Do NOT list with this company. Right off the bat they recommended a cleaning company that didn't show up or only cleaned half of the house, or missed things every time. The listings didn't show up on any other site half the time. I had two listings and this happened with both. One had only 5 star reviews! And when called about it they said that I didn't know how to look it up. Wrong! The final straw was that I had guest damages and sent in legitimate receipts and they refused to pay. The insurance they offer is a scam. There were so many issues with Evolve please don't waste your time or money listing with them.

almost none of the five stars you see here belongs to this company. they are mostly talking about how the rented place was good etc .. If you are a homeowner just do yourself a big favor and stay away from this company, they will scam you and almost none of what they promise at the signing would be delivered. Read their reviews from the owners and you see a pattern of scamming others. my personal experience is that They didn't update my listing to no pet and ruined our Furnitures by allowing a guest to stay at our home with 2 golden retrievers. Thier risk free guarantee process is a nightmare and is not worth hours on the phone to collect your money. you will find yourself in a loop of emails and requests which is so frustrating and disappointing. They will find a way to not pay you. I have opened a case with BBB and depending on results considering taking them to small claim court. check out the response I got for my concern, there is no efforts to even find out what exactly has happened here, what a joke
Another proof that they don't care, and I will do anything possible to inform other people about my experience and hopefully help another homeowner to think twice before hiring them

We have had several problems with evolve ranging from their lack of cooperation with guest issues to property rule violations, to charging fees that were never disclosed to us.

Evolve has been horrible on the owner side of things. Just charged us a ton of money when we had to cancel a booking due to some damages at the property. Have tried to reason with them and they are being ridiculous. Do not work with Evolve unless you want them to charge you unnecessarily for something you truly couldn’t fix in time for a tenant to rent your place!!

I canceled Evolve years ago and now I get all these alerts that I have bookings confirmed for the summer. Either owner or guest are penalized for cancellating so I’m pretty sure they are scamming people.

I would stay away from Evolve at all costs. The company lacks transparency, customer service and ethics.
On top of the 10% of the fee they get off of the dynamic pricing you see (what the customer sees on the listing is higher than this) they take:
- All of the money collected for the damage waiver that is mandatory for the gusts to pay (this can be over 20% MORE for smaller cabins w/shorter stays) - and the owner pays taxes on that collected income.
- An additional 10% from you cleaning fee - they say they help coordinate...But trust me - they are useless!!
Now, try to utilize the damage waiver should something go wrong as they sell it as being a benefit - Good Luck!
Now, it is just cumbersome to work with them. Get this - they manage the listing, but you have to write your review responses, update your posts and proof read everything as they are horrible with attention to detail. This back and forth is done on-line and is slow and painful.
Please do yourself a favor - go with a full-service company that will take care of you because Evolve is going to take the same, and I would argue MORE from your profits than they will.

The insurance company they recommend for travel and accident insurance (Global) are thieves and have multiple upset people they have screwed out of claims and monies that were not reimbursed. If evolve is in bed with them then they are just as guilty.

"Beautiful, peaceful and serene"
The home and property are beautiful, peaceful and serene even though it is on the lake with neighbors on both sides, we never heard or saw anyone else and had a peaceful privacy for the week. We also had family coming from out of town and requested an early check in, they had a couple of batteries that needed to be changed and said if we didn't mind doing without those items they didn't have a problem with early check in however, upon checking in early, all batteries had been changed and everything was fully operational! That degree of customer service is simply unheard of in our current times but was very greatly appreciated!!

No access the rented house
We rented a house for the holydays. Check in on December 24th. After serveral messages to Evolve to uptain the keycode we had to book a hotel for the first night.
The code was send to us at 11.51pm on Chrismaseve.
That a Chrismas it was. No compensation, just double booking and payment on us.
So don´t rent via Evole - no garanty for access
