do not rent with them or you will only lose money.
It does not matter if you are a good tenant and comply with all the steps of the contract, they still will not return it to you. They take your deposit and charge you fees.

They never answer emails NEVER. They never help. They don’t care if your neighbours which are their customers are stealing from you (they did not care and they don’t do anything about it).
When they answer calls they tell you that they will call you back and that never happens! Then the thief landlord say that they are busy but reading all the reviews it is clear! They are not busy, They don’t work.

The landlord will not care about you, just money.
We left the property before the end of our agreement and we gave him the notice. The next steps were showing the studio to potencial tenants that want to rent it for at least 6 months (this is what the contract says). We did and he did not accept them because of their nationality (which is not in the contract and is illegal). He also said that he can’t accept people that lived in UK over 2 years when he rented to us that are here over 2 years.

People you have to report him as we are going to do today because he did not give my deposit back. A lot of people had similar experiences as you can see in other reviews, but we have to do something about it so it stops!

This accommodationlondon agency, the landlord and his manager are crooked, they're opportunists, they're cheater, corrupt and pretty ugly attitude. Why? Because they did not return my original deposit instead, after move out, they cheat a £115.00,

I won't be listing every details of my bad experience with this real estate agency. I just want to say that all the reviews written here are relevant.
The people working for this agency are so rude, they don't care about anything else than your money.

If you have the misfortune to have a problem with your renting, believe me they are not going to go out of their way to solve your problem.
First of all they will probably never come and then you will be held responsible for everything.

I must have sent between 5 - 8 emails and NEVER got a reply.
They pick up the phone but hang up on you instantly.

If like me you have signed a contract with them before going on Trustpilot then there is nothing left but to hope for luck.

Also don't hesitate to spam them to get the deposit back because they won't do it by themselves.

I had reported already by the phone about the people that are living 20 Ash Grove Flat 5 NW23LL and no one took any action about it

We come home very tired from work and we need rest , with respect if you can get in touch with the 2 people (couple) who live in that Flat 5 to discuse about this matter,
that I saw and we all know that the lady in there is having sex for cash with all those strangers/mens that is coming in this building.

This is the only job that she have. This woman lives here amoung us and lives only from prostitution??? with all respect but this is insane, this is not good at all
On the main door of this building daily enter multiple mens who do not live at this place and they're arguing among themselves there sometimes even run on the stairs late at night too, slams the front door without any respect
We tried to talk to the dancers to keep quiet and stop those immoral habits but it rattled in us and became recalcitrant.
She always talks about drugs and mens, I'm not against parties but she uses drugs every night, and gets drunk all of them and are very noisy.

If it is possible to do a check with the police, because this couple also sells drugs provided by certain clients that come for having sex with, I heard them talking about that
She's living with anoother boyfriend now I use to know her EX boyfriend that left her because of this new job (prostitution) that she's going on from over 3 months in this building.
We do not understand how she got in rent this Flat5 here with us because she does not have any document, if you want you can check yourself.

STAY AWAY FROM THESE ROBBERS. WORST MISTAKE OF MY LIFE. They are incredibly sketchy, at first, it may seem as if they are nice and approachable only so you accept them to take your money. They only care about your money, they don't care about you. The contract is as shady and sketchy as it can be. They make sure that the contract gives them total authority over you and it does not comply with the regular laws and rules that protect tenants in England. They make sure that the contract gives them the upper hand in case anything happens. More than that, the contract is full of ridiculous and ludicrous clauses designed to get the most amount of money possible for you. In that miserable contract you can find things like:

Your tv can be removed at any time if the landlord desires to do so.

If the fire alarm sounds due to the use of the oven/kitchen, etc. you will be charged a £50 fee.

If you call the office for something they deem as "no urgent", they will charge a £25 fee.

If you move-in in at a weekend they will charge a £25 fee.

If the flat/studio comes with a laundry area. you will have to pay for it with coins.

They charge more than £100 for bills and they don't even cover the electricity.

They can enter the property at any time of the day because one of the clauses says you must give access to the staff and the landlord at any time of the day whether you want that or not.

NOW IT'S TIME FOR THE 2 MOST RIDICULOUS CLAUSES OF THE CONTRACT:

You will be charged a £150 fee at the end of the tenancy for CHECKING AND INSPECTING the property. They don't clean it, they don't do anything. That money is paid to the landlord because one of his staff will come to the property to see if the room is ready to be rented to another poor soul that had the misfortune to come across these imbeciles. You must have your bed made and everything has to smell and look nice (that\s included in the clause) so the people that come to do the viewings will be convinced of renting.

And now for the most ridiculous of them all: You have to pay a fee for paying your rent!!!! A FEE FOR PAYING YOUR RENT!!! If you pay your rent in cash, there’s a £20cash fee, if you pay as a bank transfer, there is £50, if you pay by card there\s is a 5% fee. There is no method of paying without a fee. And the worst is that is the same thing for getting the deposit back, if you paid the deposit in cash, card or transfer, you will be deducted an amount for getting your money back even though the property is undamaged and in a good state. It’s just sad and stupid, I can’t believe how they get away with this, they should be in jail for doing this really, they charge money for charging money!!!!

Finally, all of this is adaptable to the landlord himself, he and his useless staff will go to the properties to collect the money. When you meet the guy is like seeing a steeming 2 square feet load of horseshit, I still vomit when I think about him. He’s a decrepit old man in his 50s, 60s, that literally is there just for the money. That’s all he cares about. I hate this imitation of an agency and hope I had never accepted a property from them.

This company preys upon young travellers who don't know their rights or what is acceptable from a London/UK rental company/property. We paid a ridiculously high fee for a "garden property" (a SHED) for a couple months in 2002 (yes. I'm still bitter 20 yrs on). The "room" was so terrible we eventually requested to be moved, but were then placed in a small, grimy room in a smelly building with a gross entry, a shared, dirty bathroom and revolting shower. Oh, and we saw our first dead body ever on the road outside the front property.
We were told there simply were not other options available for people looking to let for under a year period. What liars.
They had us sign contracts upon arrival (literally 'straight off the boat' - v jetlagged) - I had a number of questions about some of the items I wasn't comfortable with in the contract and the 'greeter' ASSURED us that the contract just has a bunch of generic stuff in it that doesn't actually apply to us, and we didn't need to read it. Yes, this was a massive red flag - unfortunately though I wanted to walk away and just find a hostel temporarily, the girl I was travelling with (who worked in rental properties in the US) assured me she was confident they weren't dodgy. Let me just say we are no longer friends.
When we paid our final month's rent, we were told to come to their property at a certain time. There was a queue of 15 people we had to wait for in order to hand over our 'cash' (we were not advised we would be charged a fee for cc - and 3 of us were sharing a property, we didn't want to be carrying that kind of cash - I'm *CERTAIN* they don't report the full amount to the taxman). More young people just kept turning up behind us. When we got to the office, they made up a ton of fake charges - nothing that HAD been mentioned in the original, crazy 'contract', and then told us we owed additional fees because we WERE 'wedded' to the contract we signed (that we were explicitly advised wasn't relevant). Our original greeter who lied to us was present - I went mental. I called him out. And, I walked out of the office to ask each of the 15 further young people queuing up in the hall behind us if they told them the same rubbish as what they told us. EVERYONE in the queue said they had the same experience. Gentle hysteria was bubbling. The Accommodation Scumdon peeps finally relented just to keep me from exposing the truth to the rest of the crowd.

Four enquiries over several months and no responses, even though the message has been read and the account is definitely active. Just best to ignore this agent, which for some reason Spareroom allows them to advertise as private landlords.
