Solomon Investment Partnered with Fraudster developer Paul Timothy Rothwell of Empire Property Concepts and has scammed Investors of all capacities. I invested in their Linacre House Bootle property in 2021. I was assured by Solomon that the property will be ready by their trusted developer Empire Property Concepts in December 2021. I paid £3800 reservation deposit, after they changed the long stop date from December 2022 to 30.06.2023. I raised with Solomon and wanted my money back, they assured me that the property will be ready by December 2021. I have been waiting, and now the long stop date has passed, I visited the site, and there was a recent fire incident on 25.05.2023, due to which Fire Risk Assessment has raised quite serious concerns, despite the risks, the developer issued a notice of completion. Upon visiting the site, I discovered that the job was not completed to any sort of standards, and all fixtures and fittings are not done properly. The property is not habitable. My children were not allowed to go inside the property as the manager of the building site advised me it was a building site. The development is in the LS20 postcode, you can't get a mortgage on the property. Not only this you need a selective licence from Sefton council to let out property. They knew about this issue already. I still manage to get a specialist lender with mortgage subject to valuation only, at a higher rates of interest and when Lender's surveyor contacted Dicio and Solomon to arrange the survey, it was denied as property wasn't completed and the Fire alarms were still showing faults at one instance and Keys were not found at second instance. Good luck to anyone who can buy Property at Linacre House, in Bootle, Liverpool. I have visited the local area, and the rental value isn't great, the property re-sale value isn't great and you won't be able to sell as the buyers solicitor won't be able to complete the paperwork due to risk factors so if you can't complete they will forfeit your deposit and if you do complete then liability of the entire development is at your stake. It isn't build to last. Please don’t go by Lyon Estate agent who advertised same property at higher rate! That is another scam. I am sure there are many buyers like me. The empire property concept had gone into administration, but Solomon never informed buyers officially. Google it 19th June 2023 article by Grant Prior. What worse is that the new freeholder of the land is no one else, but Paul Rothwell himself. So he showed insolvency of one company but then merged assets to another. Type Paul Timothy Rothwell and you will see he opened 95 companies in 2021. Read MCIOD limited on the company house and check insolvency submission. It's all fraud and scam. I am seeking litigation against this fraud. I am sure you all want to. I am collecting evidence against these fraudsters. Avoid Solomon at any cost. Get in writing from Solomon if property is mortgageable before you buy. I would say don’t buy off plan. They are modern thieves. There are many investors are in the same boat as me, and if you want to reach out for a solution after giving up on them, (contact was deleted after Solomon Complained to Trust Pilot). I was asked to take my review down by Andrew Ward, MD of Solomon initially, but after false promises and no viable solutions, I am putting my review back to save other innocent investors. Stay Away! You have been warned. Even if you complete by cash, you still be out of pocket. I talk with evidence in hand.

"Avoid Avoid Avoid…."
Avoid Avoid Avoid..I was sold a property investment in February 2022 and told the property was mortgageable once it is complete. I was also inform to use their preferred broker (Dicio) and solicitor (Lockings) for a smooth completion.
Unfortunately, this has not been the case, I’ve contacted Solomon’s investments and whilst the sale rep has tried to help as much as possible, the completed property is not mortgageable due to issue well known to Solomons’ and the developer.
Notices for completion are now given for a date in the near future, and without a mortgage finance available, the 25% deposit I paid July 2022 is now at risk.

"Solomon Business Partners treated us very badly"
Over 4 years ago Solomon Business Partners persuaded my wife and I to part with £50,000 of savings on an off-plan project called Eclipse in the Baltic Triangle, Liverpool.
Everybody knows that Covid interrupted everything. However, we were never told by Solomon Partners that there might be a problem with our investment.
Recently, I was signposted to Lockings Solicitors who informed us that the company (St James Liverpool Ltd) went into liquidation. They also signposted us to Insolvency (gov.uk) who can assist with debt recovery. This is presently our position.
Meanwhile and to this date, we still have had no sign from Solomon Partners of any kind of client care, reassurance, help or apology. We are presently waiting to hear back from Solomon Partners about the process for making a full apology and showing some humanity. Our £50,000 investment was made in trust with Solomon Partners. They should not be free to continue making business when something as immoral as this is taking place. I am referring to those in authority in the company who make the big decisions. They need to show accountability. We will be asking for a face-to-face meeting with those in authority. I will update my review once Solomon Partners seriously engage with us and inform of their actions.

"LIES, LIES. STEER CLEAR OF SOLOMON"
The guaranteed rental investment properties are being sold on the basis of LIES, HALF TRUTHS, MASSAGED FIGURES, VAGUENESS and LACK OF INFORMATION.
Do not give SOLOMON your money unless you are happy to see it fly out of your bank account!
Purchase costs and fees are massively inaccurate. What should have cost us under £2000 in fees, actually cost us over £7000.
Rental incomes are not true. The amount is not guaranteed. There are more costs that the rental management company will impose periodically.
When we expressed our concerns at how more and more fees were being imposed on us through the buying process, we were told that these were all normal and usual. So why had these "usual" and "normal" costs not been mentioned or alluded to, before we were asked to put down money? Simple - because the figures they presented were nonsense and completely manipulated to show an 8% rental return .
Deposits are non refundable. Which seems grossly unfair. We had to hand over our second instalment BEFORE we even had a mortgage offer. We had no choice.
If we had not or could not complete the sale, we would have lost our deposits and the money already spent on fees.
We dealt with the Director of Sales. Sometimes she was quite rude and impatient with us, when we asked for more information. She would tell us things verbally, which turned out not to be true.
This was supposed to be a slick professional purchase with a set budget. It has been horrendous. So stressful. We feel that we have been lied to, belittled and misled. These people should be stopped from trading because they are unprofessional and a company of liars.

When I purchased my apartment back in 2020, Solomon's sales pitch and flashy presentations had me feeling pretty darn confident. But then came the delays from the developer Empire, and then changes in the mortgage market with rates that started creeping up. I found myself wondering if I'd bitten off more than I could chew.
But you know what? Solomon's client care team really had my back. They did their best to keep me in the loop and actually returned my calls (a rarity these days, right?). Plus, I've hopped on the rental scheme bandwagon, so I'm crossing my fingers for some sweet income down the line. Things are looking up and pleased with the final out come!

The second one is due to complete at the end of this year, A solid experience it has been and Solomon Investments held my hand right the way through the process.
