**Absolutely awful experience—avoid this agency at all costs!**
I rented an apartment in Birmingham and paid a £1300 deposit. Despite leaving the apartment in great condition, they’ve attempted to deduct over £800 for absurd charges, including £500 for cleaning. £50 for reconnecting blink stats which can be done with a click. This is particularly outrageous given the property already had mould issues before and during our tenancy, dusty curtains, and an unclean mattress when we moved in. The mould was so much that it become an health hazard and the first blinds had to be replaced. Be prepared to wait for over 5 weeks for your deposit after chasing up for weeks. And if you call, they are extremely rude and arrogant.
Their handling of the end-of-tenancy process is nothing short of a scam. This shouldn’t be legal.
I would strongly recommend staying away from this agency!

"Dont Trust Fleet Milne to manage your property in Birmingham"
Anyone looking to use Fleet Milne Birmingham just be aware of my experience.
Fleet Milne finished managing my apartment in April 24. The Tennant Staying Cool ran up council tax debts of 5k. Birmingham Council said I would be OK as long as I had the tennancy agreements and statements. Fleet Milne have not provided them and their response has been to JUST SEND THEM YOUR BANK STATEMENTS! So after 500 pounds paid to Fleet Milne I have no records for 4 months an am in the mire with Birmingham City Council only for Fleet Milne to have taken my money then washed their hands having not done their job!
FLEET MILNE LET THEM MANAGE YOUR PROPERTY AND YOU WILL STILL NEED TO MANAGE YOUR OWN PROPERY.
Seriously there are many other property managment companies in Birmingham. Take a good look before you make the mistake of Trusting your propery to Fleet Milne.

My experience with FleetMilne during my tenancy at 18 Sun House was frustrating from start to finish, culminating in unfair deposit deductions and a complete lack of transparency.
Despite hiring a professional cleaning service and providing detailed evidence, I was still charged £235 for "additional cleaning" without any explanation or proof of what areas supposedly needed further attention. I repeatedly requested photographic evidence, which was either ignored or dismissed with vague responses.
To make matters worse, I was charged for pre-existing damages:
£50 for marks on the entrance hall flooring,
£30 for cracked kitchen tiles, and
£20 for a cracked salad drawer.
All of these were already documented in the initial inventory, yet FleetMilne disregarded this and held me responsible. Despite sending multiple emails with the original inventory images proving these were not caused by me, they still went ahead with these unjust deductions.
Beyond the deposit dispute, the property management was abysmal throughout the tenancy. Several maintenance issues — including a broken washroom light, exhaust fan, calling bell, and a malfunctioning microwave oven — were reported repeatedly but were never addressed. FleetMilne’s failure to resolve these basic issues for months showed a blatant disregard for tenant welfare. Their lack of service throughout my stay was highly unprofessional.
FleetMilne demonstrated poor communication, lack of accountability, and disregard for fair treatment of tenants. If you are considering renting through them, be prepared for poor maintenance, unfair deposit deductions, and an overall lack of transparency. I would highly advise others to steer clear.
