We had had a bad experience with a different letting agent in the past so it was so refreshing to find someone who actually cares! Massive thanks to Aaron specifically for always having our back.

I had several valuations for my flat that I was only looking to refinance. Jake, from Gareth James, was the only one who took the time to get back to me and didn't seem disappointed at the nature of the valuation. Offered good advice. I will definitely reach out when it is time to sell.

Absolute crooks. Allowed the landlord to enter our house without permission and start renovations.
After living in a building site without any updates on when the works would be finished, we are then handed notice and told we have to professionally clean the house/building site if we want our deposit returned.
Avoid at all costs.

Replied to our review almost four months late with incorrect information. Our TDS was claimed months ago. You sent someone in July 2019 for a quotation to replace all carpets yet didn't get round to having the work done until we moved out in 2020. You brought countless strangers into our house without masks for viewings, without warning. An agent walked into my room with a group of people without knocking whilst I was in bed!
Adding this simply because it's funny and a great example of the service you can expect from Gareth James.

"Not the best local estate agency but tolerable"
Not the worst estate agency I've dealt with and defo not the best either. Would like to thank the lovely ladies at the Queens Road Branch: Bibiana is very informative but Eunice went above and beyond to make me feel very welcome and give assistance - especially when I was the one who had to collect keys from the office from her when renting. :P
From there, my friend went on to rent through Esther O and Gibson - back in the golden days. We didn't really ever complain as they did their best to resolve our issues but property management was a little too slow at times so the lettings team has to step in. Would recommend only if you have persistence as well as patience to deal with delayed replies and arrogant characters (like Kash). :/

"Terrible communication"
They sold our house, for which we are grateful, but it was a really difficult process with terrible communication. We kept being promised updates which never came and only materialised once we chased, usually on multiple occasions. I also didn't factor in the added 20% VAT charge on our final bill of Estate Agent fee which was a nasty surprise. Nice people but bad bad communicators so I recommend you avoid them unless absolutely necessary.

"Going above and beyond to help the tenant"
My year long experience with Gareth James has been beyond exemplary. At every opportunity Cameron at the Bellenden Rd Branch went above and beyond to assist me whenever I needed help.
The agency were only originally involved in drafting the paperwork of my lease, where after my flat was then managed by a private landlord. However as the story in London goes, my private landlord was dreadful, with non stop issues with the property and with his behaviour that I won't go into. As a solo tenant, and often feeling overwhelmed with what my rights were and how I should proceed with my landlord, I often asked Gareth James for advice and the agency was always there for me to help me on what I should do, provide additional information or links to understand how something worked, and even followed up with phone calls to see how I was going. They also let me leave a spare set of keys at the agency, again, just to make sure I was looked after.
I have now thankfully left my old flat with the terrible landlord (surprise surprise, even in the end, he tried to be evasive about returning my deposit, and AGAIN Cameron from the agency stepped in to help me). I will say, the flat I rent now is not managed by Gareth James and I am experiencing many of the typical issues people think of when they deal with property agencies. AlI can think is - I wish Gareth James were managing my flat now!

"If I could give zero stars I would"
If I could give zero stars I would. These people are so incompetent at doing their job it’s disgraceful. I rented in Peckham and the people at the Queens Road Peckham location were of no help to me during my tenancy. Their main goal is to drain you of your money and any hope you had for humanity. I had to hold their hand through doing their own JOB! I had to call every week to check to see if they would actually get something I’ve asked processed and they still hadn’t done it after a month of calling! I am so glad I am renting from someone else now because that was an absolute nightmare.
