I am at the final stage of selling my father's property under probate. Everything has ground to a halt and the solicitor of my cash buyer is refusing to exchange and complete because encore have NO signed off accounts to show since they took over as the management company in 2022. Calling the legal team of encore I am told they have no idea when this will be actioned. They rudely tell me over and over to contact the developers instead of them! My solicitor is gobsmacked. They ignore her calls and emails. I have religiously paid all fees every year and paid £360 for a sales pack that is unusable as they cannot and will not provide accounts. They have made the property unsellable. What on earth is going on? This relates to a property in Britten Place, Biggleswade. I need this sorted. Everybody's inheritance is being held ransom by this terrible company. Just give my solicitor the accounts!!!!!!!!!!!!
Update .... My solicitor contacted the developers as instructed by Encore legal department. Surprise surprise they advised we contact the legal department at Encore as they have no involvement in what we need from Encore as the management company!
Frankly I feel the charge of £360 should be repaid to me as well as it does not include the information required to sell my property

"Encore Estates FAILURES"
Encore Estates manages a flat we have sold but the sale cannot proceed because the company will not provide our solicitor with accounts showing costs for the past two years. Until they provide these accounts, which they legally must, our flat is unsellable. Encore's legal department is dismissive and rude about a situation where their failure to do their job is destroying our lives.

"Unacceptable Service and Complete Lack of Communication"
It has now been two weeks since I’ve been trying to reach Encore Estate via email and phone, with no response. I’m constantly told that I will be called back, but that never happens.
I have never experienced such an unprofessional level of service.
It’s hard to understand how it’s possible to be ignored to this extent by people whose job is to manage the building.
I am a doctor and find the time to call them, but apparently, they are too busy to do their job properly.

I can never understand why Encore thinks I'm a tenant in my own FREEHOLD property. I resent them DEMANDING that l have to pay them a management fee. This is NOT what l was informed, prior to BUYING OUTRIGHT my property. Apart from cutting grass what else do they say they do? The road drains outside my house are solid with builders rubbish and have been since 2021. Now I'm being threatened by this band of Cowboys. When they sort out the road drains l will pay them in full

"Worse property management experience in 20 years in London"
I have been living in London almost 20 years and this is the worse property management I have experienced. Concierges and managers do very little and actually seem to have no responsibilities at all. I recently moved to a property managed by ENCORE and because I have a disability in one leg, having access to the building swimming pool to so exercises is very important for me. I asked them for access asap and gave them plenty of notice of my arrival date and circumstances. Apart from no one replying to emails/calls (even though there are 5 concierges here) it took them like 3 weeks to reply to me (after much chasing) and the reply came so late that now I have to wait with leg pain for another 2 weeks to finally start with hydrotherapy and feel better. No one apologised, I asked to speak to the Manager and no one replied. I emailed ENCORE for an explanation. No one replied. Seriously, no wonder the service is so poor since that lazy attitude comes from the top.
