"German Cockroaches"

I booked an AirBNB using Evolve as the host at a listing on Bryson City NC. . 2 days before our arrival time, we were going over the check in details and discovered that several recent reviews (over pat couple weeks) had stated there was a German cockroach infestation in the home. Killing 20/30 roaches per day. I reached out and voiced my concerns with this and asked for a full refund, in which they declined. They would not even discuss the issue, even though this cancellation was not at any fault of our own. Stating that we did not arrive to the house to verify those accusations, even though EVOLVE responded to the bad reviews stating they were aware, and the house had been fumigated. And the review right after said fumigation, said EVOLVE assured her it was handled, and it was not. They saw cockroaches their stay and could not even stay in the home. Very tasteless for a company that is so called a 5-star company. They handled this inappropriately knowing they were at fault for the cancellation

"I wouldn't do it any other way"

Evolve has been amazing to work with since day 1. Before we listed, they were very helpful giving me all the information I needed to feel supported. I listed the house with them and we were booked in 6 days! That was in 2018 and, aside from Covid, we've never had an issue getting our house booked. It's made it so easy to have a vacation rental, I can't imagine doing it any other way.

"Very poor customer service service "

Without a lot of boring detail Evolve failed to follow up correctly with Airbnb and me regarding a cancelation done TO us, not by us. This ended up in a problem getting a refund and etc etc.

But I would be remiss if I didn’t mention that both Evolve and Airbnb should make an effort to hire customer service people who speak English well. I have simply had it with companies that drive you crazy first by telling you to push this, then push that, then you finally get to speak to a live person and it’s all you can do to not be rude, but you can NOT understand them! Stop it!

I Will likely not work with Airbnb again but if I do I hope to not have to deal with Evolve and their duplication of people sending emails talking in circles
but never really helping.

"Opinions on rental companies"

Opinions on rental companies. I am currently with Airbnb and not really satisfied with the amount of bookings I'm currently receiving. Can you be so kind and give me your honest opinion of which Booking site is your go to on vacation rentals. I was contacted by Evolve and just need some honest input.

"Don't believe Evolve's rest easy promise.."

Six months after I made a reservation - when everything in the area was booked - Evolve cancelled my reservation. They did nothing to take care of me other than try to sell me other properties 45 min away for increased prices. Evolve's rest easy promise is meaningless.

"DO NOT book with this company"

DO NOT book with this company. I booked 8 months in advanced because it's a very busy time in the area that we needed to be in. Received an email to cancel our booking 4 months prior to the event. Don't make the mistake I did.

"I rarely leave negative reviews but if…"

I rarely leave negative reviews but if I could leave zero stars for this business I would.

Evolve has to be one of the worst companies I've ever worked with. I booked an air bnb with evolve even though it had no reviews or previous stays. Unfortunately my grandmother passed away days before my stay and I had to cancel/ reschedule. I reached out to inform them and initially I was told "I won't allow you to lose your funds under the circumstances so let's breathe and pray. All will be okay" not only was this a bold face lie, their policy and messaging lacked consistency from the beginning. I admit I was not as proactive as I could have been in the cancelation process due to funeral services and mourning the loss of my grandmother. I still made a point to be in constant communication and follow the steps they gave me. After days of going back and forth with evolve, I decided to contact air bnb who instantly understood the situation and offered a solution to rectify. I'm so beyond disappointed with evolve and their poor management, communication, problem solving skills and business acumen.

Message to the evolve team:

Just wow, do you have no shame. You really should invest in upper level management to fix your organizational process because clearly putting a new representative every 12 hours is not helping your clients get solutions or clear communication. You clearly have good staff but your management skills and lack of standard operating procedures is what will lead you to continue to get poor reviews. Shame on you for lying to me and telling me I’ll get a full refund, and then telling air bnb never mind you are sticking to the original cancelation policy. I was even willing to take credits for another evolve property and give you return business. Sad excuse for a business and you have no idea how to treat customers. This is my first time ever leaving a review so horrible and usually I would feel bad, but it would be dishonest to leave a good review

"Evolve has always been there for me as…"

Evolve has always been there for me as the owner of a vacation rental. I don't think I would be where I'm without them. I would have had to do all the work myself and as it is there's enough just keeping up with the rentals physical aspects. Thank you Evolve.
