The contract is such a trap. it seems there are only two options, you either sign the contract and get charged exorbitant fees or you don't sign and not get an accommodation.
The agents are the biggest liars, they will tell you not to bother about the contract but it's a huge lie because the landlord will tell at the end that you signed the contract so you're bound by it.
You will lose at least £125 from your deposit even if you keep the flat sparkling clean because they will charge you for inspection.
Your deposit will not be returned until after several weeks because all you can do is call and chase them by email uncountable times.
if you need reference in the future, they will charge you for the request because they will claim it's already written in your contract.

Words are not strong enough to explain how obnoxious my experience renting a room from this shambles of a company was. To begin with, no basic accommodation- broken bed, old noisy fridge and an inbuilt tiny wardrobe that’s all I had for the privilege of 850 a month. That and having to share the toilet with 30 odd people some of them actually squatting on it and leaving the results of their footprints and dinner for the rest of us to clean afterwards. The place in question is an immigrant hotspot and everyone’s welcome in this community, SpareRoom says the building is listed for 10 people when in fact it’s occupied by 40+ arrogant troublemakers who use it as a temporary party address to get through NI procedures- and yes they steal your Mail especially if it’s a bank card in it!
Additionally, I had no access to the kitchen throughout my tenancy because it was always occupied by those people in question using my own kitchenware as well and eventually stealing it before I left. Also, for the love of god, I had to wash my clothes by hand for a year because coin operated washing machine did not work for most of my stay not that I would advise paying 7 pounds extra for a cold 20 min quick wash anyway. I eventually got fed up of their treatment as they started threatening the whole building of eviction just to put the rent back up again. I left the room cleaner than I found it and like someone else in the comments said, I was charged 140 pounds for a check out fee and there wasn’t even a person to check out for. Waited for my deposit (or what was left of it) to get back for ages and the woman in the office deliberately hung up the phone on me and pretended she didn’t have a phone coverage, but when we called from a different number she was happy and cheerful picking up the phone thinking it’s a fresh bait to scum. Honestly you’re lucky enough I didn’t go to citizens advice. Hope this comment helps the poor souls who decide to give this a go, please don’t.

Absolute lazy agency with shady contracts that are the most inflexible. They take weeks to resolve any issue even if they do. They have every work-around you can imagine to not provide the services you pay for, even if they say it's not included in the rent. Would not recommend anyone to sign a contract with them for tenancy.

Terrible experience, I found an apartment in London, made a deposit only to discover it wasn't all bills inclusive as it stated in the ad. I reached out for a refund only to be told I might not get it and that they could as well have rented it out to someone else during the period I was processing it, mind you the house had been on the market for a while. It all seemed too shady and the lack of transparency was really annoying. They need to do better.

It is all non sense and lie.
At first it started the day I did the viewing for the studio in the basement. I have been told the day of the viewing that the studio is at 1070 pounds every month but if I do take the flat right now I will be paying only 1050 pounds which i took seriously and I agree to sign the contract for the only reaso' that I would get a reduction.
Well it is a lie. Because at the end of the month you got to pay your rent in cash with 20 pounds fee. So it comes back 1070. So thank you for the scam for advertising face to face a reduction that doesn't even exist.
Then I never ever had the full contract. I many times asked to have the last page and many times I had to deal with the agents who did not send me the contract entirely with all the pages. Like if there were something to hide which I do not understand at all. So I ahd to sign rhe contract online with out knowing it. The days of the check-in same thing I had to sign again rhe same contract. I have been told that i can't have a look on the contract or take it In picture if I don't sign it which is ridiculous. It is my right to take my times to read the contract entirely without pressure.
Then comes the end of our first contract with which comes a lot fo call made in order to extend our stay many times I have offert to stay 4 months to which they say they will talk to the landlord and see what he says about it. Many times u had to call back a untill one day when I have been told that 'it is ok you can stay 4 months' untill having the landlord literally calling le to tell me no that's not possible. So for anyone who calls them just for safety do record any call you have with them because a oral agreement worth as much as a written agreement. Which I didn't do and had to argue for something I already had the agreement for.
It is also really stressful to deal with them they are just looking for short stay people. It is better to let them run their business on air bnb rather than dealing with them like a real estate agency. They are not good at that.
I am currently still waiting fro my deposit and I think I'll be waiting for it for long. I will have to call again and again. And of course I will not stop calling them and remind them that they need to refund me the money they owe me because I need it to pay my actual rent where I now live which is far away from them and I will be so happy not to deal with them anymore.
I should have check trust pilot before signing anything. All you are reading is true and happened to me. It is just a waste money, time and energy to deal with them.

I'm renting a studio flat with Accommodation London for almost a year and, and so far everything has been great. Gareth is the main person whom I refer to if there's a problem- he is very approachable and eager to help. All the problems (if any) are usually solved within minutes.
When my family members were visiting me, which was a last minute decision, I contacted the Landlord to ask for an additional flat in my location, which was also sorted out within 2 days.
Overall, very happy with my experience.
