This is the VERY worst real estate platform that I have invested in. They give you no personal information to see how your investment is doing. They are hard to pin down with any information and from what I can gather have not even made 5% return on my investment.

"This company is a mystery"
This company is a mystery. I put in money a couple of years ago. I've never hear anything from them. No statements, e- or otherwise. The most puzzling part is that when I log into my account, the investor screen is blank. Before I invested, I thought i had read enough. I understood that it's a longer-term investment (3+ years). But to not be able to see anything, even the initial investment amount and date, is really suspicious. Perhaps the SEC, which they say they are 'monitored by' (I should have done this research ahead of time), needs to hear from us. Basic accountability is necessary in a legit company.

"Bad experience with Diversyfund."
Don't be fooled by slick slogans and beautiful pictures of exclusive properties. I am an investor in DiversyFund multiproperty growth fund and Series A convertible note. This has been a horrible investment. First of all the platform offers no liquidity or transparency. There is no set time frame for when you could expect payment of your principal or profis. Their quarterly updates are uninformative and vague. Good luck trying to get a person on the phone to redeem your investment.
I have requested for the convertible note to be redeemed as per and according to the provisions of the note. They told me they didn't have the funds to pay me back upon the note coming due. It has taken 17 months for me to see my principal and some interest paid on the note. I say some cause they refuse to pay interest on the amount that has accrued during the past 17 months when it was in default despite it being in the provisions of the note.
I have no expectations of ever seeing returns on my investment in the multi property growth fund. I have asked several times but have yet to get a update on the valuation or expected payoff time frame on the portfolio. There are many options for those interested in investing in real estate. Crowd street and Yield street are two much better platforms for accredited investors. Unaccredited investors would be better off investing in a publicly traded Reit or etf. I strongly recommend that investors avoid dealing with this company.

I strongly advise you to NOT invest with Diversyfund. The REIT paperwork stated one year to withdraw monies invested and upwards of 6% return. I made nine dollars in a year and they will not return my investment. Diversyfund stated they can not return my money because they are not in the " liquidation process". They have not communicated well and have made countless reasons not to release my money. This will be a ponzi scheme on 60 minutes.

Thank you for getting back to me! Unfortunately, once the investment is processed there is not much we can do. The funds are committed to purchasing properties and real estate is not like cash or a stock investment that can be traded. I've provided more info on how the investment term and liquidation process work.
The DiversyFund Growth REIT is designed to build wealth over an approximate 5-year timeline. The investment strategy for this fund is a growth strategy, which will be executed through a series of stages
Acquisition Stage: The REIT uses the capital raised to acquire multifamily properties with approximately 100+units.
Renovation Stage: We do what is called a "value-add play". We add value to the properties via renovations. We renovate the individual units, common areas, etc. We utilize cash flow from the properties to fund the renovations over a period of time.
Stabilize & Hold Stage: As we finalize the renovation process, the forced appreciation means we can increase rents and stabilize the property. We’ll then hold on to the assets for several years allowing the property to naturally appreciate in value.
Liquidation/Disposition Stage: This is the final stage. By now, the properties have appreciated naturally and through forced appreciation via the renovations. This is the ideal time to sell the properties. We’ll sell the assets and liquidate our investors.
We aim to invest in projects that can be liquidated/sold within approximately 4-5 years. Due to the nature of the investment and our growth strategy, we have no premature withdrawal policy. Our duty is to take the hard but necessary steps to protect the interests of our investor base as a whole, esp
ecially during times like these.
This ensures our portfolio is in a position of strength and can withstand a severe downturn or recession.

"$0 dividends after 5 months... stay away"
It's been nearly 5 months since I received a dividend after investing 5 figures... this company is the worst! Do NOT invest with them. They do not have any clear communication about what's happening with your money. They don't post your account statements in the portal, you have to go and ask for them - what are they hiding? Oh, their POOR performance.
I am so disappointed that I trusted their website and invested with them. Now my money is stuck until this REIT closes.. and I will barely get any returns. It makes me sick thinking about what I could've done with that money instead. This is the biggest disappointment. Take your money to a company who actually cares.

"not sure they are legit"
Updated: They did respond to my inquiries and posted more dividends to my account. The dividend was painfully small, under $2. I have added a star, total of 3 up from 2 stars. The website is lack luster and I am still not 100% sure it isn't a scam.
Original: Started investing with Diversyfund a few months ago and like others that have offered factual reviews I am finding their dividend system is not actually what they say it is. They say on their website that dividends are posted by the 15th of each month. Since I started investing there has been no payment on or before the 15th and the one dividend I did receive was a very low amount(under 2 bucks for a $500 investment). Straight answers and timely answers to inquiries does not seem to be a priority for Diversyfund. This company appears to be deceptive, inept or more than likely both. Stopping short of calling them a scam, I do believe I have lost my money. 2 stars because I have a little hope left. I should have stuck with just investing with Fundrise.

It seemed to be growing nicely on the investments, but suddenly in October of 2021 they stopped posting dividends to any of my investments, they made it near impossible to see the progress or documentation around my investments, there’s no information on when my investments will mature, and responsiveness from support is non existent.
At this point and based on the above, I’m assuming they stole my money.
They claim to provide dividends monthly but they stopped doing so in October 2021. Their app now has under 100 users and is reduced to no useful functionality, and the one responding to stuff just copied templates and doesn’t actually address the support question. They lost my trust and the latest is that my investment counter is not 5 years from when I start “investing”, but 5 years from when their REIT is fully funded.
