"Excellent platform"

I've lent to numerous projects on CrowdProperty and it's been an excellent experience so far. The security provided on the loans is strong, the team is very professional, the platform is user friendly and the returns are great.

I’m relatively new to CrowdProperty having joined about a year ago. I was attracted to CrowdProperty because of the rates of return, good level of protection and its simplicity. Most rates of return are around 8% whereas other sites I looked at had a larger variety of rates which were typically lower. You can also invest using ISA and SIPP wrappers which can increase your tax efficiency. Projects are secured by a 1st charge (similar to how most UK mortgages work) as well as being over collateralised by a significant amount, which gave me a high degree of confidence. Additionally the management team appear to have a deep level of expertise in their field. The website is easy to use and features such as Autoinvest make CrowdProperty a low maintenance investment platform. My one experience of customer service was also excellent with questions dealt with effectively and efficiently over the phone.

We have been investing in Crowd Property since 2014 and received a 100% return of investments plus interests. Before we tried to do development projects by ourselves and in total received the same level of profits but spent much more time and energy. The conclusion is that investment into Crowd Property brings secure profits, you may devote your time to other businesses while your money works for you. Needless to say, how important is the first charge security, not everybody offers this. The first charge gives you the top priority in case of the developer's default, nothing can protect money better.

"Not getting the investment back"

I have invested in their Cottage Station loan in October, 2018 and the loan was supposed to be ended on the 25th of last December but it failed to meet the schedule and I received a message saying the repayment date was to be postponed to the 25th of Feb., 2020 but then again I still haven't got my money back up to this moment so I asked them what happened and what I have been told is that they working hard to put pressure on the borrower to make the repayment and without telling me what's the time frame we are looking at and didn't tell me what will be remedies for the overdue interest payment. Bad experience indeed.

I have been investing with CP for nearly a year and have so far been more than impressed with apparently safe investments and good rates of interest. One suggestion I have relates to the 'fully funded' section on the website. It would be advantageous to show the published end date as. that would indicate if the loan repayment was overdue.
