Simon was professional and a really nice person to deal with (East Lothian - Dunbar area) when completing my Home Report. He was easy to talk with and he explained fully the process and EPC assessment.
He explained the issues he noticed at the time of viewing the property and in more detail in the report itself. He is a fair individual and gave me the opportunity to correct any inaccuracies. Simon was a nice person and very pleasant to speak with which helped finalise the report.

Have escalated formal concerns regarding their practice in an EPC that they undertook. It grossly misrepresented the energy status and misled the solutions that would improve energy measures They made an initial correction, which in follow up to support grant funding (as it was likely to provide negligible benefits) they went "silent". An untrained person would have been able to identify that the insulation status within the Report was missing. It was just I'll conceived and clearly not inspected or surveyed. This isn't the outcome I had wished for and like all times, when you make mistakes, it's about how you resolve them. Like the previous review, I would question their integrity and ability. To think that I have given them all opportunity to resolve the matter and they have chosen to place me in a position of having to formally escalate concerns is just bewildering. The facts speak for themselves and from the original EPC to the amended EPC they are going to have questions to answer that were avoidable for them. Incredulous.
I can see that they have replied saying that they have no complaints. It is emailed to them at their Dunfermline branch and directly to the Regulator with them cc'd to my concerns
Interesting to hear an update that they are confident of the handling of the matter despite them having to adjust the Report and not to my satisfaction or as discussed, but will leave that for the Regulator to determine.
Notably, the errors in their original survey were clear to a lay person to have been presumed as opposed inspected. I received 3 or 4 emails responses from their offices over several weeks saying that they had forwarded the matter to their surveyor who chose not to respond.
Regardless of what or how they are attempting to front their confidence in their defense in my complaint to the Regulator and regardless of what the outcome of the complaint to be, I'd not recommend them alone in their lack of courtesy or response. Having bought and sold many properties, this company Id recommend you avoid.
Imagine my lack of surprise when I checked back on documentation to discover that the same person who undertook the EPC assessment is the same charlatan who undertook the Home Report Survey at the point when we purchased the property Despite the property having 100% of 1s reported,we:
- Rewired the property within 3 months
- Replaced the roof within 6 months
- Replaced the Boiler within 9 months
- Replaced upstairs floor and ceiling joists within 1year
Is it any wonder I have escalated a complaint which is now being handled by the Regulator and I will share all documentation and supporting paperwork that demonstrates if not willful neglect by this Organisation, but lack of due diligence.
To think on the back of a phone call they have now altered the EPC and downgraded it, with my assertions of building structure as opposed their surveyance, is ludicrous.

"Disappointing and Costly"
We recently purchased a home that was surveyed by Allied Surveyors Scotland. Unfortunately, the survey was significantly inaccurate.
The building survey conducted by Allied Surveyors Scotland failed to accurately identify several critical defects within the property, including:
Severely rotted gutters: The survey report failed to identify significant rot and decay within the gutter system which our roofer confirmed was visible to the naked eye.
Significant roof damage: The survey report did not adequately assess the condition of the roof, relying solely on ground-level inspection. Subsequent investigations have revealed significant damage requiring costly repairs.
Inconsistent and unexplained assessment of damp: The survey report provided inconsistent assessments of damp areas within the property including internally and under external stairs, lacking clear explanations for the varying severity scores.
Consequence of Inaccurate Survey:
The inaccuracies within the survey report have resulted in significant financial and emotional distress. We have incurred substantial unforeseen costs to address the critical defects - roof repairs have come to approximately £3300 and further costing £6000 - not identified by Allied Surveyors Scotland.
Response from Allied Surveyors Scotland:
When we raised concerns regarding the accuracy of the survey report with Mr. David Donnachie, his response was dismissive, unhelpful and patronising. He failed to provide clear explanations for the inaccuracies identified, only quoting sections of the Home Report, and offered no resolution to the issues raised other than coming back to our property to reinspect, however did not provide any information on the outcome of this despite several direct requests for what this could be. Despite multiple requests for specific information and clarification, these requests were blatantly ignored.
I wonder at the value of a report that is so light touch where things noted but not inspected. If you note damp staining and erosion but only visit on a sunny day I would expect there to be follow up questions to the owners of the house. If you are only looking at things and not inspecting or investigating further I do not see what value the home report is to any buyer. My understanding is that surveyors are paid for your expertise, not for chance findings.
Avoid Allied Surveyors Scotland. If you're buying a home surveyed by this company, get a second opinion. If you're selling, consider other surveyors. Our experience was deeply disappointing and costly.

I did complain. I’ve always used you for my surveys and always been very happy but the last occasion was dreadful, the floor plan was completely wrong, the surveyor got the construction wrong. It had to be completely withdrawn. Now you won’t touch my properties.
I’m sorry but your reply is a lie, you were recently asked to carry out a survey and your response was to refuse on the basis you had carried out a survey for me previously and didn’t want to do any work for me again. I have your response in writing from my mortgage broker
