Pros
- Very transparent in terms of borrower/lender spread and statistics, which are also verified independently. This helps build confidence and trust in the platform.
- Geographic diversification of loans across the country.
- Specific property expertise. The CEO and senior team have decades of property experience.
- Polished and professional website with a high level of detail provided on the projects.
- Options to reinvest, principal, interest or both.
- Selective approach to loans, only accepting less than 3% of total applications.
- Autoinvest option allows effortless diversification.
- Detailed youtube presentation of projects running through the key points. Most other platforms do not offer this.
- Competitive Rates in the current low interest rate Environment.
- Secured Loans backed by first charge security.
- No secondary market which can destabilise a platform and provide a false impression of liquidity.
- Short term loans of less than two years which means that money is not locked away for a significant period of time.
- The platform has weathered the Covid situation better than many other peer to peer lenders and has not had to reduce interest rates. This bodes well for the long term future of the platform.
Cons
- Cash Drag. It can take time from depositing money to your account to being able to invest in loans. I invested 500 pounds in autoinvest in early December and there is still around 200 pounds uninvested.
- There is a small delay between the money being allocated to the lender and the official loan start date. Ideally this could be quicker.
- For manual loans the projects fill up very quickly (often under 1 minute).
Overall, my experience with Crowdproperty has been very positive so far. The only downsides are in relation to the small time delays investing. This is a minor inconvenience but in some ways positive as it demonstrates high demand from lenders. I would much rather have a small delay in investing rather than a lender who was too relaxed with their lending criteria in order to try to meet demand.

Invested into a property loan two years ago, it's overdue as it went significant delay due to multiple factors. CrowdProperty team has informed me on the progress and been helpful in general and I have hope to have money back next year (1.5 years late). I will edit this review if I have my money back. But I can say property development is a very risky venture, you may not receive all money you invested in, not even talking about interest!
EDIT 2021: Property loan has finally paid back capital and interest in full. CrowdProperty team has been informative, I thank them for their assistance. I will not reinvest however, this level of risk vs return is not worth it. Updating this review rating due to positive overall outcome.

A reliable crowd funding platform
I started investing with Crowd Property in 2019 and it is a great pleasure to use the platform. Initially the difficulty was that all projects got fully funded within 10 mins (it was difficult to participate). However it was resolved with Auto-investing.
Seamless and simple user experience, good pipeline of projects and great customer service make the business one of the best investment platform of our time. Well done!

what's not to like.
So long as you understand this is a site that raises funds for property developments, and as such you should understand that works usually over run and occasionally cost more than projected. Then its easy money. I am a landlord / developer. This is where I put some of my spare cash. If only there were more projects to invest in

"Sustained and continuing excellent…"
Sustained and continuing excellent service from the team at CrowdProperty. I've been investing my ISA allowance with them for several years now and am very happy with the returns. The autoinvest feature is what makes the difference and allows me to continue to be active and accruing value with minimal effort.
In the current global climate CrowdProperty is a fantastic basket for your eggs to provide diversity from the knee jerk reaction and turmoil focused equity markets!

"1.5 years investing and a very positive experience"
My wife and I have had some ISA funds with CrowdProperty for over 1.5 years now, spread across 3 projects. Some of the funds have been returned, some are not due yet and one project has stalled. The stalled project continues to accrue interest and the communication has been top class, they've kept us informed of progress and being a property professional myself I've felt my funds are safe by the sensible actions they've been taking. The first charge security and low LTV really makes this type of investment as strong as it can be considering capital is always at risk in all investments. All in all, highly recommended (full disclosure for transparency, I helped start the platform but have had no involvement at all since January 2015, I am just a regular lender / investor now).
