"Bad communication that needs to be sorted!"
Unfortunately I wouldn't recommend this firm to anyone buying a property. I did write a review during the process, as I was absolutely frustrated to the point of breaking down in tears on the phone with a receptionist - as I was unable to get through to anyone - not once did someone from reception successfully put me through to another human being!! Things came to a head when sellers threatened to pull out and their solicitors having to write a letter to complain about DL's conduct through the process.
The elusive "complaints" contact I was given at beginning of conveyancing process was on indefinite leave throughout the process. A lawyer friend believes the absence of a managerial figure in my case could potentially have been a breach of SRA regulations as not at one point was I given a replacement.
But thankfully, once I got to exchange of contracts, things did improve, and exchange and completion followed swiftly after, to everyone's relief.
Up to completing, I would have given the company one star, but I'm giving an extra star this time as Louie in completion department was fantastic and responded swiftly when I had and questions. Thank you Louie for saving me from a breakdown!!
Direction Law, please sort out your way of communicating with clients. WE DO UNDERSTAND THAT SOLICITORS AREN'T ON TAP BUT NO COMMUNICATION WHATSOEVER, LACK OF TRANSPARENCY AND BEING KEPT IN THE DARK is not acceptable and you're playing with people's emotions and mental wellbeing. Be like Louie :)

"One star is far too generous!!"
One star is far too generous!!
I started the the process of buying a shared ownership property on 5/08/21. Seven months on with a mortgage offer that expires end of January I am no closer to an exchange date.
Communication from everyone including complaints handlers and practice managers is abysmal. The housing association, mortgage broker and sellers solicitors have all tried to contact direction law without result. I have had to raise a case with the ombudsman.
They did send me the Legal pack and property information in November but have failed to address queries raised as a result of reading the (what felt like) millions of pages of documentation. As a layperson if I find queries surely a professional would have identified and taken necessary action before sending them out to the buyer?
When you do receive correspondence from
then they claim it is me who is at fault for not signing for the above documents. Signing would mean I am happy with the contents of the pack which I am not and have explained several times to them why.
The compliance officer is no exception. Only starting his bits in December despite having requested and received the necessary information in September!!
AVOID!!
Unless you are a gluten for punishment, stress and anxiety.

"Direction Law handled my property…"
Direction Law handled my property purchase recently in December. I would have given them more stars (even 5), had I not experienced a major error on their part, and so close to Christmas (2 days before). The positives: they were fairly prompt and professional with progressing the matter and to replying to my queries. The negatives:
1. They incorrectly advised the wrong stamp duty amount only to be notified a couple weeks after completion and 2 days before Christmas that I had to pay more money due to the incorrect calculation. This really comes to the heart of it - do they know or care about the work? For a legal firm, there should be higher expectations given the nature of the work they are handling (I mean, solicitors on average get paid more because of the nature of the work they do) and more obligation to make right their errors to the satisfaction of their clients.
2. I had ordered a drainage search, but only received it after completion (when I complained) and no real advice on it. Interesting that had info on the drainage been part of the local authority search, they would’ve advised on it, but now that I had to request a search to be done, they don’t…odd. So I requested a refund of this, but they refused saying it was a cost incurred. I wouldn’t have requested a drainage search (at an additional cost) if I had known it wouldn’t have an impact on my decisions/actions regarding the purchase, but their delay in providing the report until ‘after’ completion didn’t even give me the opportunity to use the report as it was intended. And regardless of cost incurred, I would expect a refund from the legal fees reflecting this.
3. The report on the property searches is laden with typos/grammar issues. It doesn’t lend credibility to their quality of service
I was offered a gesture of goodwill, but it was not sufficient. I would think the gesture should reflect a sufficient reduction of the costs billed that are attributable to determining stamp duty and to cover the distress I felt when I found out I had to spend even more over the Christmas period (I had to actually alter the way I was going to celebrate with my family, but I don’t feel I should have had to) - I’m not made of money…
Overall, I think based on this experience, their refusal to sufficiently make right the unprofessional and even negligent behavior, they deserve 3 stars. I cannot honestly recommend them.

"Direction Law - Avoid If You Can"
I chose Direction Law to act as my solicitor in the purchase of a new house. To start with they introduces themselves and explained who would be my case worker. The case worker then introduced herself and requested some information and it all seemed to be good. The closer we got to completion the more stressful it got. We were asked for a document pertaining to the mortgage application after the mortgage had been approved so I queried why it was needed, I also sent the query to the mortgage broker. The reply I got from DL was blunt to the point of rude with no explanation other than "Because we need it". My mortgage broker also asked them the question and were told that they needed a copy that wasn't on to mortgage lenders template. The form they sent me was the exact mortgage lenders document. I didn't feel DL were being truthful. The attitude I received from my solicitor was pure arrogance, that I didn't know anything and should leave everything unquestioningly to them. Questions were not answered, documents were being requested during the late stages of the process that I felt should have already been sent. Unprofessional and slack is the opinion of my case worker. I don't understand why they are a recommended company on the Share To Buy website, they managed to make an already stressful experience even worse. They were the cheapest option and you get what you pay for I suppose. I will not use them again and I would not recommend them to anyone I know.
