I can't rate Greenbelt highly enough. They manage a woodland adjacent to our development and always carry out the work when needed. We now have some nice paths and areas for everyone to use that we wouldn't have had otherwise.

Our Greenbelt development is well managed and maintained. Any issues we've had (and there's been a couple), have been handled quickly and professionally. The grounds look great in the summer and our kids love the fact they can go to the play area just round the corner and meet their friends. Simply cannot complain.

As a resident of a Greenbelt managed development and the area spokesperson for more than 15 years, I would like to put it on record Greenbelts present business standing.
After earlier teething problems they have emerged as a caring management company. Their gardening contractors are doing a splendid job and their efforts are there for all to see.
The area site manager is very approachable and is keeping a watchful eye on all that needs attending to, addressing any concerns in a timely manner.
I am easily able to contact customer services and appreciate the recent simplification of bills that clearly show the breakdown of charges.

Only leaving one star because there is no zero option. One is far too high for this company.
Here’s what’s wrong with Greenbelt :
Failure to bill residents in line with title deeds
Failure to carry out work to a satisfactory standard
Failure to maintain land to plan and in fact actually a causing damage by spraying chemicals.
Failure to acknowledge concerns and rectify billing problems
Application of a Covid charge during a national lockdown !! I didn’t think anyone diary from key workers were supposed to be working -especially in April 2020 ..... maybe Greenbelt are just a law unto themselves.
They have previously over charged residents on my development for work - an admin error apparently but if it hadn’t been picked up I bet it would have been a nice little earner in their bank.
Check out any positive reviews carefully to make sure they are genuine - the majority of reviewers cannot be wrong.
And finally at all costs avoid any development where this company is the land maintenance contractor.
As you can see Greenbelt have ignored all but one of my points again. Typical. Hence by bill remains in dispute.

We bought a house a few years ago in a Greenbelt managed estate. Neat and tidy. Reasonable charges. No issues. Pleased with their work.

Just been sent another bill by GB for a nature reserve that doesn't actually exist. They are going to add extra charge to the bill to because" their presence this been identified as contrary to the objectives of the reserve" We don't have any reserve on our site??
These costs aren't part of routine maintenance.I haven't agreed to these costs but you are allowed to charge them to me, really?
Once again no transparency, what is your tendering process for work? How do we know its the best price?Also are you still giving contracts to companies that are part of your group?
Why do you still harass people for money and aren't transparent?
On some good news in our local area a Councillor has managed to get the local council to take over the maintenance of an amenity area on another site.Just need our Councillor to pull her finger out and do the same.
Also if you are trying to get money out of us, can you please check your spelling and grammar. Mine isn't the best but come on.

Received our annual bill which a pure daylight theft. A charge for FULL 2021 maintenance when currently in a pandemic and told has to be paid by specific date. They have the audacity to say all staff working from home due to the pandemic yet expect payment for work that has and will not be done (same as 2020) this is blatant fraud.

I live in a residential area maintained by Greenbelt, and I can honestly say that the standards in which the area is maintained are of a very high standard. It is well worth paying the quarterly fees to have the areas surrounding our house kept looking so lovely all year round. Keep up the good work

Although we are lucky ones in terms of service actually received, it is frustrating that we have absolutely no say on how the land is managed, the above inflation costs and additions they put on, the hold they have on our property if we were to sell should we not pay.
We signed our house and were told it was 10 a month plus VAT, or no house!
We were not told this would rise and there would be extra costs added as additional maintenance charges and that we could do nothing about it.
I do feel the cost is excessive considering how many houses actually pay now.
It is publicly accessible land, people come in and let their dogs poo on it, dispose of rubbish on the ground yet we pay to maintain it with no rights.
It would not put me off using a future house owned by them in this area as they do look after the small bit we have quite well but I would seek further clarity on what exactly this means going forward.
*Edit I appreciate the response from you Greenbelt, I have contacted in the past to which you sent me an overwhelming amount of information to state why it is what it is. Unfortunately I do not have the background to understand the half of it!
But the long and short of it seemed to say that's what I signed up for and that's that.
I would be willing to offer you 2 stars but unfortunately being one of the luckier ones does not mean we get the best value for money or have any less of a tie to our property.
Should I find you more reasonable in future communications I will happily amend my rating.

"Greenbelt Invoice is a work of fiction."
The maintenance work claimed to be carried out by Greenbelt is a complete work of fiction.
I have always been of this opinion, and in the last year I have been in a position to prove it.
With Covid I have been working from home. My home occupies a unique position, in tat it completely overlooks the area of maintenance from three of the windows in my home, and also I am at the dead end of the development fronting onto the turning head. this turning head is the ONLY area available for the Greenbelt sub-contractors to park their vans. The upshot of all that is that I know for certain the days when they have been there.
When I received my annual invoice and looked at dates it was a complete work of fiction. I strongly challenged Greenbelt and they dismissed my claims that they were not there on the dates as per invoice.
Only when I said I had factual proof by way of photographs and dairy entries did they recede and even then they side-stepped the issue.
They now tell me that the dates on the invoice are not literal and only a suggestion of when work may or may not have been carried out. This is completely shocking! They have told me, when they realised I was armed with plenty of evidence, that it is an annual contract and entries on the invoice detailing dates and work carried out are not to be taken that the work was carried out, nor that the maintenance took place on that date, or at all, even.
Greenbelt are scam artists, through and through.
