Ever since Acquire Property is being bought out by John Shepherd, level of service has gone down.
In 2 weeks, twice being let down for viewing a property to let. Process is a shambles as they can't view it when the property comes on the market and when the viewing opens we will call you back and no one bothers calling you until you called them to find out no appointments are available.

"Defensive, Dismissive and patronising. "
Worst possible letting agents in the area.
Despite paying a fee; managers lacked any common sense or initiative to address tenants questions and simply engaged in a forward of email back and forth which constantly frustrated tenants and landlords equally. Claimed there was no interest in the property for weeks, however on moving to a well-known and more organised letting agency, we have had 19 viewings and 5 competitive bids in a matter of a week. Often their tone is defensive, patronising and dismissive. Do not recommend working with Acquire Letting Agents if you have a property you love and need true experts to take care of it.
In addition as of 23.07, Acquire on seeing this review have shared an email from their "legal team" asking for this review to be removed. To reiterate, this is our OWN opinion of their services we paid for and are ENTITLED to this, without fear of legal threats.

I have rented 3 properties out through Acquire over the last nearly 20 years. I've never been treated better by any collective group of employees and owners in any profession.
They have always proved to be exceptionally professional towards both me and our many tenants and courteous in every dealing. I've never had a complaint from a tenant and I have nothing but praise for the entire team.
One thing I particularly admire and respect is the way they tread the line fairly in every circumstance and issue between tenant and landlord. Kudos.
I have recently sold a flat through them too and the experience was brilliant. 100% attentive throughout in guidance and execution. What shows best is that both I and the buyer have been personally introduced at the end and both feel the same.
I've worked with other agencies and have terminated all such relationships. With Acquire you are a name not a number.

"Avoid!"
A terrible, stressful experience with this cut throat agency. In my opinion, they do as little as possible for a higher return and have no regard for tenants whatsoever.
Initial contact was good, despite the fact that they had to redo the tenancy agreement numerous times due to error. I didn't react as these things happen, but in retrospect, it was a sign of things to come. The day before we were due to drive 300 miles to move in, we were told that we had to order 3 sets of wardrobes as they hadn't been able to do so. A few hours later this was changed to, we have now got the wardrobes. They also dithered on one of the overseas deposit details which resulted in them not being able to transfer money on time. Not a huge issue, but meant we had to pay several thousand upfront on behalf of our friends tenancy. When we arrived to pick up keys, the woman had no idea that we were arriving to start tenancy. On top of that she couldn't find the keys & made frantic calls. I spotted a bunch on the floor by the door & sure enough it was said keys. There was no inventory or checklist, zilch, zero. On arrival at the house - some of the sets of keys didn't fit, electric was off, kitchen sink was leaking +++, boiler didn't work, floors were covered in muddy footprints throughout, 3 rooms had unconstructed beds and wardrobes, in packaging dumped in each room. 4th room had dirty, used bedding on the bed, someone's clothes in the wardrobe & a full cat litter tray in the corner. The headboard was covered in cat fur, as was an office chair. On the floor there was used tissues, cotton buds, toenail clippings & hair. The windows were absolutely filthy, inside and out. The oven was dirty, microwave had congealed stuff in it and dishwasher was full of mouldy dishes. On top of this, the sash windows had broken locks, so could be opened from the outside. Having taken pictures of everything and sent to agent, we then spent 3 days cleaning and sorting furniture etc. Lia arrived (who really was understanding and understood how we felt)and she agreed to replace window locks & get 1 bed with stains professionally cleaned. Apparently the windows got cleaned every 6 months, this never happened. She could see from our before & after pics that we'd pretty much cleaned every inch of property. It was all very stressful and received no apology. Even the front door keys that didn't fit, we were told to find a key cutting service and get them done ourselves. It was all very stressful and we had to spend an extra night in hotel to help my daughter get the house habitable. Once done, we just wanted the window locks fixed and to put everything behind us and for my daughter to enjoy living in the house. About a week later, Aaron rang me - ah at last an apology I thought. How wrong could I be! The man was aggressive and bullying on the phone, saying that because we'd said the house was dirty, it was disrespectful to landlord. I was speechless and when I did try to speak he threatened to hang up on me and dared me to report him to the ombudsman. He was outraged that he'd have to charge £500 to landlord to fit window locks and that if we wanted them we should buy them, after all, the landlord had lived there with no problems. I told him you could buy locks on amazon for £5.50, with his response being there you go, you can fit them. I was apoplectic to say the least. At the age of 57, I have never encountered anyone as hostile, arrogant and rude as this guy. After asking him why he was being so nasty (whilst in tears) and that all I wanted after paying him several thousand pounds, was for my 18yr old daughter to be safe with a £5.50 lock on her window and that I couldn't fit them as I was 300 miles away! He did apologise at this point - I'm sorry if I came across that way. He then blamed his own employee Lia, saying she had no authority to agree to anything, and finally threw her under the bus by saying, " Lia, or should I call her Lier". Thankfully the locks were fitted by their handyman. Hopefully this gives a full picture of the kind of foundations this company works on. Toxic. To top it all, they never refunded 4 figure deposits and didn't respond to email so we referred it to the Tenancy Deposit Scheme. Thankfully we had pictures of before we moved in to balance their 'after pictures' and the adjudicator confirmed that we owed them nothing that they were trying to claim from our deposit apart from the cost of a few lightbulbs which was reasonable. We finally received our deposit eleven weeks after moving out. My daughter has since moved with a new agent and thankfully the experience has been transformative, a million times more professional, approachable, efficient and personable - the way it should be!

Booked a slot for a viewing, left work earlier, travelled 45mins to get there and there were me and 20 more people waiting. I mean, there wasn't even a notice for an open viewing.

Possibly the most useless estate agents you can deal with.
They ignore emails, they don’t return your calls and on top of that they think that they can get you involved into a bidding war for a property!
