Questionable business model
From the get go, their business model is extremely questionable: they don’t assign one agent to you, but they shuffle agents that speak to you and search properties, so you never know who is responsible for what and who is feeding you information.
I wrote a very clear email with my preferences in terms of location, budget and overall expectations. I got assigned an agent who had no idea what my criteria’s were, so he was randomly searching for properties that I have never asked for, in locations where I specifically said I wasn’t interested in searching. When I asked him if he saw my email from weeks ago about my criteria he just said “ what email”, and mind you I mentioned this email already 3 times to him because he kept sending me properties that were completely unrelated to my search criteria. After that I never heard from him again, and another agent started communicating with me, but she still said that my agent was the previous agent, not her.
This second agent did not do a better job than the first one. In one month of working with them I got 0 viewings. So I got really annoyed and took matters into my own hands and started applying for places on my own. Within one week I got 5 viewings, and within 2 weeks I found my own property. I told them I started getting viewings and they asked me once if I wanted their help for “ the bidding” even if I wasn’t buying but renting out. After declining their offer they independently
decided that they no longer should work for me, so they stopped sending me the little properties they were sending, asked no questions about whether I got a place or not, they just vanished.
The agency gives false promises and blames their lack of skill on a “bad market”, has clearly a poor network of contacts as they got me no viewings at all, and only sent me properties that I could see myself on pararius. When I worked with other agencies in the past, they were offering properties that were not so easily accessible on pararius, and most importantly got me viewings, even when back then I had a dog and was a student, a much harder profile to search for than what it is now. I really wouldn’t recommend this agency, there is much better out there, there are more reviews complaining about the poor communication, if your agent doesn’t understand what you want, what is he good for?

I've noticed many positive reviews here, but honestly, my experience has been quite negative.
Here's the full story:
- Welocate assigned an outsourced agent.
- I clearly communicated my preferences, budget, and limitations to the agent.
- The agent made a one-page report of the property, using only public information, absolutely no valuable insights.
- Without consulting or informing me, the agent submitted an offer well above my budget.
This is incredible!
I'm so glad that I didn't win the bid, otherwise I would need to find extra 15k to cover it, and I would never want to pay that property for that price.
Welocate just aggregator with outsourced solutions, which are available everywhere.
The agents are paid well below the market rate, so they don't invest much effort into your deal.
They simply submit the highest bid for properties and say yes to whatever you are interested, just to get the job done ASAP.
The entire business model of Welocate seems questionable to me. I'm unclear on how they manage quality control or provide value to people who are already in NL.

After exchange with Welocate staff, they actively followed up the incident and waived the fee for terminating the contract.

"Sloppy firm with terrible client communication"
This firm was terrible in many ways. As a preface: we didn't get the house. From the start, communication was extremely slow throughout the WEEKS (viewing 29-11-'23, final call 16-1-'24) that we were in contact with them. After many e-mails and phone calls (of OUR initiative) finally WeLocate confirmed they would send the draft contract the day after. Following this was radio silence, and after we called them they explained that they must have 'forgotten' the landlord telling them the rent would be 300 euro's more PER MONTH since we're with 3 people even though this knowledge was clear from the first viewing weeks earlier and also through the screening process this fact seems especially hard to miss. It was particularly impactful as some of us were already looking for new tenants and making deals according to rent payments. Then after much deliberation on our part we accepted the worse offer. Not unsurprisingly they didn't respond to our email for a week or so and after a few calls that we were supposed to be called back for (they never do) they finally then admitted to having rented it to other people already. Worst firm we've interacted with so far and it's very telling in this housing market in the Netherlands - fully trying to profit off of the desperation of home-searchers.
