"If it was possible to give zero stars I…"
If it was possible to give zero stars I would. This company is an absolute disgrace, they have recently put our rent up by £50 per month which isn’t the issue it’s the way they go about it. Lead you into a negotiation then give you a higher amount and basically tell you if you don’t like it you have a month to leave the property. Such a shame because the houses are lovely but I would strongly advise anyone thinking about renting from this disgusting company to reconsider or at least look at the numerous poor reviews this company has received on several review sites this tells its own story.

If I could give no stars I would
Rent gone up £30mth and said you can negotiate if too high so we said £20mth so they come back with rent is now £45 extra per month and non negotiable if you don’t want to agree give 30 days notice. Been told and looking at reviews you don’t get your deposit back! They make excuses about anything Absolute scum of a company. The house is nice but the floor, paving and few other things put in dodgy. Moved in and it was meant to be professional cleaned so took photos it was dirt and grime, floor carpet was dirty, shower seal, grout has mold coming through we’re they masked over it.
Surly there is something we can do as they are getting away with ripping people off. The government should investigate people like these.

"Claire Chorlton"
I can not thanks Claire Charlton enough for how much she has helped me within the last few days. I had problems getting help from my previous property manager and I have recently had a change in circumstances which I needed help with, some of which, was totally out of her job expectations but she took the time to talk me through every step and within days a massive weight has been lifted off my shoulders and everything that I needed help with, has now been resolved.
This lady deserves some recognition, she really has been a star!!
Thank you for all your help Claire!!

"Stay clear if you dont like being ripped off"
Rented a property from them for 10 months and when we left they tried to keep some of our deposit for a football that hadn't been removed from the garden which had must have been kicked over by next door after our tenancy ended as it was not there when we left property! Also tried to take some of our deposit due to grass needing to be reseeded. It didn't it was poorly laid and a very hot summer had burnt it despite us watering it daily. We got our full deposit back after i sent a strongly worded email but please AVOID AT ALL COSTS! They rip you off with expensive fees for application, having a pet (extra £250 on deposit for our cat), credit checks and documentation fees. Also they charged us £25 to provide a reference to our new landlords which I have never had to pay before when previously renting.

"OBYSMAL"
I am so glad i am not the only tenant who thinks LivDifferent is beyond a shambles.
Lived here 8 months. Did not once get told who our point of call was for any issues. Light under the unit in the kitchen never got replaced when mentioned in the inventory. There was a poorly filled whole near the main living room window which never got rectified.
The laminate flooring had gaps in (botch job) the flooring didn't fit. Cracks in all 3 freezer draws.
Our post was constantly being stolen from the communal post-box (No CCTV in a building that professional?)
Our boiler was leaking for 2 weeks, making our clothes damp (as thats where the washer/dryer was (which also made a mess of the wall it was leaning on)
.... Having said this, now we have moved out due to the terrible experience we had, they are taking £600 off our depost for 1.Having to remove a bottle of bleach from our bathroom (proof i had cleaned the property spotless)
2. A Kitchen hob light which was out i dont think that costs £90 for a new bulb for a switch on the hob?
3. A wall which was poorly painted apparently, due to not being the same colour (DUE TO BOILER LEAKING) I must add.
DO NOT under any circumstances rent from these cowboys!
Will do anything to keep money in the middle of a pandemic. Disgusting!
******** UPDATE ******
They have now responded to my review, 5 months later, to say they can not find me on the records.
SHEERIN. Is the surname.
Ask Julie in the Monton office if you still can’t find my details.
Coincidentally it won’t allow me to reply to your response.
*** UPDATED AGAIN 23rd SEP AFTER ORIGINAL REVIEW WAS MADE MAY 2021 ***
Thank you for your late response.
You can not contradict the agreement. You delayed us moving in, in the first place to allow time to ‘clean’.
Please check my inventory I put forward the day I moved in stating the poorly filled in hole in the living room, the light out underneath the cupboard in the kitchen and the cowboy job of flooring.
The boiler leaking leaving dampness on the wall where all clothes were kept.
Our post being stolen on 2 occasions, when the police asked us to see cctv footage of the premises, shock, liv different doesn’t provide one camera on the whole perimeter, the perimeter being 3 blocks of apartments.
Shocking.
Communal bins not being emptied for WEEKS on end causing the most horrific smell and an eyesore to say the least and the housing residents at the back using our bins instead of their own causing ours to over fill. If you had CCTV you would be aware of this.
Parking? That you pay for in your tenancy agreement? HA! Fat chance of that. It’s a free for all.
An email to state management has changed? Please inform me when that was sent I’d be interested in reading because the company hasn’t got a “management” personnel to their name.
In regards to the deposit, I’m not sure if you are aware of the chain process that takes place, but when you move out of a premises, more likely than not, you have another premises already set up waiting for their deposit also, allowing you to move in. I did dispute the initial moving out offer as it was docketed £300. After disputing, it went down a FURTHER £300, meaning I lost £600 off my deposit for what?
In the middle of a pandemic and my next property already in line awaiting a deposit, I took what was offered. Wouldn’t anyone?
Last but not least, looking at the most recent reviews, I had a lucky escape! HA! Putting rent up £50 a month for a 2 bed apartment from a company that lacks such basic management.
My advise to ANYONE who is looking at renting from these incompetent cowboys, DONT.
Go private. I got a 3 bed semi detached with a front and back garden and my own drive for what seems a fraction of what these charge.
Anything wrong with the property? The landlord sorts there and then themselves.
🙂🙂🙂🙂🙂🙂

