Orchard Is Misleading- They DO NOT Pay Cash for your home- they only facilitate the deal....WHAT?

The website asks you to input all this information and implies that the value that appears on the screen is the amount they (Orchard) will pay for your house. When someone calls, that is when they tell you they just reach out to other companies on your behalf for cash offers. In addition, they need you to sign an agreement to say you are letting them do this. When the eDocument is sent it is a LISTING AGREEMENT and it gives them all the rights and privileges to list your home and only one line mentions doing any work on getting cash offers and my contract specifically listed ONE company they would try, the seller commission was doubled to 6%, and the sell price of my home was left BLANK! I pointed these issues out to the person sending me the document and they did not correct it the 1st or 2nd time it was sent. At that point I informed them I was not interested and to cease and desist and copied my attorney.

ORCHARD YOU SHOULD PUT IN YOUR ADVERTISEMENT THAT **YOU DO NOT PAY CASH FOR HOMES** YOU ONLY FACILITATE THE PROCESS AND THEN SNEAKILY TRY TO TRAP PEOPLE INTO LISTING THEIR HOMES WITH YOU....

In this crazy world we live in, I would suggest you Try Jesus and NOT Me...Geez what a waste of my time- that I will NEVER get back!!!

I was led to believe by the realtor who was working with us that he would discontinue the services that was tied to our home and property for us. That did not happen. So, here I am a couple of months from the sale of our home, getting hit with several collection companies about payments not made. Because NONE of the services were canceled on our behalf . . . including trash pickup, water service, security service, home internet and telephone service, etc.
I would have shut those off myself, but was assured that those things would be taken of. My credit score is taking a beating because of this deception. It would have been better not to make a promise like that in the first place, than to make it and not hold up your end. Even if he was having problems following through, he could have contacted us to let us know. Apparently, he didn't even bother to try . . . just an empty promise (or perk) to get ahead of the competition.

"Scam"

First, Orchard will sucker you in with an offer based on Zillo, then later they will say, Oh we can only give you 85% of what we quoted you, then one finds out that Orchard doesn't buy the house at all, they go out to investors in hopes of finding one interested. meanwhile they attempt to pressure you into getting one of their realtors. we lost a house because of time it takes to find out that the investor wasn't interested in our home because it was in a developing sub division.

Christina was amazingly very professional and was able to give me the answers I needed very quickly and I understood very easily that she represented Orchard. She was proficient as well.
