Son estafadores, piden un mes de alquiler + IVA a los inquilinos, cuando la nueva ley lo prohibe expresamente. Además, si le llamas la atención se ponen muy chulos y agresivos y luego desaparecen. Típico de los ladrones.

Meine Tochter und ich haben uns vor 2 Wochen für eine Immobilie an der Westküste von Portugal interessiert.
Frau Dörthe Premer von Engel & Völkers Oeste Portugal hat sich um uns vor Ort kompetent und geduldig gekümmert und uns immer sofort geantwortet. Sie hat mit ihrem natürlichen und charmanten Geschick zwischen den Bauherren und uns erfolgreich verhandelt. Ich würde jederzeit wieder gerne mit ihr in Verbindung treten, wenn ich nochmals suchen müsste. Ich kann sie darum wärmstens empfehlen. Zudem spricht sie deutsch, was natürlich auch ein grosses PLUS war. :-)

"Shady Business"

If you want to lose hundreds of thousands of US dollars be sure to list your property with Engel & Völkers, if not, run the other way. We were interested in a silent auction sale; Engel & Völkers calls this "Secret Sale". Right from the start we had to contact the E & V office over and over again to chase down our would-be listing agent to represent us in the sale of your luxury condo in Munich. We were finally given her mobile phone number and left voicemails. As a last ditch effort we sent her a text message. A day later she finally got in touch with us but declared she was going on vacation the next day. First red flag: If she's this unresponsive even before winning us as clients, what would it be like after we signed with her.

She eventually made it over to our condo, and after another long week of waiting she finally did email us her purchase price assessment. BUT: The price was literally HALF of what other (reputable!) agencies had quoted us! To show how she had arrived at such a low number she had sent comparison condo sales examples, but those condos were not at all comparable to our condo, neither in quality nor in location.

To us it seemed that she was deliberately trying to pressure us into selling our condo for half price. Given the enormous difference in the purchase price assessment between Engel & Völkers and the other real estate companies we were at a complete loss as to why they would want to set the price 50% lower than the actual market value. Was our agent, who carries the title of “Managing Director and Shareholder” really this incompetent? Or were they/someone closely associated with them, going to bid (and win!) the auction themselves and pocket a huge profit down the road? Be it as it may, luckily we hadn't signed with Engel & Völkers yet and were able to go with a different real estate company to represent us.

Our conclusion: Engel & Völkers is not trustworthy. There are other websites out there with many unhappy reviews, including shady business dealings of Engel & Völkers involving an investment in Dubai, and another in Forest Lakes Country Club, Nova Scotia (Canada) gone bust. People apparently lost $500,000 to upwards of millions of dollars, some lost their retirements. Other reviewers complained about lowball price assessments very similar to ours and dealt with the same unresponsiveness as we did, etc. . "Nefastos"

Nefastos, tanto si quieres vender como comprar o alquilar a través de ellos, no entiendo como en otros foros hablan bien de ellos, serán fake...anuncios falsos para luego empapusarte sus mierdas, exigen comisión de entre 20 y 30% y si como comprador estas relmente interesado el proceso es desesperante...si tienes suerte de hacerte o bien con el propietario o a través de otra agencia comprobarás de primera mano lo ineficientes que son

"Firmamos con E&V para vender nuestra y todo fue un desastre."

Firmamos con E&V para vender nuestra pensando que eran una empresa seria y profesional. Nos ofrecieron a un comprador de la casa y nos aseguraron que era solvente. Se firmó contrato de arras y desde el primer momento tuvimos problemas para cobrar lo pactado en el contrato de arras. El comprador no era solvente. E&V nos garantizaba la solvencia del mismo y finalmente no se finalizó la operación con un gran perjuicio para nosotros. Estamos bastantes seguros de que E&V sabia de la falta de solvencia del comprador y nunca nos dijo nada hasta que toda la operación se vino abajo. Muy poco profesionales. No los recomiendo. Muy poco profesionales. Nunca volveré a contratar sus servicios.

"Just don’t"

Every property they have is either fake or an old listing that is not available, then they waste your time making you wait forever and at the end an excuse such as the owner no longer wants to sell or rent the property, this has happened in different countries so is not location specific, it’s the company marketing approach at which point you will have lost any other options you had.

"Not professional has expected, waste of time and money."

Well,
I always considered engelvoelkers a premium agency.
I contacted the office in Pescara (Italy) in order to sell my villa.
I didn't receive any contact from them, I had to chase the advertising.
Also, I had to create my own villa sale advert on Idealista and Immobiliare with some other estate agent.

It was a waste of my time sending emails and creating a shared folder with all the documents.

Really not advised.

"Überteuerte unrealistische Schätzung und einen Rückruf darf man nicht erwarten."

Man ruft vergeblich mehrmals bei der Maklerin an, obschon sie meine Nummer kennt. Man wartet vergebens auf einen Rückruf. Wird einmal eine Schätzung abgegeben, dann ist diese absolut unrealistisch und überteuert.

"Kein professioneller oder erfahrener Immobilienmakler!"

2022 haben wir Engel & Völkers als Verkaufsmakler unseres Geschäftsobjekts (Gastgewerbe und Wohnhaus) beauftragt. Nach sechs Monaten beendeten wir den Auftrag an diesen Immobilienmakler, da wir mit den Bemühungen und Qualitäten des Maklers sehr unzufrieden waren. Der Verkaufspreis stellte sich als unrealistisch eingeschätzt heraus, die Kommunikation mit dem Makler war sehr schlecht, getroffene Vereinbarungen wurden nicht eingehalten, die vom Makler für den Verkaufsprospekt gemachten Fotos waren von nicht professioneller Qualität, der Makler hatte kein aktuelles u für uns interessantes netzwerk von potentiellen käufern, potentielle käufer waren im vorfeld schlecht über unser geschäftsobjekt informiert, wodurch potentielle käufer mit unterschiedlichen erwartungen zur besichtigung des objektes kamen und nach der besichtigung sich wieder zurückzogen, die Verkaufsstrategie war nicht professionell und beschränkte sich auf Werbung über den Standard-Websites für Immobilien, Social-Media-Kanäle wurden nicht genutzt und auch nach Beendigung des Auftrages wurde unser Haus noch einige Zeit über Engel & Völkers angeboten. Insgesamt stellte sich heraus, dass Engel & Völkers bei der Auftragsakquise ein hervorragendes Akquisitionsgespräch geführt hatte, sich aber im Nachhinein herausstellte, dass in der Praxis nichts realisiert wurde. Gerade für den Verkauf einer Immobilie im gehobenen Segment stellte sich Engel & Völkers als nicht der richtige, professionelle oder fachkundige Verkaufsmakler heraus.

¿Eso no se consideraría "falso autónomo" y sería ilegal?
