I sent an email regarding a kitchen appliance query, Ocasa replied pretty much immediately.they answered the query and attached a copy of the kitchen appliance manual. Great service.

"5 star happy camper"

Ive been dealing with Harry Hatton from ocasa homes.From start to finish every bit of information was clear and precise. Nothing seemed to much in helping me with things if I was unsure and was always kept up to date with what was happening as an when they were happening. My first time dealing with Ocasa and would happily recommend them to friends and family and would definitely recommend dealing with Harry again 👌

Great experience, contacted Ocasa to support with finding accomodation for some of my employee's. Harry and the team pulled it out the bag to sort this out in a little over a week. Fast efficient and great communication. The property was as described, and met our requirements. Thanks again!

"Picture House"

Picture House - Carlisle

Absolutely horrifying experience staying in this building over the last year. I have had break-ins due to no security in the building, and my door has been left unlocked after that for more than two nights, because Ocasa couldn’t be bothered to put a lock on the door. CCTV does not work. You will have to chase them for weeks to get one maintenance job done. Most recently, I haven’t had water supply for the last 40 hours. The entire building does not have water and all they can do is mislead us. Staying here is a health and sanitation hazard to your life half of the time, and the rest of the time you would be worried about the security of the building. The lift in this building hasn’t ever worked. I live on the second floor of the building and have always had to do any heavy lifting manually, though the stairs that have broken edges most of the time. I don’t know if the lack of bother is because this is Carlisle, and they just don’t care, but honestly as a resident this has been a waste of my money since day one.

"Pearson square Ipswich"

Pearson square Ipswich.

I went to support my friend, as she’s in a difficult situation within her living arrangements and basically needs to leave her current place for her own sanity and mental health.

We arrived on time and was shown round by a lovely lady. But unfortunately what we were shown was NOT was advertised and furthermore the lady said, the same thing happened to her the day before with another tenant.
The pictures on rightmove quite clearly show a very different set up!! - quite misleading.

My friend is very anxious about making this decision and was really hoping it was as described, but it looked like a prison cell. The information on rightmove implied they have en-suites with a shared kitchen, but this wasn’t the case. The bathroom was dirty and there seems to be a damp problem in the room.

Obviously at this point, my friend was quite disappointed, once this was explained to the lady, my friend was advised to call the head office to speak to them and the lady would also contact them too.

So my friend contacted the Manchester head office, spoke to Sara and obviously vented her frustration as she was very annoyed as it was not as advertised.

Sara had all the warmth of a dead person, as she’s obviously never been customer service trained. She started saying that my friend never stated she wanted an en-suite on her form, so I said how do you know who she is, to which she replied, rather curtly! I know who it is from the phone number!

To which my friend said it never said on the form to state en-suite and that what she had applied for was a room with en-suite which was £575 and the room we saw was up for £525 and had a shared bathroom.
Then Sara said, well I’m looking at your form and it didn’t state that you required an en-suite, but in the next breath she said you put en-suite or similar, even though en-suite and shared bathroom is not similar. Obviously my friend, who is super frustrated by now, explained that the lady showing us round at Pearson Square had said she had someone, the day before say that the room was NOT as described, to which Sara replied, they were not there yesterday so they couldn’t have shown someone round! My friend said to Sara, so you’re calling that lady a liar now! My friend hung up the call, as Sara was saying what is the purpose of your call, as I’m being tied up with arguing with you.

If you’re going to employ people to deal with the public, teach some lessons in humanity. Some people are in desperate times and need support, not some sarcastic, jumped up jobsworth on a power trip! Let’s hope she doesn’t need help like that…just AVOID as they don’t give a flying feck!

"Avoid if possible "

Ocasa Homes, Well where do I start they certainly cover The Good The Bad and The Ugly so let's start with the positives they serve a purpose in the HMO housing market a single room and ensuite with a shared kitchen with adequate essential furnishings internet and if your lucky window blinds, a shared fitted kitchen with std equipment fridge washing machine oven and hob but remember it's shared so it's upto everyone to keep it clean. Ocasa Homes have many properties across the country however this review is a reflection of my own HMO experience, Let's list some of the negatives there appears to be no real vetting of tenants so be prepared for anything druggies drunks and dropouts, poor external maintenance certainly with waste disposal and pest management they have a maintenance portal that is poorly managed and is often disregarded and issues summeraly removed, The installed fire alarms are not to code and erratic at best, All maintenance issues are slow to be dealt with at best, My building was subject to Grenfell type cladding issues it took the main contractor 18 + months to complete due to poor decision making and mis-management by Ocasa maintenance , You could have knocked the building down down and rebuilt it quicker. Where Ocasa really fail miserably is communication they stink at it, Unless they are chasing you for money of course but if it's you chasing them they are all useless from accounts to maintanance, complaints, tenancy renewals, lettings & tenancy management they NEVER get back to you, I ended my 2 year tenancy in August they refused to answer my emails and requests they changed my last 12 month contract to a 12½ month contract and when I finally left my unit it was left immaculate with pictures to prove the fact yet they tried to claim it wasnt and tried to withhold £100 of my deposit through the Tenancy Deposit Scheme, I naturally challenged this and it took the best part of 3 months for my full deposit to be returned to me yet again their communication was non existent towards myself and the TDS who asked them to provide evidence to warrant the retention of £100 they of course didn't bother to reply to them either, Ocasa Homes are just modern day charlatans and liars who don't give 2 hoots about their tenants and if possible should be avoided at all costs...

"AVIOD this estage agent...been a tenant…"

AVIOD this estage agent...been a tenant for 12 months, I have had to chase the property management to get my contact extended with 5 emails and numerous amount of calls to the head office without any response until I marked the final email as urgent to receive a second lease for another twelve months.

Today to find out that they have not taken the direct debit for the rent although the money is there to be taken and my bank have confirmed the direct debit is set up. To be informed that I have to sort this by the credit contol team as they dont deal with direct debits and when asked who does, to get the same response back we dont deal with direct debits via email as they dont asnwet telephone calls. They really don't care about the tenants at all and security is deffiently not on there agenda!
