clear that I would not be getting a refund and was told, quote " the owners of the property are on their knees financially and as far as they are concerned, Boris has opened up holiday homes so it's up to customers to follow government guidelines " in other words, I have 3 children all with their own family and I would have to choose 1 of them to join me. To rub salt in the wound, if I had paid the full balance, I still would not have received any refund! I'm so angry that I have reported sleeps12 to the government website CMA to investigate my complaint along with many more. The advice I would give is "do not use this company " I know I will never book via them again!
