"Encore Estates - Highly Regarded Block Management Company"

I write this review of Encore Estates as a director of a right to manage company (RTM) responsible for looking after 58 apartments in Grantham, Lincolnshire.

Prior to 2015, my fellow directors and I managed all aspects of the apartment building but we were finding it difficult as we were part-time amateurs with full time jobs and so we began to research block management companies to help us keep street-legal and to do the day-to-day heavy lifting for us, i.e. maintenance contracts and billing, keeping up to date with building regulations and with health and safety law, budgeting, service charges etc.

Of all the companies we spoke to there was one stand-out candidate, Encore Estates.

Right from the start of our discussions they impressed with their knowledge and expertise and their willingness to go the extra mile to assuage our concerns. The levels of support they could give us was exactly what we were seeking; leaving the directors to make higher level decisions on priorities and funding, and their fees were entirely reasonable.

We agreed a 1-year rolling contract and that we are still partnering with them 7-years later should tell a lot. We have together produced a 10-year maintenance plan that we work to and their on-site visits at the apartment block are regular. Maintenance of the estate is no longer an issue, we are kept abreast of all legal issues and concerns, and we receive great service from their local offices in Nottingham. Our residents all receive newsletters from Encore Estates giving timely advice and information on topical issues and Encore Estates encourage our residents to get in touch with them where they may have concerns about an issue.

Encore Estates also produce our year-end statistics and attend our AGM to answer any queries the members may raise.

From an RTM perspective Encore Estates is an ideal partner, offering a reliable first-class friendly service to the customer at an affordable price. I can see our partnership lasting many more years to come and I would highly recommend them to any company seeking a reliable partnership with a block management company.

"Professional, reliable, friendly and affordable service"

I am the Company Secretary and a director of a Right to Manage company (RTM) for 58 apartments. We appointed Encore Estates Management Ltd as our estate management company in 2015 to work in partnership with the directors and to ensure we provide a high quality service for our leaseholders and tenants, and most importantly to be confident that we are compliant with current building regulations, health and safety, fire regulations, lift maintenance schedules etc. Encore Estates as a professional management company have in addition, negotiated more favourable rates with, for example, utilities, insurances and lift servicing. The service provided is outstanding at all times – the liaison with our Estates Manager is excellent, with prompt response to all communications and issues raised. Residents receive updates on current topics and are provided with emergency contact numbers for out-of-hours services.
Encore Estates provide us with 10 Year Maintenance Plans, set annual service charge budgets in agreement with directors, and attend our AGM in order to provide an annual summary report to members re finances and works carried out, future planned works, and to answer any queries or concerns.
From a Right to Manage company perspective, I would recommend the company without hesitation to any RTM company seeking a friendly, reliable and affordable estates’ management partner.

"A very helpful Management Company"

A very helpful Management Company. They always reply to communications in a timely manner and try to resolve any issues quickly, which is great when compared to most companies these days. I feel they are very honest with regard to finances and the service charges are fair.

"Excellence in Property Management"

I have been the Director of Appleton Gate Management Company, which Encore Estate Management have looked after, since 2012. I have always been very satisfied with the service they provide and believe they offer good value for the fees charged. The staff are excellent; they provide advice and support and get things done in a timely manner. They provide sound management of buildings and grounds, undertaking regular maintenance as well as a programme of refurbishments to keep the estate in good condition and a desirable place to live. They offer sound financial management, setting realistic budgets and efficiently managing service charge collection and expenditure. I very much appreciate their support and advice and would thoroughly recommend them.

"Poor updates and lack of communication"

We are currently selling an apartment managed by Encore in Nottingham. There have been so many issues that have needed Encores sign off and each and every time, have required numerous phone calls and emails to even get an update.

We recently had a leak in the bathroom and needed Encore to instruct to get the works completed. This took WEEKS. Absolutely appalling. It took them over a month to even agree to the works!

The last item we now need to get the flat exchanged is to get the deed of variant signed off by the director for the parking space. After all this time, encore still doesn’t show that the flat has a parking space?! Again, more chasing, voicemails left and emails sent with no answer. All solicitors have now agreed and the only thing Encore need to do is get the director to sign this off.

After all the hold ups, the constant chasing for updates, the complete lack of respect and customer service, the only thing I would like is for this last item to be made a priority. Please please can you just authorise the deed of variant for the parking space so we can exchange contracts??

"Best Encore Team, Dean and Lee"

I moved out of Tempus Wharf and I would like to say thanks to Dean the concierge and Lee the property manager for looking after me and my flat. Both Dean and Lee are professional, helpful and friendly. They deal with things professionally and make a fair judgement on the issues I have had but very understanding on my situations. Once I asked something to them, even some little things, I don't need to chase them as they never forget to come back to me and take care of any issues I had. It is also such a relief to know that Dean is always there when I am not there.
