"A good experience…"
CrowdProperty is a great platform which appears to be well run and profitable. the only downside is that they are a victim of their own success in that all new projects get snapped up in seconds and autoinvest, which is designed to overcome this, is always restricted to £50. At the moment, they are repaying me faster than than i can re-invest! The big risk is that they take on more properties to rectify this and lower their safety criteria. We don't want the possibility of a repeat of Lendy, The House Crowd or Funding Secure (all of whom I got caught by).

Definitely one of the most ethical and well managed P2P Property lending platform out there. Benefits go both ways for me and will keep on going for the long term. Will keep auto-investing going to make sure I get a piece of the action.

"Several years and still impressed"
I've been investing my money with CrowdProperty for several years now, with no defaults - i.e. 100% payback of capital and interest - and on a couple of delays (understandable in recent months with the pandemic) the communication has always been good. My only frustration is that I can't get as much money as I'd like into the projects, but AutoInvest means I can at least get some money in.

"Utterly Frustrating!"
On the face of it, Crowd Property tick all the boxes...until you actually try to invest! After much research I opted for these guys as my first venture into peer-to-peer property lending and committed all my £10k savings into the Crowd Property ISA. I studied the upcoming projects and decided on which ones to invest in. My first few attempts failed spectacularly as the projects were funded - apparently almost immediately - and I was left still faffing about halfway up the form. No matter, I put this down to my inexperience and fully expected to "get a piece of the action" as I gradually familiarised myself with the whole investing process and became much slicker. I did indeed become much slicker and I now manage to fill out the investing form in about 4 seconds… but I am still missing the boat by miles and the projects become fully funded in milli-seconds. How the hell is this happening? It’s not as though I am investing the full amount available – far from it. For a £2000 limit I have decided on £500 max. To make matters worse I regularly get confusing error messages immediately after each attempt. For example, my latest attempt to invest £500 in in the Hulme Road project launched this morning (£2000 max) elicited the error message “the maximum you can invest is £346”. I very quickly changed the investing amount to £200, to which I received the error message “the minimum you can invest is £346”. Whaaaat??? So I quickly tried to amend to £346…. guess what?....the project became fully funded! This sort of thing happens every time now and is VERY frustrating!
OK, so let’s try the much vaunted “Auto-Invest” facility. Great, this works…hang on…only £50 invested today against the £2000 max limit? There's no facility to increase this amount. At this rate it will be well over a year before my £10k is fully working for me. This is not what I signed up for.
I’ve now left £1000 in my standard portfolio with the rest drip feeding at snail’s pace out of Auto Invest. I try to invest a portion of my £1000 in every single project that becomes available. All of which makes a complete mockery of Crowd Property encouraging investors to carry out their due diligence, properly research each project and pick and choose which projects to invest in. I have abandoned any notion of research and just (presumably) join the frantic throng to invest in a project…any bloomin’ project….every single time! The speed that projects become fully funded defy belief. I honestly think that a minority of investors are cornering the market and are using bots (or something similar) to enable them to invest in a split second. It is impossible to fill the form out any quicker than I am doing it. It would be interesting to see what the investing patterns are to check this theory out, but of course, that could never be made available. This whole scenario works very well in Crowd Property’s favour by the way with investors having to leave thousands of pounds uninvested and effectively in Crowd Property’s bank account for months….years? This leaves a very bad taste.
Come on Crowd Property, there has to be a more equitable way of sharing out the opportunities. How about if you invest in a project then you are automatically disqualified from the next one or two that become available? As things stand. I am utterly disillusioned with Crowd Property. I’ll leave my full £10k to drip-feed through and will post again when it’s all invested. Lay your bets on how long that will be! But I won’t be investing any more. I strongly encourage anyone who is seriously considering Crowd Property to look elsewhere and put their savings where they’ll be treated with some respect.
I have emailed Crowd Property a couple of times but got the stock answer every time… “the investing process is very competitive blah, blah, blah”.

"Not as good as they were"
I was initially very satisfied with Crowd Property. The amount of information they give about developments is second to none. A year ago I would probably have given 5 stars. Yes, some developments have been late in repaying but that is to be expected at present and CP handle these situations well. However CP may be a victim of their own success. The last 3 times I tried to invest I failed, as the properties were fully funded ten seconds after they opened, even with a cap on the amount that could be invested. I felt I was wasting my time and effort doing due diligence. They will probably reply saying that more developments are coming on stream (as they always replied to me when I wrote to them about this issue), but I am now looking to invest elswhere. Disappointing

"Only invest if you've only got a few hundred quid"
I was wanting to deploy, eventually, tens of thousands with these guys and so started off with £5k which I stuck in "auto-invest".
The first 2 fundings ended up being £80-odd and then £70-odd.
Pathetic.
So if you've got about £500 lying around that you want to earn 7-8%pa on then these guys might be for you, but if you've got any more than that then they're a waste of time.

"Can't pay money in and ignored my secure messages"
Crowdproperty are moving the bank accounts that you use to deposit your funds in from Modulr to Goji. This was all planned to happen by the 15/3/21. This date passed with no update and then on the 19/3/21 I was sent an email stating that all accounts had been migrated across. When I look at my account only the old details are visible. I sent a secure message to ask about this on 19/3/21 and as of 28/3/21 I have had no reply.

It has been pleasure to work with CrowdProperty over the last few years. I have had numerous projects paid back in full, at truly excellent rates of return.
CrowdProperty have kept me exceptionally well informed of both progress and challenges which have been rare and only in extenuating circumstances.
What's most reassuring, especially in these more turbulent times, is the property expertise of the team involved in overseeing the lending and their solution orientated focus.
