Have a look at 38 Heritage Drive, Brassall 4305 the home is 21 years old and tell me if this home needs what has been inspected by Kane Norman of RAPID building insections. We lost a contract from this inspection.
Sagging, cracking and loose cornices to the ceilings throughout the building, water damage to the kitchen ceiling around the skylight area, evidence of settling to the building where the cornices are bowed/ damaged. Recommend engaging a plasterer to repair/ replace to prevent further deterioration. Recommend engaging an engineer for further inspection and assessment of the settling. No moisture detected to the kitchen area at the time of the inspection. Recommend repairing the roof exterior. Some swelling to a few interior doors. Recommend engaging a carpenter to repair/ replace to prevent further deterioration. Ensure all doors are fully painted to prevent deterioration. Some minor swelling/ deterioration to the laundry exterior door frame and architrave. No moisture detected to the area at the time of the inspection. Recommend engaging a carpenter to repair/ replace and to seal the area to prevent further deterioration and to reduce the risk of water leaks and damage. Water leaks from the body of both shower hot taps and the ensuite vanity sink cold tap. Recommend engaging a plumber to repair/ replace to reduce the risk of water leaks and damage. Swelling to the front door and the side lights. Recommend engaging a carpenter to repair/ replace to prevent further deterioration. Ensure all doors are fully painted to prevent deterioration. Rusty fixings to parts of the rear patio roof, roof is likely to leak where the downpipe goes through the roof sheeting. Recommend engaging a builder for further inspection and assessment of repairs to prevent further deterioration and to reduce the risk of water leaks and damage. A few loose soffit mouldings. Recommend engaging a carpenter to repair to prevent further deterioration. A few cracked and loose tiles, cracked and loose pointings to the ridge cappings. Recommend engaging a roof tiler to repair/ replace to prevent further deterioration and to reduce the risk of water leaks and damage. Evidence of water leaks from parts of the downpipes. Recommend engaging a plumber to repair to reduce the risk of water leaks and damage. Some settling and unevenness to parts of the exterior concrete. Recommend monitoring for any further settling and engaging a concreter for further inspection and assessment of repairs if the settling worsens.Wood rot, leaning and damage to parts of the fences. Recommend engaging a fencer to repair/ replace to prevent further deterioration. Recommend making all Timbers to not be in contact with the ground to reduce the risk of termite attack and wood rot. Movement cracks to parts (recommend engaging an engineer for further inspection and assessment of all cracking). Ensuite shower screen door needs adjusting. A few exposed weathered timbers need painting. Interior door locks don't operate properly, doors have to be manually unlocked. Parts of the Timbers on the ground to the left side of the property beside the fences. Timbers on the ground beside the fences to the left side of the property. Hot taps to both showers and the cold tap to the ensuite vanity sink are leaking from the bodies of the taps. Recommend engaging a plumber to repair/ replace. Evidence of water leaks to the kitchen ceiling around the skylight. Recommend engaging a roofer to repair to roof. Evidence of water leaks to the laundry exterior door frame and architrave. Recommend engaging a carpenter to seal the area. Recommend monitoring the area for any moisture in the future and engaging a plumber for further inspection if moisture is found. Recommend re-sealing the joins to the shower screen/s. Main bathroom shower screen. AC unit overflow/s, recommend diverting away from the building or to a suitable drain. Evidence of water leaks from the downpipes. Recommend engaging a plumber to repair. The extent of excessive moisture conditions appears to be: Widespread.This may require the moving, lifting or removal of obstructions such as floor coverings, furniture, stored items foliage and insulation.Ensure all joins to the wet areas are sealed to reduce the risk of water leaks and penetration Ensure all exposed timbers are painted/sealed to prevent the risk of deterioration In conclusion, following the inspection of surface work in the readily accessible areas of the property, the overall condition of the building relative to the average condition of similar buildings of approximately the same age that have been reasonably well maintained was considered: Below Average.Thank You for your time John Schmidt
