I am currently a tenant at apartment g18 Springfield house Barnsley.
After I checked companies house it’s shocked me that David Maidment and Andy Dillon actually run this company.
I can only say David has been anything but helpful having dealt with Him over past few months In regards to the water pipes clacking in my apartment, these pipes have been clanking since February when I first reported them, it’s now September, Urpad or HLM property management did actually send a contractor out earlier this year to visit my apartment & the block find the source of the problem - he concluded that the pipes were not fixed to the joists correctly and they was too much slack in the pipes. This i was told is a major job due to all the water piper being above us in the ceiling so this means the ceilings would need to come down, unfortunately the contractors have done this throughout the building so other tenants also have pipes clanking in their roof area!!
Sunday 5th of September was the big one as one of the main water pipes finally failed on the top floor - they is 3 floors to this block and around 65 apartments and unfortunately half of the building was affected by the water damage in on way of another, Unfortunately I also am one to be affected.
To this day they have yet to get dehumidifiers on site to dry the building out ( currently 6 days since the flood ).
As for my apartment they have removed the carpet in my hallway due to the water damage however they have left the lounge carpet ( this was also as badly affected ).
Fortunately they did get me a hotel to temporarily accommodate me but i alongside everyone else have now all been told to go back to our apartments with damp and smelly carpets!!!
I for one will not be going back to put my life at risk - as I feel the pipes clanking for the last 7 months may have played a part in the major leak to begin with ( pipes that was still clanking before I left tonight )….
I for one will also be making the insurance company aware of the pipes clanking before they decide to make any payments for the damages caused by the water damage - You was aware of these pipes clanking for several months and you chose to neglect them!!

"DON’T WASTE YOUR TIME AND MONEY"
My partner started renting from URPAD 6 months ago. It’s been nothing but bad news since day one. When he went to view the flat they showed him a big open room with lots of space and good ventilation with windows being low down… he was looking forward to moving into the room until the day they gave him his room key the room was tiny and has poor ventilation, he has to have fans in living room and bedroom as there’s only one window and its out of reach unless your about 6 foot! Looks like a prison window! So so warm in the room even when temp is cool outside. Under the bathroom sink it was leaking the day he moved in and the freezer inside the fridge doesn’t even freeze anything on the lowest temperature! He was given a key card and left it in the room and locked himself out… it was a £30 charge to let him back in and it took someone 4 hours to get there.. absolute joke!
They turned the water off and the power from 9am this morning so we had to get showered and eat elsewhere.. THEN… 6:30pm they decide to send an email saying no one must stay in the building and everyone needs to be out by 9pm!! SERIOUSLY! 2 and a half hours notice to find somewhere to sleep for the night or maybe 2 nights. Do they not realise some people who live there don’t have family and friends to go to or they don’t have the money to fork out for a hotel?! And Best part of the email saying “ none of this is our fault” next joke, they leave maintenance team to get bombarded by all 90+ people that live there’s questions and they send a poxy email..
Then you’ve got the fact the landlord or management just walk in your room whether you’re in or out.. no privacy whatsoever, you could be in shower or walking round half dressed ( what happened to my partner) and they walk in unannounced.. they should at least ring and let people know they’re gunna just walk in. I’ve never known a company like it, people don’t even walk in on you in hotels never mind the place you call home!
Oh and then there’s parking.. there’s about 10 parking spaces which you have to pay £30 a month for or you have to park on double yellow lines on the road outside the building and risk a parking ticket.
They’ll probably reply to this with “ you’ve got the wrong company, or it’s not our fault”. Nahh URPAD IS URPAD and it’s terrible and poorly managed.

Used Urpad to rent a property out and regretted it instantly. They never respond to your questions or queries and promise you call backs but never deliver. They do not care about their tenants at all.
Dealt with Shannon who was patronising and seemed to have no clue whatsoever. Was also rude and kept interrupting and could not wait to get off the phone.
They also will look for any excuse to retain your deposit so if you do decide to rent through them make sure you take photographic evidence before and after your tenancy.
Dealt with David to get my deposit back and he made up extra charges and when asked for proof had nothing. Again no call backs or nothing and after a month of calling and chasing and lodging a dispute with My Deposits I finally got my deposit back.
Not worth the time and effort and would not recommend! Unprofessional and dodgy.

"Missing deposit"
I rented a property trough Urpad for over three years. Now that I have moved out and they should be giving my deposit back, it has become impossible to contact them, especially Tim Ellis who don't answer his phone or reply emails giving me the impression that they did not use the deposit scheme they should have and probably trying to keep the money.
Really bad service, so recommend to avoid and if you have to deal with them make sure that you are covered because they are dodgy