"Poor management, thin floors, too hot in summer, but nice aesthetics"
The overall aesthetics of the flats on Heyfields are outstanding. They have a very clean, modern look.
Bubbled lino in the bathrooms does appear to have been put down in a rush, however.
The appliances that the flats come with are of a high standard.
The floors are very, very thin, so you are at the complete mercy of your neighbours.
Bins will often be overfilled, so there are times you will have nowhere to put your rubbish or recycling.
Management will promptly fix anything that needs fixing in the flat.
Management will, however, overcharge your deposit on checkout by massively overcharging for replacements, and also make it extremely difficult to get money back that they owe to you.
The flats are highly energy efficient, which is great in the Winter, but unbearable in the Summer. The bedrooms will stay at 30oC throughout the day, and throughout the night in the Summer.

"Absolutely horrendous landlords"
Absolutely horrendous landlords! We were left without heat and hot water for 15 days in winter. Had we not called daily I doubt the problem would ever be fixed. We had toilet drains that were constantly clogged due to poor building and planning leaving one loo mostly unusable for the majority of our 3 year stay. Once we left we pretty much kissed our deposit good-bye. They tried to charge us for a leaking gutter that always leaked and for the state of the back garden, which was almost unusable due to poor drainage and no topsoil. The kitchen floor was hazardous as it had been incorrectly installed, and they tried to charge us for the damage that their contractors did while attempting to fix the floor. For the last year of our stay we had a hole in our living room ceiling due to a leaking pipe, and once again they tried to charge us for the damage their contractors made.
Stay well enough away!

"Most stressful and anxiety inducing experience of my life"
Lived here for almost 8 months and been trying to fix a broken wardrobe door that was broken before we moved in (and labelled ‘dangerous’ by them) and so broken it’s totally unusable. Been trying to arrange getting it fixed since reporting it in the first week moving in and yet to have it sorted. Caused immense levels of stress and anxiety trying to fix something with a company unwilling to listen and refusal to honour a contract. Had to deal with incredibly patronising and disrespectful employees who lie and twist words and make every conversation go in circles getting nowhere. Never dealt with such a horrendous company in 10 years of renting. Please don’t rent with them no matter what nothing is worth the stress.

"Diabolical company"
From a Contractors perspective.
Absolute shocking
Think they can pay you when they want 52days and waiting.
They knock you down so much at one point tried knocking me down 66% with very little work.
Id run and avoid these like the plague
Surprised if they have any contractors left.
