"Zero star for this company"

Zero star for this company, the worst management company I have ever dealing with. A leak was found in the underground parking space, then they start an investigation of all the flats regarding the leak, until now, the source of the leak has not been found, but tremendous investigation fees have occurred, now they want to recover these charges from the owner of flats which MAY cause the reason for the leak. They lack basic knowledge of dealing with leak. This obviously need to be covered through service charge. To recover any cost from the owner due to leak incident, they have to proof negligence, and in reality and most cases such negligence cannot be proof because leak is unanticipated incident and no one want this to be happens. This is the basic knowledge when come to dealing with leaks. Extremely nonprofessional company. When things happens, they are not solving anything, they just keep blaming owners. Avoid this company at all cost.

"Encore legal team not doing its job"

I am selling my property in an Encore Development (46 Scholars Walk, Cambridge). There were some enquiries from the buyer's solicitors on receipt of the pack. The enquiries were sent on 7 June, and there has been no reply yet ( 6 July). EPMG claim they will usually respond "within 10 working days". I have emailed and also rung three times but it is impossible to get through to anyone actually doing this work. Instead all I hear is "we will chase this up". I asked who I could complain to, but was told that I should submit a complaint through the web site. There are serious financial consequences for me from this delay.

Update 11 July: The EPMG legal team have today responded to the original enquiries. Almost 5 weeks after the date when they were submitted, but at least now done.

My original complaint was that my flat was forcibly entered into and despite your staff knowing of this they did not inform me. Then despite a complaint no apology provided.

Mohammed at Admiralty Quarter expertly fitted new smoke and heat alarms for us, as we can no longer do that ourselves. Likewise, he repaired a window catch. One could not possibly have had better service

I was told the service charge each month is base on the apportionment of floor area, I have since found out this is a lie.
Every resident is paying the extortionate charge of £2900 a year,
How do you deal with a lying deceitful company like Encore

"Gainsborough Court Directors Feedback"

Charlotte came to us as our property manager during a particularly busy time. She immediately contacted board members introduced herself and began to understand the requirement from ourselves and the building.


GCMC had experienced quite a busy time and Charlotte started to prioritise dealing with the current workload in a meaningful order. She identified key issues to the board and by keeping the needs of the building at the forefront has regained the momentum.


The main task I’d like to comment on has been a complete re-roof of the property. This has been an extraordinary event not planned for, resulting in an off-budget capital outlay of around £200k. Charlotte identified a contractor and communicated this project out, managing it to an incredibly high level. At all stages Charlotte has engaged with the board and where relevant residents offering advice on legal matters as well as giving anecdotal advice and opinion in a fair, engaging and open manner. She has chaired the AGM, predominantly focussed on the re-roof ensuring invitations were delivered in a timely manner even sending last minute reminders trying to ensure full participation. At this meeting Charlotte had anticipated the main questions, listening to concerns and giving firm advice thereby keeping the roofing project on track. This proactiveness has allowed her to flex the coming budget accordingly, giving guidance on potential future maintenance events with a timeline and correct apportionment of funds. This advice has helped to allay individual residents fears and agree the required raise in service funds for the betterment of the building by proactive instead of reactive maintenance.

In summary we as a board of directors feel very supported by Charlotte. She has a very professional demeanour and is fully reliable. As a result of her attention to detail and collaborative working practices we anticipate that the once stalled roof project will work through on time and be completed before the end of Summer.

"Our tenants had a Daiken time setting issue"

Our tenants had a Daiken time setting issue causing sleepless nights, which hasn't been resolved for a few weeks based on the manual provided. The tenants was quite upset and emotion run high. Melissa calmly explained the situation and arrange the service engineer who managed to change the intrinsic setting which we can't resolve. Melissa is considerate and professional; we are very happy with the service.
