"Not a service or solutions oriented company"
I live in a building managed by the Encore Group and the experience has been far from great.
It all started when the building developed leaks in the roof and it took Encore over 12 months to fix the issue. Our living room roof actually caved in due to water building up in the ceiling. Encore repeatedly shifted blame to the insurance companies.
For the last 6 months the lift in our building has been malfunctioning. Encore shut it down at least once a month for three days in a row. Encore recently sent a note that the lift will now be shut for three weeks straight while they are waiting for parts from mainland Europe.
This company actually shut the lift down for three weeks in a four storey building where many young families with prams live without asking the residents for input. A better solution would have been to keep the lift operational and have maintenance on stand-by if the lift got stuck. To add insult to injury Encore also decided that now, when the lift is out, it is an opportune time to repaint the stairwell.
**UPDATE**
After the reply from Encore I still feel a need to point out a few things.
Regarding the leak: Having water dripping from the living room ceiling which leads to the ceiling caving in and it being deemed habitable by NHBC policy is something I am still quite baffled by. A practical fix would have been to cover the roof with a tarp in order to stop further leakage while awaiting NHBC outcome.
Regarding the lift: I was given a firm date that the lift would be working on the 19th. Today is the 24th of January and still the lift is not functioning. We are now most likely in a scenario where Encore will order more lift parts for the third time in five months which will lead to a further three-week delay. Personally I don't mind using the stairs (we live on the 3rd floor) as it is good exercise. It is making life MUCH harder for both my 7.5month pregnant wife and our 2 year old son though.
I am not sure how to interpret the comment from Encore that suggests painting works stopped while the lift is not working. In reality the lift was shut down by Encore, without asking residents, and then the painting started. The painting work continued until the painting work was done and we had a nice week and half where most residents where in various states of turpentine high while climbing the stairs.
The recurring theme is one of Encore covering their own potential legal liability and not going beyond that point. I believe the company is good at managing buildings as long as there are no people in said buildings.

When asked to confirm that ALL works referred to in the Fire Risk Assessment have been carried out, TWO months later the response was
"We would confirm that any recommendations or requirements will have or will be carried out as part of the on-going management of the estate."
They didn’t answer the question and provided an evasive answer.
When asked about the S20 Roof works, they replied that “Works are yet to be billed and the works are ongoing”
This was factually incorrect as a £40000 charge was shown on the service charge bill for this year issued in September 2021.
They claim to have signed up to the ARMA-Q standards but they are not meeting the following parts
- ARMA members will be honest, fair, open and transparent and provide a timely and professional service with access to the information needed; (page 6)
In relation to pre-sales enquiries
b)Should supply the Leaseholder, or their representative, with information about the premises that they manage to satisfy the pre-sales enquiries and any other reasonable enquiries that may arise; (page 24 section 5.6)
f) Should provide information or copies of documents within a reasonable timescale (page 24 section 5.6)

"Encore and Green Court in Bingham"
I received the information and a covering letter re Green Court Service Charges and Budget and the activities that Encore are controlling in this Development in Bingham
I am a landlord with a tenant in the property and so have little day to day contact with the development.
I just wanted to say i thought the letter was fantastic. The whole thing was well put together and by the time i got to the end, i was fully up to speed with what had happened, what was happening and what might need to happen with all the cost properly justified.
I just wanted to make sure the team at Encore knew what a good job i think they are doing

"This is a horrible company"
This is a horrible company. They have the worst site for payments, not taking anything other than debit cards. They also don't do much in terms of taking care of the estate, but are happy to collect their dues regardless. Meanwhile, talking to them is a pain. I send them an email and they insist only one email address can be used, even though clearly I had used more than one email address with them in the past. Wish I can get out of this management company. Poor at every level.

I'm really happy with Encore they are doing a great job where I live, We had an issue recently with the car park gates and it was dealt with really quickly and efficiently. I have lived in apartments most of my life and Encore are the best managing agent I've experienced. And there are some terible companies out there.
