I have been renting with Ocasa homes since November 2023 and they have been nothing but fabulous! Always fast at replying when needing to contact. Amazing company to rent from.

"Thieves"
Thieves! They forged my move in date to be incorrect (I have paperwork and bank statements proving otherwise) and are demanding I pay money I don’t owe. Next to no customer support and 0 morals. The accounts team have made 2 issues previously regarding money and this being the third (both times prior admitting the fault was made by them), the accounts are so bad In house they’ve even failed to file their own accounts properly (shown on companies house and the picture I’ve attached to this review, This is a sign of a failing company and to be wary of).
In 2021 there was a 1 week period with constant electrical cut outs and no hot water – Again a sign of the type of service you will be getting.
There is often drug use on site and fire alarms are set off by residence and left running all night. Management are fully aware of these issues and WILL NOT do anything about it.
The emails responses to others below me with negatives experiences are in no way a representation of the customer service you will get. You’re lucky if you get a reply at all when you have an issue – let alone one that actually solves the issue.
I have photographic and documented evidence I do not owe money including bank statements. The accounts team have changed my move in date on their system. I moved in on the 16th and it has been forged to say the 31st (My contract says 16th and so does the date my payment was made for when I first moved in) and when I sent this across is was completely ignored and I was just told I need to pay the amount – All my evidence was ignored.
Save your sanity and your money from these gangsters and find accommodation elsewhere. It’s cheap for a reason.

I have never witnessed such an unprofessional organisation. I don’t use this term lightly but the way this company is managed is completely toxic.
Not only is the way it’s ran questionable - when trying to make positive change it’s met with resistance. There is a reason the service is poor, as the turnover of staff is so high, due to the bullying nature of the company. Also, management seem to have a ‘let them wait’ attitude, which in my professional experience is disgusting when people are trying to move in to properties and have handed in notice on previous tenancies - to be left having to rent out hotel rooms etc.
Not to mention the ‘standard’ of these properties - some of which have MUSHROOMS growing in the bathroom. Now at > £700 PM I would expect more. Obviously serious damp issues are being masked. We all know those mushrooms don’t grow overnight.
In the last three months two tenants (that I know about) have also been woken up with ‘surprise’ guests one in the middle of the night. From previous tenants that somehow still have a key….! They were previously moved out whilst maintenance were fixing an issue, and then moved back in somehow whilst someone else was still living there. That could be dangerous!
I mean, I would expect nothing more, I guess a company is a reflection of those working within it.
So, if you want standard accommodation, with timely correspondence, treated with respect and professionalism. I would look elsewhere.
If anyone spoke to me about using this subpar letting agency I would tell them to abandon immediately.

Poor company, misleading aggreements so that the tenancy would be void, when complained about all they said was they would compensate me in return for positive reviews, would 100% not recommend anyone to live here

I started residing at Saxon House, Derby, managed by OCASA Homes, Midlands Team when I arrived in the UK for my postgraduate studies in October 2022, and my experience has been nothing short of exceptional. The property is not just a place to live; it's a home thoughtfully designed to meet the needs of an international student like me. The flat is modern, comfortable, and conducive to study and relaxation. The property management team, particularly the general manager, Charmaine, deserves special recognition for promptly addressing my concerns or queries when I moved in. Now that my postgraduate programme is over, I plan to return to my home country early next year. OCASA Homes should be rest assured that I will always commend them to fellow international students coming to the UK. Generally, I wholeheartedly give OCASA Homes a well-deserved 5-star rating. It has been a pleasure calling Saxon House Derby home, and I am grateful for the positive impact that the accommodation had on my overall study experience. Kudos to the general manager, Charmaine and her team for their dedication to creating a fantastic living environment.

Thumbs up for Jo McMillan she just excels in any problem resolution, helping to sort out any problem even the ones that she doesn’t suppose to, guiding me to the right person always with sympathy, patience and excellent customer service. Great value for money - very responsive to maintenance issues, communication is consistent and was the easiest process when moving in. 2 weeks from enquiry to move in date with no hassles!
