"Nuisance Parking"

I had trouble with parking in my flat due to people parking over space or behind car, I contacted Kirsty Leinster at encore and she assured me the problem would be rectified. Kirsty made sure that relevant people were contacted and made aware of nuisance parking. Kirsty also got a sign put up explaining no parking outside allocated bays. Kirsty was a pleasure to work with, always getting back to me promptly with emails and updates !!

I found working with Riya Sagoo, property manager extremely pleasant. Very responsive and helpful. She's gone above and beyond when furnishing me with information and documents that I require. Would thoroughly recommend.

"Unethical and exploitive."

Unethical and exploitive.

They extract money from leaseholders without doing relevant work. They do not engage with the relevant active insurance policies, preferring to pass on these costs and work without a second thought.

They cannot, and do not evidence, any of their stance.

They've taken away access to common spaces like a roof garden and a common room (after purchase) without a second thought. This is akin to buying a property with a garden and them removing access.

They've passed on illogical fire costs without a second thought. Giving one example, they've charged us £300 to put up a poster.

They then follow up this behaviour with corporate-gaslighting, obstruction and they refuse to acknowledge them harm they cause.

Their policies and operations are violent, upheld by people that all look the same.

"Permission to change windows"

The windows of my apartment have problems. I asked Everest for a replace plan, I paid a deposit and they told me I need permission. It was supposed to be easy but encore is really difficult to contact. After that they have asked for a plan, that I am not getting from Everest. In the end everything has been stuck for 7 months. And it is absurd, because the improvements I want to do are really good and do not change the exterior. The Encore manager told me they need a detailed plan, but I have no idea of what exactly ask to the building company. In general a window can break, and the procedure should be straightforward.
The lack of communication is impressing. I was very upset with Encore, but also the window replacement company should not have asked me the deposit without a pre-existing permission.

"New to leaseholds - great experience with Encore"

I purchased a flat in Hucknall in Feb 2024, and I was quite worried about the idea of leaseholds, as I've heard many horror stories about management companies. However, Encore is a really great company - the property is in a great state with the cleaning team coming over every week, and the fees are reasonable. The breakdown of fees is also very transparent so you know where the money goes. Any time I had a question or request, the property manager has been super quick to reply and send someone out if it was necessary. On many occasions, I received a reply within 20 minutes of sending an email. It's a delight to have the building managed by them.

"Not fit for purpose"

I have wasted so much time in attempting to resolve my water leak issue with Encore Estate Management( nearly 2 months) that I feel reluctant to spend any more time now in elaborating on this issue.

"Cannot handle takeover at all"

Encore Estate has taken over the service managment from another company. Despite I have paid for the service managment fee for the peiod in advance to the previous company, Encore 1) establish an incorrect balance to pay for the exact same period 2) asking me to prove myself is not lying with bank statement that shows transaction details 3) failed to respond inquiry over email in 5 working days as promised 4) chase me over the incorrect amount and advise further action will be taken.

"Unreasonable charges"

I live in a block affected by the cladding crisis and that has seen our buildings insurance double. The government has introduced a pledge, whereby insurance brokers will limit they commission they receive from buildings that are suffering with cladding issues to 15%. Great you might think, that'll save us a few quid. Not if your building is managed by Encore. Due to laziness, incompetence or something worse, they simply renew our policy every year with a broker charging us 40%, wasting over £10,000 a year of leaseholders money. This is just one of many examples of mismanagement bordering on fraud from the team at Encore.
