If I could leave no stars I would . This company runs like it would if the chuckle brothers ran it . YOU HAVE TO MAKE 10 phone calls and 10 emails and still I’m waiting for a reply from reps. Rang head office and a bossy woman answered laughing and not even saying the company name . SHE COULDNT RUN A BATH AND NEITHER COULD TOM their west mids rep . Hope they close down cos I don’t know how they make money for any landlords as they NEVER ANSWER CALLS ! Avoid !!!!!

Awful company , went to view a house with this company was told to be there at 5 pm. I waited for 30 minutes and no show . Eventually got hold of them and was told the house went at 3pm. I replied with thanks for short notice and the man Andy replied with it went out at 3pm so isn’t late. Unprofessional in my opinion and will not use them. Go for a more reputable agency I would say.

I'm a Landlord OF 30 YEARS so god help any contract holders renting via this company. I cannot believe how a Lettings Director of the Bristol branch can be so unprofessional. i asked for their complaints procedure and solicitors details ref a dispute i have with them AS THEY MADE A HUGE MISTAKE REF LEGISLATION AT MY DETRIMENT. His response was that hes not interested in my B*llSH*T complaint and if i want to go legal go legal. LANDLORDS BE VERY AWARE OF THIS COMPANY AS I CAN EVIDENCE BY HIS OWN EMAIL THAT THIS IS HOW THEY TREAT THEIR CLIENTS.THEY HAVE ALSO NOT PASSED ON ANY DOCUMENTATION THAT I HAVE REQUESTED. TRUST PILOT IF YOU HAD A 0 STAR IT WOULD BE 0.********************************** An update 10/07/2024 today compensation was awarded to me from the company via the ombudsman. Its a frustrating process and can take some time as companies will try and mislead them with their evidence but the truth always comes out in the end. To the company you are as multiple state your not worth a rating and anyone considering using them do so at their own peril. The Director and he knows who he is needs to attend some customer service training and people skills that he clearly lacks. People should also always check peoples businesses history before working with them.

Very quick to take your deposit then you have to wait weeks for a reply to an email? Sent over everything they needed to start my reference checks and they’re trying to say they haven’t received them bearing in mind I must have sent over several emails including these details!!!! Take your money with no hesitation to then tell you you can’t have your deposit back. STAY AWAY FROM URPAD - HQ REFERENCING & WILLIAM H BROWN. Unprofessional money grabbers will be seeking legal advice I am sick of these !!!!!!!!

The “cleaners” must have missed the dead rat, hundreds and I mean hundreds of bags of rubbish rusty nails, cans etc. you name it they missed it and delayed are move in date. When we finally did move in we spent the summer cleaning the property ourselves and ended up getting in a massive dispute over our deposits. It’s honestly sick that we were treated this way.

House itself is lovely and I’m so happy to be living there. Online systems are good and convenient when it comes to signing documents etc. However the staff are next level rude and just take over all the good things. I’ve felt like total crap when I’m supposed to be excited to be moving in. So the girls who deal with admin are like other reviews say quite rude and patronising I found. You ask a simple question and you’re made to feel like you’re thick or something. Or that they got better things to be doing than answering your questions and also don’t really seem to have a clue what they’re talking about half the time. Told me I could get my keys at 11 so I instantly started to arrange removals to my property. FIVE hours later they want to tell me that I cant pick up my keys til 2. I told them that this is going to be difficult and if I can I’ll ask the removal guys to leave my stuff on the drive. The removal company obviously arrived at the property and tried the door and it was open so let themselves in and started moving stuff in (only a sofa and a base of a bed). This was at 1oclock so only an hour earlier. The guy arrived to give me my keys and then I get a phone call from David I believe this lovely man’s name was. What a horror this guy is. No people skills whatsoever and I think the only skill he does have is being a money grabber because the way he spoke to me and my dad was nothing less of poo on your shoe.
Maybe if your helpful staff told me someone had to take pictures beforehand I wouldn’t have moved stuff in. Communication is key DULL, rude and I’m actually concerned I now have a tenancy agreement of 12 months with this delightful company and I’m going to scared to breathe in this property just in case I get charged as they have told me they’re charging me even more money than what I’ve already paid within an hour of moving in because I moved two pieces of furniture into the property. The photos should’ve been taken days before and the door shouldn’t be left
Open. Don’t bother, look at properties elsewhere and also, David, please go and take some classes on how to deal with people because you haven’t got a clue
