"Unbelievable non-service, appaling conditions"
I am writing this review after YEARS of trying to get them to improve the conditions in our building. To be honest, I don't even know where to begin...
We cannot access our property because of overgrown bushes that haven't been cut in about two years. Same bushes around the property, as well as the car park, are full of plastic, DIY material and other waste. We are literally drowning in rubbish (what a shame I can't add photos).
Main entrance door has been broken for about FOUR years. Non-residents come and go as they please, occasionally using the hallways as a toilet. Carpets are rotting and peeling off the concrete. Walls are filthy, there are black dirt-stains everywhere. Fly-tipping is not removed for half a year. The property stinks inside and outside. But the worst thing is, like someone else said, they don't care about safety at all.
How many times do we have to ask to at least fix the main door to prevent strangers from entering the premises? Are you going to wait until someone gets stabbed and killed here?
I have given up emailing them at their "info" email address because they simply don't reply. Only when I emailed the property manager directly did I get a passive agressive response to say they haven't got the funds to remove fly-tipping and clean the hallways. I would like to know how is that possible when we pay so much in service charges? Why are you not honoring the leasehold agreements and manage the property as you should, refurbishing the communal areas every seven years - not every fourty years? I seriously think this property has not been refurbished since the 1980s, when it was built!
I agree with another poster below - our mental health is being affected by your incompetence and lack of care. We are embarrassed to invite people over because every single person who has been here has commented on the disgusting conditions.
If you had a clue about property management, you would have built a gate around the building years ago, to prevent daily fly-tipping done by people from across the street who don't even live here.
If you were a decent company, you would re-invest every single £££ that we pay you in the property.
I cannot believe that after paying such high management fees for years, NOTHING has been changed, refurbished, fixed or improved in the building. I cannot believe that a company like yours is allowed to trade. Hopefully we won't have to deal with you for long because we are sick and tired of paying thousands of pounds a year in fees and get absolutely nothing in return.

"TERRIBLE, Not Accountable, Never get involved with Encore"
This organisation is takes no accountability, property managers treat leaseholders like they are powerless.
I have spent a fortune in property management fees to end up with a depreciated property. We have had to live with rats, sewage, mold/mildew and damp. They destroyed perfectly manicured garden and grounds.
Encore have created a very uncomfortable atmosphere for us to live in. Taken our rights away as leaseholds, they do cheap fixes, use poor cowboy contractors, mismanage budget, ruin friendships between freeholder and leaseholds.
Encore has forced us to go to property osbusmen and get solicitors involved. They do not reply to emails, there complaints process does not work. They are truly the worst property management company I have ever encountered.
They have caused thousands and thousands pounds worth of long term damage by neglecting their contractual duties. The funny thing is their slogan is “we treat your home like it is ours” “we walk in your shoes”… That is not true as their property managers show no accountability, empathy, they lie, and defend their neglect.
Honestly please if you have any sense at all read the other complaints not just my reviews and never get involve with this company.
They have affected my mental health by ignoring our requests for over 7 months.
We are forced to live in in unhygenic conditions, do our own garden work, and live with unsafe conditions on the grounds that do not meet Heath and Safety standards in my mind. Now our bin men are refusing to pick up garbage due to issues which we complained about 7 months ago.
If I could give them a zero out of 5 I would they are not worth 1 star out of 5.
I am now on my 3rd formal complaint to their head office. There complaints process farcical and does not work as the people who are investing your complaints are the same people you are complaining about.
No Director, dispite asking, no quality assurance team involved or training for their staff. No neutral party involved they use sneaky tactics to delay the fixes and root cause stem back to their mismanage as far back as 2013.
I have had to now start a petition with other owners and tenants to prove to Encore they are way out of line and in breech of contract with the freeholder and leaseholders.
I am POWERLESS to control my own property.
They are destroying my life savings and asset as I now have a depreciated property value due to their neglect of the property for many many years.
What was a prestige estate and grade listed property before Encore got involved is now a very horrible place to live.
We have tenants and others knocking on my door at 7 am in the morning, to help them as the property management company cannot.
How do you as property managers live with yourselves knowing what you are doing to more than one apartment at this property. You know who we are.
You should be ashamed of yourselves to make people go through this. Living with no natural light, seriously ill people expected to live with rats, mold, others living in sewage, bin men having the chance to get electrocuted.
We now have to video and document everything at faulty towers as we cannot trust you are doing anything through your lack of communication and complete denial in your last complaint reply.
Please just gives us you final intent letter so we can then go to court. Instead of stall tactics as you know you are at fault in mis managing this property for multiple years. I have spent over over 45,000 pounds in property management fees for this.
We have all tried over 7 months to work with you with no visible fixes.

Not capable of managing properly. Generally bl**dy awful.
If you are looking for a decent firm of managing agents start with the good reviews, not the very worst.
You WILL do better. You cannot do worse. Save yourself the grief.
A stitch in time saves nine. If you are with EE, I suggest you preempt grief and go elsewhere before you too find yourself unnecessarily in the sh+t.

Incompetent- reported an issue with external drain pipe as my toilet cannot flush.
Notified Encore in June and yet to receive any indication as to when the drain will be unblocked!

"Unbelievably incompetent"
Unbelievably incompetent, just one of the examples of their ineptitude is a broken floor tile in the very front lobby for 5YEARS, half bodged with filler and every time I phoned to complain I was told it was fixed. Oh and that’s if they didn’t put the phone form on you when you catch them lying yet again.
I’ve checked some of the people who have made such glowing high reports on here and they are so obviously fake.
This company has a zero media footprint because of the massive amount of complaints you read about them in the online forums set up by the people who live in the building managed by them.
And you can’t complain as their website is “broken” you have to write to them like it’s the 1980’s. My neighbour wrote in with 12 immediately important jobs/complaints they only replied about 5 and ignored the rest.
And you can’t do nothing about them. They refuse to hold AGM’s. They refuse to tell me an actual home owner who the directors are so they can call an AGM because they know we will instantly vote to sack them immediately and take them to court for the jobs not done.
If anybody from encore wants to contact me directly and not through they local office I can give you voice recordings of how rude and unhelpful their staff are.

Encore Estate Management is a company designed to fail. I have had a defective roof in Vanburgh House for years and they have failed to resolve but continue to raise charges.
After dealing with them for years, I expect the usual platitudes 'thank you for the feedback and we will improve going forward'... But no change of behaviour. Fix the defects in the roof.
This company that is designed to fail has understanding that as the client, I am paying their bills, and clients are the only reason they exist.
