"How this company has ratings of 5 stars…"
How this company has ratings of 5 stars so many times is a mystery to me. When you go to their website and input your information, they ask you if you want a listing agent. I said no. Then, when the agent called me and came to my house to look at the house I told her that I was not interested in a listing agent and did not plan on paying a commission. At the end of our meeting, she said she needed a signed listing agreement to "facilitate offers." When I opened it up, it said that I was to list the house with her and pay her 6 percent. I told her up front that I was a licensed real estate broker and I did not want a listing agent. So basically, Orchard is a device to get agents in your home to see the property and connect with you. Then, the spring the listing agreement. Why would somebody who does not want to use the "traditional way of selling a home," sign a listing agreement. To top it off, when I called up the agent upset because she wasted my time and her time, she hung up. Whatever you do, don't use this firm. It is just a scam to get you to signup with a Realtor.

The house was put on the market and sold within 3 weeks. My realtor, Eric, did a great job keeping me informed on what was going on. Orchard is a great way to sell your home.

I was approached by these people Orchard, who, according to so many reviews are not a company you want to do business with. When it becomes obvious through so many reviews that the company is crooked other people who researched ahead instead of getting burned should weigh in too. Thank God I didn't get ripped off by Orchard too. I'll never use them.

"Don’t waste your time with Orchard…"
Don’t waste your time with Orchard Realty. I listed with them in and in 6 months only had 4 showings. Also, programs they advertise (i.e. concierge service, cash offer, move before you sale) were not available to us. We tried to get all three programs but were turned down. In particular we wanted to have Orchard paint the interior under their concierge service, but they refused.
I felt the listing price should be $725K but they said it would bring more so we listed for $750K. Three months later (and only 2 showings) we lowered the price to $725K. After 2 more months we lowered it again to $700K.
After 6 months I called my listing agent to cancel the contract just to find out that he was no longer with the company…news to me! Three days later another Orchard agent called me to say they would be taking over. Not on your life…I cancelled. The agent later texted me and said that the property would have sold if we had listed for $655K.
In the 6 months with Orchard the listing agent only contacted me 2 times. I never saw them in person and if I wanted an update, I had to call them. The customer service is poor and their marketing is terrible.
A week later, I listed with another company for $725K. They agreed with me that the house needed interior painting, which I did. In the first two weeks we had 9 showings and an open house. We sold the house on the 10th showing for $718. Proper marketing is everything!!! Do your homework before you select a real estate company.

"Great people, great experience."
I went through a few different companies for cash offers and ultimately chose Orchard for 2 reasons: I had a great first experience on the virtual walkthrough with Nick, and I really liked their cash offer guarantee if they didn’t sell your home within the timeframe. I also thoroughly enjoyed working with my realtor, Andres, and we got my house sold within the promised timeframe.

"Not Pleasant "
Orchard states that they are “radically simplifying the way people buy and sell their homes”. My experience with them has been such an emotional rollercoaster. First, the realtor that was initially assigned to my listing provided false information to me. We were working with a very tight timeline and were told that if we did not find another home, we could choose to terminate the contract. To me, that made no sense as I was the seller so I asked if there were any legal repercussions in doing so. I was told no.
Then, I found out that was false when the realtor who was assigned to me called me to tell me the Buyer’s agent threatened to sue and we HAD to find another house. I will say that Orchard did negotiate a longer leaseback so we had the time to find another home. But, I can’t seem to understand how this ever happened. We were relying on the realtor to provide accurate information. Orchard replaced our realtor with someone who seemed to be much more experienced in real estate which is why I’m giving 2 stars. The new agent really tried to clean up the mess that was made. Finally, we got to the final walkthrough and the Buyer’s agent showed up at a time we hadn’t agreed to. We wanted to be polite about it, but wished that we had had the opportunity to confirm the appointment rather than it being dictated on us given how everything else went in this. I still don’t understand how Orchard can in good faith ask me to pay all of the commissions because the experience we received was far from radically simple. Given the chance to do this again, I would go with another agency to avoid the nightmare this has been for us.

I appreciate the fact that they kept me informed on what was taking place. Also the suggestions as to making the property more attractive to buyers. I would definitely use Orchard for any other business I might have in the future
