"London Colney experience"

London Colney Initial Challenges:
From day one, I faced significant difficulties with BizSpace. Contacting someone for a viewing was challenging, and the info centre even told me the building I wanted to see didn’t exist—despite it being advertised online. When I finally secured a viewing, the space was cluttered with boxes, making it hard to assess properly.

Contract Issues:
The advertised rent excluded VAT, a detail only disclosed during contract signing as they told me that for them it was “obvious”.
I have rented spaces in London for many years where I was always presented with all inclusive monthly charges, and this was the first time I have to deal with this unclearness and If you are not VAT registered (as me), this extra charge become important as you cannot claim it back.
The tenancy was advertised as all inclusive rent and bills so I decided to carry on with the contract. Despite requesting written confirmation that bills were included (as the contract was unclear), I later had to repeatedly challenge unexplained charges, which were eventually refunded—but only after extensive follow-ups.

Unfulfilled Promises:
The space was promised to be cleaned, painted, and re-carpeted before my move-in date but was left untouched, with dirty walls and grimy carpet. The free internet provided, didn’t work reliably, (and never has) adding further inconvenience.

Security Concerns:
Initially for a good year + the building had no security measures—doors were left open 24/7, with no CCTV or guards. External people frequently used the tenant parking lot, leaving no space for tenants. Despite repeated complaints, improvements were slow and inadequate. There are two busy gyms in this building so a lot of external people will occupy the parking spaces leaving me a couple of times with no space to park.

Unprofessionalism:
at some point I was mistakenly given another tenant’s personal documents to sign which was already signed, which came across very unprofessional and raising serious privacy concerns. Bathrooms are tired no window or extractor and poorly maintained. Renovation work was also of poor quality; for instance, carpet tiles glued over old ones started lifting within a week.

Leaving and Deposit Issues:
After enduring yearly rent increases, I decided to leave. Despite giving notice five months in advance, they failed to record it, requiring me to resubmit proof multiple times.
I explained that the floor was all stained from the previous tenant, so they asked me if I had photos to prove that which is a sign that they themself do not keep record of what they hand out and their initial condition. As a responsible tenant I gave back the studio in pristine condition better than when it was given to me, leaving behind a good quality fitted venetian blind for free. On the day of my handover, the site manager was unprepared and unaware of our meeting as she stated they had done the check the day before despite the fact they gave me a date and a time for this appointment and I still had the studio keys and I had to take time off work to do so, again very messy and unprofessional.
I so asked the site manager to come to with me into the studio and took detailed photos of us in the space as I started to be very cautious of possible problems based on a hand over check done without the tenant presence.

After leaving, my deposit was returned a month later with a £150 deduction for a “call forwarding and mail service”—I realised later that yes, there is in their contract and it says "a mandatory deduction based on the size of the space will be calculate and deducted form the deposit" and unfortunately I missed to remember this detail. However my point is that this is "a first" in my long experience of renting spaces around London and this is a service they could not have provided, as my studio had no phone line or mail deliveries. Despite explaining this, my concerns of their ability to deliver this "service they impose", I were ignored leaving me with the suspicion this could be a simple way to secure some extra money from tenants deposit… so be aware of that!
To this date after few months from my departure no mail has been redirect to my home address…and it will never be.

Final Thoughts:
My experience with BizSpace in my two years tenancy has been "meh" definitely expensive (remember that London Colney is in the middle of nowhere and the rent like for like was higher than well served London areas), at times frustrating, characterised by poor communication, unprofessional practices. Even if since then security and site management has improved (still not quite there), I would caution potential tenants to be aware of these issues and ensure every agreement is documented.
Quite likely they will answer to this feedback by following "a script"

"Bizspace Fieldhouse industrial estate "

I have been renting a unit for around 7 years on Fieldhouse, And over the last 12 months it had been living in some authoritarian world,
1st I lost my email address of over 20 years due to a GDPR Breach by Bizspace
2nd They have threatened to enter lock ups using spare keys
3rd A 10% increase of my rent
4th The bins are now on lockdown for some reason crazy

We have recently moved a customer in to the Basingstoke location providing the fit out in to the space - the team on reception have been outstanding providing support to our teams on site and providing excellent support while we remodel the space for our client - the service has been 5 star - thank you thank you thank you - best reception team I’ve ever worked with and we work in many buildings.

"Renting at BizSpace Christchurch "

I moved my business to BizSpace Christchurch at the end of last year. To date my experience at BizSpace has been excellent. Martyna, the complex manager, has been particularly supportive and helpful throughout the process of moving my business and subsequently.

"The Christchurch Bizspace is genuinely…"

The Christchurch Bizspace is genuinely a pleasure to work in. The building in overall is very modern and the building comes with great facilities such as a dishwasher, fridge, microwave and kettle, what more could you want!
Theres a lounge area with where you can have your lunch or work. The meeting rooms are very professional and a pleasure to present in.
Martyna the centre manager isgreat, always a quick reply to emails and good chit chat.

"Terrible company DO NOT LEASE FROM THEM"

Terrible company. DO NOT LEASE FROM THEM.
They leased the space out specifically for food production, so of course when I start finding mould EVERYWHERE which had clearly just been painted over before I moved in, so I complained and asked them to fix it. They did absolutely NOTHING. I had to stop food production which caused financial difficulties within my company and they still did NOTHING so I refused to pay rent until the problem was fixed but they still did NOTHING. This had gone on for about 4 months. I then handed in an immediate notice of termination of the contract which they accepted. But of course they then expected me to pay all rent and some ridiculous charges which weren’t even in the contract. Overpriced and terrible condition of all units. Everyone I know that leased from them had issues. Leaks in the roof, mould etc.

"Awful company to have any dealing with"

Awful company to have any dealing with, if you are looking for small business premises do yourself a favour and find a decent landlord. The unit was NOT fit for purpose with a badly leaking roof, walls that leaked depending which way the wind blew. They did finally replace the roof after 9 months of complaints videos, emails and the local rep inside the unit while raining, stock damaged, gave them a bill for damaged stock got ignored. Tided into a lease which they would not allow to leave until it ended. Informed 2 weeks to get deposit returned took 8 weeks after a number of emails and telephone calls, then deducted £150 for 3 months of post redirect ?????. NOT RECOMMANDED

"took out a unit at the Northampton k2…"

took out a unit at the Northampton k2 centre paying deposits ect I have been in the property less than a month and the roof and windows have flooded my unit destroyed some of my stock and saturated the electrics, this has all been reported to the manager Paul as The unit is not fit for purpose, his response was there is nothing he can do I am requesting my deposit back before any further injury or damage occurs (hit my head attempting to stop water flooding through the roof causing a seizure) nothing but excuses not the only Tennant having issues at this site AVOID!

"BIZSPACE Swindon"

BIZSPACE Swindon. - I attended this site for a child's birthday party, at the Party Warehouse Swindon who were absolutely fantastic. Unfortunately on collection of my daughter she tripped in the carpark on abit of unlevel ground. While administering first aid and patching up her knee we ended up over staying in the carpark by 4 minutes. We have now received a fine for £140! I understand kids trip and fall, but to receive a fine for our troubles is not ok! Puts me off using the businesses on this site!
