Encore are a very poorly managed, exploitative organisation that leech off of residents in the complexes they work in. In my experience, it took almost 5 years to have an issue with excessive heat in the corridors fixed because of poorly lagged pipes in a boiler room. 5 years.

"Management of the estate is poor"
Management of the estate is poor. Basic repairs, cleaning and maintenance are of a low standard. Resources and services are not managed effectively and the estate is showing signs of neglect. Lack of investment is blamed on the Residents Management Company that is wholly controlled by the developer and shows no signs of being handed over to tenants for control. Financial management, budgeting and Forecasting have lead to balancing charges reaching nearly 50% of the current forecast service charge. Encore have seemingly never been given adequate hand over documentation from the developers and the construction H&S documentation cannot be produced. Tenants seem to be obstructed from liaising with the RMC.

I've been in my property for 8 years and I've never had an issue contacting Encore and our estate manager Kirsty. I get quick responses to my questions and in overall the building is always well maintained.

"Car park ceiling leak"
I had an on going issue with water dripping onto my vehicle constantly from a leak at garden level. I’d like to thank Mohammed Rahman for quickly setting up a solution of diverting the leak away from vehicles including my own with extra drainage pipes. This is a temporary fix I believe but good enough until a permanent fix can hopefully be put in place to resolve the issue. Previous management companies have ignored my concerns so it’s a thanks to Mohammed for dealing with this promptly.

Update: my last enquiry has now been dealt with which has allowed me to complete just in time before Christmas.
EMPG / Encore Estates have been holding up my purchase for months now with slow and incomplete replies to various legal enquiries. No sense of urgency despite the serious nature of the queries (potentially uninsured building / fire risk assessment works). I've been having to stay in hotel rooms with 2 young children for months now due to these delays with Christmas coming up and still with no idea when they will deal with the last remaining query.
